and a residents of Brgy. Sinipit, Cabiao, Nueva Ecija, I do hereby SELL, CEDE, TRANSFER and
CONVEY as by these presents have SOLD, CEDED, TRANSFERRED and CONVEYED by way of
ABSOLUTE SALE in favor of said VENDEES, their heirs and assigns all my legal rights, interests and
participations over the above-described property;
That I further declare that the above-described parcel of land is free from whatsoever all
liens and encumbrances and shall defend its ownership from any/all claims whatsoever.
