EXTRAJUDICIAL SETTLEMNT OF ESTATE
WITH WAIVER OF RIGHTS
Know all Men By These Presents:
This AGREEMENT, made and execute at Tuguegarao City, Cagayan, Philippines, by and
among –
EDITHA R. ANNANG, of legal age, Filipino, widow and a resident

of Ugac Norte, Tuguegarao City, Cagayan.
JOCELYN ANNANG PAGULAYAN, of legal age, Filipino, married

and a resident of Ugac Norte, Tuguegarao City, Cagayan.
SHIRLEY ANNANG PILARIZA, of legal age, Filipino, married and a

resident of Ugac Norte, Tuguegarao City, Cagayan.
GERARDO R. ANNANG, of legal age, Filipino, married and a

resident of Ugac Norte, Tuguegarao City, Cagayan.
JOHN BRYAN P. ANNANG PAGULAYAN, of legal age, Filipino,

single and a resident of Ugac Norte, Tuguegarao City, Cagayan.
MA. ANGELICA GOLDAMIR P. ANNANG PAGULAYAN, of legal age,

Filipino, single and a resident of Ugac Norte, Tuguegarao City,
Cagayan.
W I T N E S S E T H : THAT –
WHEREAS, on ____________________, ROMEO ANNANG, died inestate at Tuguegarao

City, Cagayan, leaving his conjugal share on parcels of land and more particularly described
under TCT No. T – 112758 and T-117490, issued by the Register of Deed of Cagayan, as
follows:
a. “A parcel of land Lot No. 2447-G-2-B-1, Psd-(af)-02-009239, located at Ugac Norte,

Tuguegarao City, Cagayan, containing and area of ONE HUNDRED (100) square meters,
more or less”.
b. “A parcel of land Lot 2447-C-2-A, Psd-(af)-02-008727, located at Ugac Norte,

Tuguegarao City, Cagayan containing an area of SEVENTY SEVEN POINT TWENTY FIVE
(77.25) square meters, more or less”.
WHEREAS, the parties hereto are the sole and only heirs of the decedent entitled to succeed
to his estate, they being his heirs;
WHEREAS, there are no known debts or obligations due against the estate of the decedent;
and
WHEREAS, it is to the best interest of the parties hereto to divide partition and adjudicate
among themselves the above-described real property extrajudicially in the manner and form
hereinafter set forth;
WHEREAS, EDITHA R. ANNANG, JOCELYN ANNANG PAGULAYAN, SHIRLEY ANNANG

PILARIZA and GERARDO R. ANNANG, do hereby WAIVE RENOUNCE and QUITCLAIM all their
rights and interest over the above-described parcels of land to JOHN BRYAN P. ANNANG and
MA. ANGELICA GOLDAMIR P. ANNANG.
NOW THEREFORE, for and in consideration of the foregoing premises, and invoking the
provisions of Section 1, Rule 74 of the Rules of Court, the surviving heirs hereto have agreed as
they hereby do so agree to divide, partition and adjudicate the above- described real properties
between JOHN BRYAN P. ANNANG and MA. ANGELICA GOLDAMIR P. ANNANG in the following
proportions, to wit:
a. To JOHN BRYAN P. ANNANG – Lot 1, with an area of SEVENTY SEVEN POINT

TWENTY FIVE (77.25) , square meters, more less;
b. To MA. ANGELICA GOLDAMIR P. ANNANG – Lot 2, with an area of ONE HUNDRED

(100), square meters, more or less.
subject, however, to contingent liabilities to creditors, heirs or other person persons who
might have been deprived of lawful participation in the estate of the decedent for period of two
(2) years from and after the settlement and distribution thereof, in accordance with the
provision of Section 4, Rule 74 of the Rules of Court.
IN WITNESS WHEREOF, the parties have hereunto set their hands this _____ day of

AFFIDAVIT OF CONSOLIDATION/SUBDIVISION
That WE, JOHN BRYAN P. ANNANG and MA. ANGELICA GOLDAMIR P. ANNANG, both of
legal age, Filipino citizens, both single and residents of Ugac Norte, Tuguegarao City, Cagayan,
after being duly sworn to law, HEREBY DEPOSE AND SAY:
1. That we are the co-owners of parcels of land Lot No. 2447-G-2-B-1, Psd-(af)-02-009239
and Lot 2447-C-2-A, Psd-(af)-02-008727, located at Ugac Norte, Tuguegarao City,
Cagayan, containing an area of ONE HUNDRED (100) and SEVENTY SEVEN POINT
TWENTY FIVE (77.25), square meters, more or less and covered under TCT No.
T-112758 and T-117490;
2. That said parcels of land are adjacent lots;
3. That we cause the consolidation of said parcels of land into one (1) lot and later
subdivided into two (2) smaller such that:
a. Lot 1, with an area of SEVENTY SEVEN POINT TWENTY FIVE (77.25), square
meters, more or less, shall belong to the undersigned JOHN BRYAN P. ANNANG;
b. Lot 2, with an area of ONE HUNDRED (100), square meters, more or less, shall
belong to the undersigned MA. ANGELICA GOLDAMIR P. ANNANG.
4. That we hereby conform and approved the consolidation/subdivision of the above-

described parcels of land;
5. That we are executing this affidavit to attest to the above-stated facts.
