The Malt House is a mixed development of 39 Residential Units, comprising 23 no. 1 and 2 bed apartments and 16 no. 2, 3 & 4 bed apartments.  It is located in the heart of the Kildare Town of  Monasterevin. The project involves the refurbishment and conversion of a protected structure, “The Malt House” and the new build element is designed to complement this.

 

The development is easily accessible to pedestrians, cyclists and an adjacent train service.

 

The design has been carefully considered to respect the three protected structures on the site; The Malt House, The Managers House and The Stables. Ample open space is provided around these and the residential units are sited, so as to allow uninterrupted views to St Peter & Paul’s Church. The development includes 23 no. 1 and 2 bed apartments with 21 of these in the protected structures, as well as 16 no. 2, 3 and 4 bed dwellings. The development also includes parking for 55 vehicles. There is a mix of unit types to cater for different housing demand in the local area. All the dwellings and single storey apartments have own door entry.

The site layout is broken up in scale with different building masses, shapes and heights. The Malt House is the only three storey element. The new apartment unit to the east is single storey, not visually overpowering the two protected structures. New units are situated at the perimeter of the site, away from the protected structures. Main open space areas are around the Manager’s House and Stables, and centrally to the south. This allows views to the protected structures from all areas on the site. The protected structures therefore take precedent on the site, with open space “buffer” areas around. Along the site entrance, there is a clear view of all three protected structures. There is passive surveillance from the units to all open space / amenity areas.
