Asset Management in BIM

Robert Davies discusses the importance of Asset Management in Building Information Modelling (BIM) during the Digital Innovation Team's LinkedIn Takeover Week.

Clive Humby suggested that "data is the oil of the 21st century", meaning that it is the most powerful resource one can possess.

It is believed that the total cost of construction only accounts for around 10-20% of an asset's full cost. 

This suggests that a large proportion of the asset's costs will be accumulated during the operational phase of an its lifecycle. 

A few examples of operational costs for the client could be:

  • running of building systems, such as the HVAC system
  • or regular and well planned maintenance of the asset.

Therefore, the production and maintenance of accurate data during the construction phase is by far the most valuable resource to an asset owner during the operational phase.

At Exyte Hargreaves we are often responsible for the planning, design and build function of the BIM process below. However, it is currently rare that we are involved in the operation phase.

We are committed to assisting the client throughout the whole asset lifecycle and this is why we use a variety of 2D to 8D BIM techniques and software to produce our BIM Models and asset information in an efficient and accurate manner so that the asset owner is provided with all they need for asset operation.

Some example of software we use for asset information management include:

  • Revit modelling and Trimble/FARO laser scanners to produce accurate LOD 500 / As-Built models to handover to the client
  • StabiCAD HVAC calculation tools to design energy efficient systems which will reduce a systems running costs
  • CoBuilder's Data Warehouse to collect products' CoBIE information which will assist future facilities management teams to service and maintain our systems
