JULIET R. CALBOG, of legal age, Filipino, single, and a resident of Tubtubon, Sibulan,
Negros Oriental, hereinafter referred to as the BUYER.
WITNESSETH:
That there exists a parcel of land known as Lot No. 2335 situated in Tubtubon, Sibulan,
Negros Oriental, duly covered by Original Certificate of Title No. 103-15178, which is more
particularly described as follows:
“A parcel of land (Lot No. 2335 of the Cadastral Survey of Sibulan), with the
improvements thereon, situated in the Barrio of Tubtubon, Municipality of Sibulan. Bounded on
the NE. by Lots Nos. 2332, 4178, 4208, 4209, 2790 and 2334; and on the SE. by the Sapang
Bolocboloc and Lot No. 2336; on the SW. by Lot No. 2342; and on the W. by Lots Nos. 2341,
2340, 2339, 2338, 2337 and 2333. Beginning at a point marked “1” on plan, being S. 78 deg.
29’E.,671.88 m. from B.B.M. No. 11; thence N.9 deg. 02’E., 24.82 m. to point 2; thence N. 7 deg.
35’E., 24.68 m. to point 3; thence N. 10 deg. 15’E., 10.56 m. to point 4; thence S. 79 deg. 49’E.,

That JOSE CALBUG, a co-heir, is entitled to 2/21 share of the of the above-described
parcel of land;
That JOSE CALBUG died intestate and left no debts or obligations due against his
estate, and he was survived by his TEN (10) children, namely: RUFINA C. CUER, LOYOLO D.
CALBOG, GODOFREDO D. CALBOG SR., NERI C. ORCULLO, JESUSA C. RABANAL,
ROSARIO C. CALINGACION, PEDRITA C. BAISAC, JOSE D. CALBOG JR., RAUL D.
CALBOG, AND LUCITA C. SUMANOY, wherein the seller-heir NERI C. ORCULLO is one of
the children of JOSE CALBUG;
WITNESSETH FURTHER:

That for and in consideration of the sum of FIFTY THOUSAND PESOS (P 50, 000.00),
Philippine Currency, receipt whereof is hereby acknowledged in full by the HEIR-SELLER from
the BUYER, the herein HEIR-SELLER, do hereby by these presents, SELL, CEDE, CONVEY
and TRANSFER, in a manner absolute and irrevocable, her undivided share in Lot No. 2335
situated in Tubtubon, Sibulan, Negros Oriental, duly covered by Original Certificate of Title
No. 103-15178, with an area of ONE HUNDRED FIFTY FOUR (154) SQUARE METERS,
more or less, unto the BUYER, her heirs, and assigns, free from all liens and encumbrances.
IN WITNESS WHEREOF, we have hereunto affixed our signatures this 2 nd day of June,
2019 in Sibulan, Negros Oriental, Philippines.

BEFORE ME, this 2nd day of June, 2019 in Sibulan, Negros Oriental, Philippines,
personally appeared, the above-named heir-seller and buyer with proof of their identity written
below their respective name and signature, and known to me to be the same persons who executed
the foregoing instrument, and they acknowledged to me that the same are their free act and
voluntary deed.
