Hot Property: A Near-Knox Northern Hills Tudor

3725 Cragmont Avenue sits on a corner lot in the little-known Northern Hills neighborhood, a tiny pocket of exclusive homes tucked away south of Highland Park and west of Knox Street.  Like the M Streets, residence in Northern Hills is coveted for its selection of stately Tudor properties, and the steeply pitched gable roof and red brick of 3725 Cragmont fit right in. 

Built in 1931, the house has always been in “good hands” when it came to updates, but its current owners executed a particularly masterful renovation, according to listing agent Michelle Wood. “These owners did a major remodel and restoration. They completely re-landscaped the front yard and backyard into an English garden style, which I think is so pretty paired with that Tudor architecture.”

Of all the rooms in the four-bed, four-and-a-half-bath home, Wood is partial to the formal living area, which guests encounter immediately after stepping through the front door. With beautiful leaded glass windows and a Rookwood fireplace, it’s an appropriately grand entrance. “And right off of the formal living room is a really beautiful piano room that was a porch at one point,” says Wood of the home’s brick-floored sunroom. “It’s small and cozy, with great natural light.”

It’s just one of the many surprise spaces for entertaining that can be found in every corner of the property. The remodeled eat-in kitchen and large marble island is ideal for hosting friends and family alike and opens onto an additional family room. Not to be discounted in comparison to the “formal” living area counterpart, it’s equally spectacular with its vaulted ceilings, wet bar, and direct access to the backyard. 

And speaking of that backyard, we just can’t get enough. Under lush tree cover sits a stoned patio and cozy firepit, with ample space for a dining table and chairs; as if this weren’t enough, there’s also a narrow koi pond and built-in grill.

Between tonier Highland Park to the north and flashier Uptown to the south, Oak Lawn has long been the center of Dallas’ gay community. The neighborhood bars and clubs still draw big crowds each weekend, as does the annual Dallas Pride parade down Cedar Springs Road. But there are plenty of quieter streets of charming old duplexes, plus luxury living along Turtle Creek.

The vibe overall is as serene and secluded as the surrounding Northern Hills neighborhood. But if you’re itching to get out of the quiet and experience more city living, Wood believes you can’t beat the location–3725 Cragmont is just steps away from high-end shopping, diverse dining options, and Dallas’ ever-popular spot for hiking and biking. “The biggest perk is being so near Knox Street and the Katy Trail,” says Wood. “The walkability to both is amazing. And as for the neighborhood itself–there’s a lot of architectural integrity here. People just love it.”
