Graceful curves
and a striking facade enclosing large glass lobbies,
dene the compelling style of the 26,000 square
meters of the CAPRICORN HAUS ofce building in
the Dsseldorf Media Harbor.
The premise behind the entire project was to
create a low-energy building that would be
ecologically friendly, energy efcient and contained
design aesthetics that would stand the test of
time; a building that would continue to offer the
most up-to-date convenience for the owners and
tenants throughout the buildings useful life.
In order to guarantee the buildings economic
efciency, the owner, architect and planner took
a lifecycle view from the very beginning. Over
a buildings lifecycle, investment costs account
for roughly 30% of the total, and consequential
costs for 70%, with a large portion of this money
going for energy costs. So from the start, the
project needed to have a signicant focus on
energy efciency, energy optimization and the
effective interaction of all components used, while
leveraging complimentary and existing resources:

month or a further 20% below the requirements
of EnEV (German Energy Saving Act)

TAC VistaTM building management system with
multiple operating and inspection stations and
internet connectivity ensures that all information
from the 24,000 data points is available at all
times. Custom programs and control strategies
ensure that the individual system components
operate together with the lowest possible
power consumption and the greatest possible
convenience.
With the integrated TAC Vista FM Facility
Management System, continual monitoring and
optimization of the system are user-friendly from
efcient maintenance planning, energy strategies
and analyses, through to energy monitoring.

corporate headquarters is a leading edge green
facility powered by renewable energy sources
and controlled by integrated building systems that
create a functional and environmentally conscious
work environment.
Genzyme, a world leader in biotechnology, wanted
its new corporate headquarters to reect the
companys mission of making a positive impact
on peoples lives. The environmental requirements
translated into a variety of design specications,
such as movable mirrors placed on the roof to
direct sunlight inside, blinds programmed to follow
the sun and then close at night, and windows
that employees could open to let in fresh air. And
that was just the beginning. Genzyme awarded
the project to the Systems Integration Group
of Schneider Electric because it demonstrated
its ability to handle the projects scope and had
the expertise to integrate systems from multiple
manufacturers.

The building
management system is fully programmable and
leverages a Windows front-end workstation
connected directly to Genzymes Ethernet VPN.
This conguration enables Genzyme to monitor
and manage a wide range of operations from
HVAC equipment, chiller and boiler interfaces,
carbon monoxide/carbon dioxide levels and
rainwater collection, to window, blind, and door
controls, articial lighting and building/tenant
metering.
The Genzyme Center earned a Platinum
certication, the highest rating issued by the U.S.
Green Building Council, under the Councils LEED
(Leadership in Energy and Environmental Design)

if the active power / apparent power ratio is not
within the guidelines.
Power Factor Correction solutions modify
and control the reactive power to avoid utility
penalties, and reduce overall kVA demand.
