ly Market Statistical
Reports released today by
the Colorado Association of
Realtors (CAR). The medi-
an price for single-family
homes and condominiums-
townhouses combined rose
6 percent statewide to
$259,000 compared to the
second quarter of 2013 and
all areas of the state
showed increases over the
first quarter of this year.
One of the effects of ris-
ing prices is a decline in
affordability as wages and
income fail to keep pace
with the increased cost of
housing. Affordability
declined about 2 percent
statewide in Q2-2014. Over-
all sales declined 5 percent
for single-family homes
and rose 19 percent for
condominiums-townhouses
statewide.
New listings of single-
family homes dropped 4
percent statewide while the
number of condominium-
townhouse listings grew
statewide by 17 percent.
In the Northeast Region
of the state (Boulder, Lar-
imer, Logan, Morgan and
Weld counties) the condo-
minium-townhouse seg-
ment of the market contin-
ued to improve more
rapidly than the single-fam-
ily market. The median
price for a condominium-
townhouse rose 5 percent
to $188,700 while single-
family home prices rose 3
percent to $267,300.

he second concert
of our all too brief
Estes Park Music
Festival will feature
an all Mozart program,
which will be sure to please
all attendees. This concert
will be on Monday night,
July 28 at 7:30 p.m. in the
Stanley Hotel Concert Hall.
Guest conductor is the
rising young American,
Andrew Grams, who is
music director of the Elgin
Symphony. Grams, who
was assistant conductor of
the Cleveland Orchestra,
has steadily built a reputa-
tion for being one of classi-
cal musics most promising
young artists. Grams has
led numerous American
orchestras with rave
reviews and promises to
give us an unforgettable
concert.
The soloist is the Colora-
do Music Festivals Princi- pal Horn Amy Jo Rhine.
Rhine is a seasoned
orchestral performer who
is a member of the IRIS
Orchestra, based in Mem-
phis and who performs
regularly with the Saint
Louis Symphony Orches-
tra.

cent from Q2 of 2013) and
3965 single-family homes
(up 1 percent from Q2 of
2013). Both categories
improved over the first
quarter of 2014.
Like many areas of the
state, new listings for sin-
gle-family homes fell com-
pared to Q2 of 2013, down
2 percent while new list-
ings for condominiums-
townhouses increased by 8
percent.
Days on the market
decreased significantly for
both single-family homes
(-6 percent to 76) and con-
dominiums-townhouses
(-22 percent to 64). There
were 4519 active singlefam-
ily listings and 853 active
condominium-townhouse
listings at the end of this
quarter.
These represent about a
four month supply for both
categories.
Lender-mediated proper-
ties (foreclosures, short
sales, REO or other dis-
tressed property sales)
were down to 3 percent of
all sales during the quarter
continuing a steady decline
in this region of the state.
This quarters data
delivers mostly good news
to our region, said Francie
Martinez, CAR Northeast
Region spokesperson. We
certainly would like to see
more inventory which,
together with rising prices,
should help encourage
more sellers to come into
the market. Well watch
closely for indicators as to
how our markets will do in
the coming months as the
primary buying/selling
season comes to its annual
close. Buyers should also
remember all real estate is
local and trends can be sig-
nificantly different in one
place versus another.
Affordability is affected
by rising prices that are not
matched by comparable
increases in income. The
affordability index in the
Northeast Region during
the second quarter of this
year stayed about the same
for all housing in this
region.

a real gift for all music lov-
ers. Mozarts music is the
seeming paradox of its
sweetness and its profundi-
ty.
A list of of Mozarts musi-
cal qualities would include
formal elegance, supreme-
ly graceful melodic lines
and endless ingenious
invention. This concert is
bound to engage the listen-
er in some of classical
musics finest composi-
tions.
The concert opens with
Mozarts Symphony No 33,
K. 319. The first movement
has buoyant melodies that
sound carefree; the second
has an operatic character.
The minuet which follows
is a rustic dance. The final
movement has three
themes that contribute to a
general feeling of gaiety.
Mozart wrote six horn
concertos of which four
have survived and these
are the backbone of the
hornists repertory. All four
are three movement pieces
with a strong, almost jovial
first movement. The sec-
ond, slow movement is an
expressive song for the
soloist and the final move-
ment is a virtuosic display
of good humor and playful-
ness.
The final symphony on
the program is Mozarts
Symphony No 41, the
Jupiter Symphony. It is
his last, longest and some
say greatest symphony. It
is a huge work, expansive
both emotionally and struc-
turally. The first movement
is grand, introducing mate-
rial that is used in subse-
quent movements. The sec-
ond movement is rich with
an interesting use of the
strings. The 3rd or minuet
movement is built on a fall-
ing melodic line. The final
movement has a festive
breath which contains a
highly contrapuntal blend-
ing of several independent
lines into a harmonious
whole. You will know why
this work is programmed
at the end of the concert
when you hear it!
This concert provides
opportunity to hear three
of Mozarts finest works at
one time and one place.
New this season will be
the Pre-Concert Overtures.
These informal dialogues
and informative talks with
the guest conductors are
free to all ticket holders.
They will take place in the
Lodge adjacent to the Stan-
ley Concert Hall beginning
at 6 p.m. on the night of the
concert. The guest conduc-
tor will be present between
6:30 until 6:45 p.m. A cash
bar will be available.

O
ne of things I like
about entertaining
is getting to know
people in the audi-
ence. They are so interesting
to talk to and learn about. I
often get to yakking to some-
one and get so enamored
with their story I have trou-
ble leaving them to play my
music.
Last week, while singing at
Coffee On The Rocks, I met
two young ladies, one from
Texas, the other from Arkan-
sas. They came to Estes
Park to work for the summer
and met on the job. They
happened to come to hear
whatever music was being
played and enjoyed western
music.They seem to be hav-
ing the times of their lives,
working, hiking, meeting
new friends, seeing new
country and becoming best
of friends.It was fun listening
to them tell about a hike
theyd taken before work.
They were planning on
doing some horse back rid-
ing, taking further hikes,
and in general, they were
ready for anything the world
throws at them.
A week before that, I met a
group of people from Costa
Rica. Here to study, they
were working with scientists
in RMNP, concerning the
pine beetle problem. They
were having a barbecue at
Coffee on The Rocks and I
was able to do some trick
roping as well as singing and
yodeling for them. It was
especially fun to teach a few
of them how to twirl a rope.
Before long all seven of
them were trying it. Only a
couple of them were fluent
in english, but smiling is
easy to understand and so is
laughing.
I met a fellow from Eng-
land who has retired from an
unusual job. He was a Book-
ie. Id never met a bookie
before, and I dont know any-
one who has. A great guy,
who goes by the name of
Boney Maroney.

seven or eight years old.
For years I went to the Buf-
falo Bill Museum in Cody,
Wyo., and to the Cheyenne
Frontier Days Museum
where I and other western
buffs taught kids about the
tools cowboy use, their
clothing, why cattle are
branded, etc.
I usually taught roping or
whistling/yodeling. Now
and then I would hear
some youngster would
break into a yodel or whis-
tle like crazy. Others may
have never heard much of
either. They were like
sponges, soaking it all in.
One of the things they
liked to watch was when Id
flip the small spinning
ropes and tie a knot in it.
One asked if he could try
and tied a knot time after
time. He told me he and his
Dad did it all the time, just
for the fun of it. And I
guess thats the whole
point.

from 6 to 8 and will be sign-
ing, and I hope selling my
novel, Ghost Bear Island,
at Mcdonald Book Store on

ummer Sings is
not a real perfor-
mance with an
audience. Its just
singers getting together to
practice a choral master-
work, have some snacks,
and then perform the
work just for themselves.
Its a fun afternoon with
music and fellowship with
those who like to sing. Its
open to anyone interested
in singing classical choral
works.
Summer Sings is held
three times during the
summer at Shepherd of the
Mountains Lutheran
Church, 2000 Ptarmigan
Trail, Estes Park. Heres
the schedule:

On the program for July
26 are two works normally
associated with what might
be called the fun side of
classical music.
P.D.Q. Bachs Season-
ings is musical comedy for
the classical music lover. In
fact, P.D.Q. Bach never
existed. Hes the fictitious
only forgotten son of the
family of Johann Sebastian
Bach. Composer Peter
Schickele spent five
decades hoodwinking audi-
ences with his composi-
tions that were parodies of
music scholarship,
Baroque and classical
music, and just plain slap-
stick comedy. Schickele
said the most distinguish-
ing characteristic of his
music is manic plagia-
rism. His compositions
often used unusual instru-
ments such as the pasta-
phone (made of uncooked
manicotti) and something
called a left handed sewer
flute. For the chorus, he
often called for coughing,
snoring, sobbing, laughing,
and yelling.
Gilbert and Sullivan
wrote 14 comic operas
between 1871 and 1896
including The Gondo-
liers. Its the story of two
gondoliers who attempt to
remodel the monarchy in
the spirit of republican
equality. It was performed
for Queen Victoria and the
royal family at Windsor
Castle in 1891. The Gondo-
liers was considered Gil-
bert and Sullivans last
great success. Summer
Sings will perform the fina-
le from that opera.

cise provides to
your body. Preach-
ing it every week is what I
do best. Believe it or not
there are success stories,
with real stats to prove that
exercise is working.
Success story #1. Male,
mid-fifties, very active with
hiking, karate, local business
owner and regular exerciser.
Was told by his physician
that he might need to begin
taking a blood pressure med-
ication. His borderline blood
pressure was 148/88. He
bumped up his cardiovascu-
lar exercise to 1 hour, 3 to 4
times per week. Blood Pres-
sure now is 120/78. No
blood pressure medication
needed. In addition to his
blood pressure coming down
he has also lost 14 pounds,
looks great and feels even
better.
Success story #2. Female,
late-sixties, post menopausal.
On a physical two years ago
she had a bone scan and was
told that she has Osteope-
nia or Pre Osteoporosis.
Her bones were registering
weaker than what healthy
bones at her age should reg-
ister. She begins a regiment-
ed program of progressive
strength training 2 3 times
per week with additional cal-
cium supplements. At this
years physical her bone
scan registers at an age 10
years younger than her pres-
ent age. No longer pre-osteo-
porosis, bones are stronger
and joints are safer. In addi-
tion she has less joint pain
and her strength has helped
her in many aspects of her
life. Rolling around with her
grandchildren is the best.
Success story #3. Individu-
al goes into surgery for a
new joint. Prior to surgery
they participate in a general
conditioning program of
strengthening and cardiovas-
cular exercise. Exercising
only within pain-free ranges
of motion and at tolerable
intensities, and around the
joint that was being
replaced. Surgery went well,
days in hospital were less
than normal, recovery quick-
er than usual, range of
motion better than most and
the individual is back into
everyday life. Having stron-
ger muscles entering sur-
gery has allowed this indi-
vidual to recover faster and
better.
Success story #4. Male,
mid-sixties with adult on-set
diabetes or Type II. He was
not overly obese, however
was carrying extra weight
and was not active. He start-
ed checking his blood sugar
(glucose) levels and would
administer insulin as need-
ed. Began exercising on a
regular basis. Now, four
years into his diabetes he is
able to control it without tak-
ing insulin, his body weight
has dropped and his blood
glucose levels are normal.
He has also experienced
stress reduction through
YOGA, TaiChi and Massage.
Success story #5. Male,
mid-fifties. Swears that his
golf game has changed his
drives are longer than they
used to be; however his
handicap hasnt reduced. We
attribute that to his
