Introduction

The continuous increase in population has a great affirmative impact on existing

business establishments. Motels as well as businesses offering lodging

accommodations are one of the country’s fastest growing businesses. In fact, the

Annual Survey of Philippine Business and Industry (ASPBI) results found out that during

the year 2015, hotels and motels garnered 8.4% in terms of “All Accommodation

Services” nationwide. The outlook for this kind of industry appears to be optimistic

because the demands for its services are expected to increase along with the growing

population and income growth of the city.

Industries concerning such services have grown at an incredible rate near

Dumaguete City and in Sibulan over the past of couple of years. Also, such significance

gives us, the researchers gives an idea of conducting a feasibility study of putting up a

motel at Khan Commercial Arcade, National Highway, Sibulan.

The town of Sibulan has been experiencing economic and population growth.

One aspect that could prove such growth is the increasing number of restaurants,

resorts as well as the rise of the newest hospital in the province which is the Negros

Polymedic Hospital. The view of people having a hard time finding a place to rest and

relax is always evident.

In spite of the many competitors, this study is conducted to determine whether it

is feasible to put up a motel in Khan Commercial Arcade, National Highway, Sibulan.


We, the researchers guarantee full customer satisfaction through this proposed

study as well as assure quality and excellent service at a very reasonable price.

Related Literature

HISTORY OF THE MOTEL

Though the name “motel” first appeared in 1926 (the “Milestone Mo-Tel” in San Luis

Obispo, California), the concept had developed steadily for almost a quarter of a

century. The history of the motel is directly linked to American car culture, which began

with the first affordable car, the Model T. The automobile and the freedom it represented

and provided touched the American spirit of adventure, individualism and exploration.

Privately owned cabins were being built as early as 1901. The first on record, “Askins

Cottage Camp” in Douglas, Arizona, was first constructed to house workers from the

nearby copper-smelting plant. As auto travelers began to show up the name was

changed to “Askins Tourist Court” then “Askins Auto Court.” A free two-bedroom shelter

was opened in 1914 in Delavan, Kansas, and boasted beds, cooking utensils, dishes

and cutlery.

After World War I, even more people were travelling, looking for work or migrating to

other parts of the country. Along major routes, such as the famous Route 66 from

Chicago to Santa Monica, numerous “cabin camps,” “auto courts” and the like sprang

up. Many were basic, but some were furnished and catered to the needs of travelers

with restaurants and gas stations. According to one source, in 1935 there were nearly
10,000 lodging facilities serving the varied needs of the auto traveler, from the rustic to

the elegant.

BENEFITS OF A MOTEL

Nowadays, motels are seen clustered everywhere. The benefits of motels are

conspicuous. The main perk would be the cheaper rates of motel rooms while compare

to other forms of accommodation. Motels can be ideal place for the budget travelers

who need lodging only as a place to sleep. Perhaps, this way, they can spend “saved”

money (from cheaper room rates of motels) on other worthwhile activities while on

vacation. However, location can play a significant role in determining the rates. For

instance, a spacious motel room in the countryside is likely to cost same as a smaller

one in or near the city.

Motels are relatively small establishments. But being small can be advantageous for

them as they are generally more serene places to enjoy the stay. Moreover, the staffs

can provide extensive personal care to each and every guest in the building, since the

guests will be relatively few. Hence, in these regards, motels prove to be a comfortable

place to stay in.

In addition to, a motel is very accessible in a sense that it has generally two or three floors

which allow the guests to access their rooms in an instant. One doesn’t need to walk over long

stairways and lobbies or to wait for elevators just get one’s room.
DEFINITION OF A MOTEL

As defined by Britannica, motel is also called Motor Lodge, Motor Court, Tourist Court,

or Motor Inn, originally a hotel designed for persons travelling by automobile, with

convenient parking space provided. Motels serve commercial and business traveler and

persons attending conventions and meetings as well as vacationers and tourists. The

automobile became the principal mode of travel by 1950 in the United States and by the

1960s in Europe and Japan; and motels were built as near as possible to interstate

highways, just as hotels had been built as near as possible to railroad stations. Most

motels provide an informal atmosphere compared to hotels; often the guest transports

his own luggage to and from his room. Most but not all motels have facilities and many

have swimming pools; most rooms contain a television set.

Statement of the Problem

This study aims to determine the feasibility of putting up Nap Park. This study will

determine the proposed project should he established or not.

1. Is the proposed business feasible in the management aspect?

2. Is the proposed business feasible in the marketing aspect?

3. Is the proposed business feasible in the technical aspect?

4. Is the proposed business feasible in the financial aspect?

5. Is the proposed business feasible in the socio-economic aspect?


Scope and Limitation of the Study

This study will cover the population of people owning their own vehicles from different

places in the province and thus belong to the 18 and above age range that are expected

to avail the services of the proposed project. The data that will be gathered is true and

fact during the conduct of the study.

Significance of the Study

This study employs contribution to the different groups of agencies, to the development

of Sibulan’s image having a new business venture to be operating, to all Sibulanons

who would be having a job on the implementation thereof, to the profitability of the

prospect proponents who will be pioneering the venture in the place, thus expected to

be enjoying the competitive advantage and the local tourists that will likely benefit on its

implementation.

The Community: There is a great impact to the community of Sibulan through

employment. The implementation of the project will give direct and indirect benefits to

the community.

The Patrons: To provide quality service at a reasonable fee and considering

their convenience and accessibility to the service. This study will provide relaxation and

satisfaction to our patrons.

The Local Government: This study can provide additional income to the local

government through taxes the business will pay and at the same time provide

employment since the motel will hire qualified individuals to man the business.
Entrepreneur: The result of this study will give ideas to entrepreneur who will

engage in the same business venture.

The Academe: This study will be a relevant contribution to the aspiring business

students of the College of Business Administration of Negros Oriental State University

as a source of related literature for those who want to do the same study.

The Researchers: The completion of this study will give happiness and

fulfillment to these researchers as well as enlightenment of their thinking with regards to

the reality of walking towards the broad path of the business world.

Research Methodology

This study comprises possible information that the researchers seek to determine; the

success and the failure of the proposed business. This study adopts the feasibility study

approach in determining the variability with regards to the management, marketing,

technical, financial and socio-economic aspects of the proposed business.

Research Design

The feasibility study has made the most several methods in gathering information. The

study started with the proposal of the advisers regarding how to start and conduct a

feasibility study. Additional information was also taken from the internet research,

personal ideas and a touch of modernization from the currently existing business.
Research Respondents

The main purpose of the proposed project of Nap Park is to open a market of affordable

yet quality lodging accommodation services in Sibulan, Negros Oriental. To determine

the demand of customers, the researchers conducted interviews on the different kinds

of people, those who own their own vehicles and thus belong to the 18 and above age

range by giving them questionnaire-checklist for us researchers to come up certain data

that would be relevant to the study.

Research Instrument

Questionnaires

This is one of the research instruments used by the researchers to gather data for the

proposed establishment of Nap Park. The questionnaires furnished by the researches

tackles the different inquiries related to the aspect of management, marketing, technical,

financial and socio-economic.

Interviews

Conducting interviews is the fundamental sourcing of obtaining data, thus, through this,

we the researchers, gathers varied and first-hand information on how to start the

proposed business and how to manage the business.

Research

Research is very essential in gathering data and a helpful tool in the aspect of our

feasibility study. We the researchers, collected data from secondary sources such as
blog articles and facts derived from a number of sites on the internet. The references

are a huge help on what strategies are effective in targeting the market.

Research Environment

Sibulan is a 2nd class municipality within the province of Negros Oriental. It is a

narrow horizontal strip of land that cuts across the southeast of Negros Oriental and

faces the mystical island of Siquijor and Cebu across the Tañon Strait. It is roughly 5 km

to the north of the busy city of Dumaguete which is the capital of Negros Oriental City or

about 20 minutes of land travel. It is only a short nautical-distance from the Island of

Cebu.

The Municipality covers a total area of 163.00 km2 and is populated with about

50,000 residents. A local dialect of Cebuano is the main language spoken in the

municipality of Sibulan. However, English and Tagalog are also widely understood and

used in the municipality. The airport of Dumaguete is actually located in Sibulan. The

Sibulan sea-port is also the main port for a trip to Cebu Island. The ferry ride takes

roughly 30 minutes. One can also cross the Tañon Strait with a Ro-Ro if one needs to

get to Cebu with the vehicle.

Sibulan is one of the highly-developed municipalities here in Negros Oriental,

Sibulan is also known for its seaport which brings both tourist and local back and forth

the island fronting Negros Oriental, Cebu. One way in getting to Sibulan is by riding an

easy ride. The easy ride terminal is located in the corner of the third building in the

Public Market along National High way and Bishop Epifanio Surban Street. Fare prices
will only cost about Php 15.00 and will take nearly fifteen to twenty minutes to reach the

Sibulan proper.

Another way in getting to Sibulan is by riding a bus. Bus fare for air-conditioned

rides will cost approximately Php 30.00 while regular non-air conditioned will only cost

about Php 15.00.Lastly another way of transportation going to Sibulan is by V-hire (van

for hire). Travelling time will only take about fifteen minutes as well and will only cost

Php 15.00.

Sibulan is essentially farming and fishing town, even though it also derives an

increasing income from tourism. More and more tourists prefer to stay in holiday’s

apartments and beach-houses like Sea view Resort and discover the island from there.

With this aspect, putting up a motor hotel is expected to be beneficial and

advantageous.

Statistical Treatment of Data

In order to support the conclusion and recommendation of this study, various statistical

tools were used. The researchers used this tool in order to find and come up with the

concise answered data.

Purposive Sampling

Purposive sampling (also known as judgment, selective or subjective sampling) is a

sampling technique in which researcher relies on his or her own judgment when

choosing members of population to participate in the study.

It is a non-probability sampling method and it occurs when “elements selected for the

sample are chosen by the judgment of the researcher. Researchers often believe that

they can obtain a representative sample by using a sound judgment, which will result in

saving time and money”.

Likert’s 5 Point Scale

A Likert scale is used to allow the individual to express how much they agree or

disagree with a particular statement. This is the most widely used to approach to scaling

responses in survey research, such that the term is often used interchangeably with

rating scale, or more accurately the Likert-type scale, even though the two are not

synonymous.
Weighted Mean

Similar to average but instead of each data point contributing equally to the final mean,

some data points contribute more “weight” than others. Weighted mean is used to

determine the level of agreement to each factor, i.e., whether they (the respondents as

a whole) strongly agree that the ambiance of a Motel attracts them the most.

After determining the level of agreement of the respondents to the different factors a

motel must have, the results were ranked to see the most favorable factor among the

others.

Financial Treatment of Data

Statement of Profit and Loss

It is one of a company’s core financial statements that show their profit and loss over a

period of time.  The profit or loss is determined by taking all revenues and subtracting all
expenses from both operating and non-operating activities. The statement displays the

company’s revenue, costs, gross profit, selling and administrative expenses, other

expenses and income, taxes paid and net profit, in a coherent and logical manner.

Statement of Financial Position

It is a financial statement that reports a company's assets, liabilities and shareholders'

equity at a specific point in time, and provides a basis for computing rates of return and

evaluating its capital structure. It also provides a snapshot of what a company owns and

owes, as well as the amount invested by shareholders.

Statement of Cash Flows

It provides aggregate data regarding all cash inflows a company receives from its on-

going operations and external investment sources. It also includes all cash outflows that

pay for business activities and investments during a given period.

Statement of Owner’s Equity

It reports the events that increased or decreased stockholder’s equity over the course of

the accounting period.

Financial Ratios

These are the key indicators of the financial performance of the company and are

usually derived from its three statements including income statement, balance sheet,
and cash flows. These financial ratios help in analyzing the company’s profitability,

liquidity, assumed risks as well as financial stability.

Payback Period

It refers to the amount of time it takes to recover the cost of an investment. Simply put,

the payback period is the length of time an investment reaches a breakeven point.

Shorter paybacks mean more attractive investments.

Current Ratio

The current ratio is a liquidity ratio that measures a company's ability to pay short-term

obligations or those due within one year. It tells investors and analysts how a company

can maximize the current assets on its balance sheet to satisfy its current debt and

other payables.

Return on Assets

It is a profitability ratio that provides how much profit a company is able to generate from

its assets. In other words, return on assets (ROA) measures how efficient a company's

management is in generating earnings from their economic resources or assets on their

balance sheet.

Operating Profit Margin


It measures how much profit a company makes on a dollar of sales, after paying for

variable costs of production, such as wages and raw materials, but before paying

interest or tax. It is calculated by dividing a company's operating profit by its net sales.

Return on Investment

It is a performance measure used to evaluate the efficiency of an investment or

compare the efficiency of a number of different investments. A high ROI means

the investment's gains compare favorably to its cost.

Presentation, Analysis and Interpretation

This part of the study presents the visual representation and analysis of the data

gathered from our respondents. The primary objective of the study is to find out the

feasibility of establishing a Motel (motor hotel) and if there is a high demand for this kind

of business.

For the researchers to gather data, they used primary and secondary data. The

primary data was gathered through our survey using questionnaire-checklist and

distributed to our respondents who has their own vehicle and belongs to the 18 and

above age range. The secondary data were from books and reputable internet sites and

were used on the technical and financial aspect of the study. The researchers

disseminated 300 questionnaire-checklists using the purposive sampling technique of

data gathering.

The researchers used tables to present the responses from the questionnaire-

checklists answered by the respondents. Each representation has its own interpretation

and description to describe the results.

The following are the results from the conducted survey:

Table 1.1 reveals that most of the respondents that have participated in our survey are

from ages ranging from 18 to 20 years old.

Survey response and non-response studies have shown that trends in who

responds to surveys do indeed exist, at least with regard to traditional modes of survey

administration. In general, younger people are more likely to participate than older

people (Goyder, 1986; Moore &Tarnai, 2002).

Table 1.2 reveals that majority of the respondents are female, comprising of more than

50% of the total number of respondents.

Survey response and non-response studies have shown that trends in who

responds to surveys do indeed exist, at least with regard to traditional modes of survey

administration. In general, women are more likely to participate than men (Curtin et al

2000; Moore & Tarnai, 2002; Singer et al 2000).

A. MANAGEMENT ASPECT

Management in all business and organizational activities is the act of getting

people together to accomplish desired goals and objectives using available resources

efficiently and effectively. Management comprises planning, organizing, staffing, leading

or directing, and controlling an organization (a group of one more people or entities) or

effort for the purpose of accomplishing a goal. Resourcing encompasses the

deployment and manipulation of human resources, financial resources, technological

resources, and natural resources.


Since organizations can be viewed as systems, management can also be

defined as human action, including design, to facilitate the production of useful

outcomes from a system. This view opens the opportunity to manage others.

It is a diagram that shows the structure of an organization and the relationships and

relative ranks of its parts and positions or jobs. This is to simply present the order or

protocol of the business authority and responsibility of the business.

Form of Organization

The business will be a sole proprietorship and will be having Mr. Godfrey J. Dingal, Sr.,

as our proponent.

Mr. Dingal is not a new player in the business industry. He graduated with a Bachelor’s

degree in Political Science and has a Master’s degree in Public Administration. He is a

man who is knowledgeable on handling a business as he co-runs Khan Commercial

Arcade together with his only son, Mr. Godfrey L. Dingal, Jr. With that being stated, he

is a perfect proponent for the business.

Job description form a corner stone of the recruitment process, a clear and concise

description of the vacant or soon to be vacant position at the outset, form duties and

The General Manager has all the rights to hire as well as fire employees. The hiring of

employees must be based on the set standard of qualifications the organization has set.

Firing of employees should have reasonable justifications, meaning that certain

employee has violated a rule. Giving of rewards to deserving employees is also taken

into big consideration.

Every employee will have their payday every 15 th and 30th of the month. The amount

that they will receive is based on their respective position in the motel.

All employees are also entitled to receive other benefits such as the following:

 SSS (Social Security System)

“It is the policy of the State to establish, develop, promote and perfect a sound

and viable tax exempt social security system suitable to the needs of the people

throughout the Philippines which shall promote social justice and provide

meaningful protection to members and their families against hazards of disability,

sickness, maternity, old age, death and other contingencies resulting in loss of

income or financial burden. Toward this end, the State shall endeavor to extend

social security protection to workers and their beneficiaries.” (Section 2, RA

8282)
 Phil Health

The coverage for this is compulsory to all members except to non-government

workers. Among the benefits that can be availed of are hospitalization expense

and surgical expense benefits.

 Pag-IBIG Fund

A mandate of the Pag-IBIG Fund is to “establish, develop, promote, and integrate

a nationwide sound and viable tax-exempt mutual provident savings system

suitable to the needs of the employed and other earning groups.” With that is the

fund’s Provident Savings, a program that consists of member’s total accumulated

contributions, employer counterpart contributions, if any, and dividend earnings.

Aside from the provident savings, employees could also avail the Home Lending

Program as well as its Home Insurance Program.

Legal Requirements

Nap Park must comply first all legal requirements needed before operating. Such

requirements include: permits, licenses, clearances, and other legal requirements

necessary for the operation to certify that the business is following the guidelines, rules,

and regulations imposed and required by the different sectors of the government.

Customers would also be guaranteed in dealing with businesses that has legal

documents because it shows that the business is legal and operating in accordance

with the laws and regulations provided by the government. The essence of meeting
those requirements is for the safety and welfare of our valued customers so as with the

whole organization.

Mayor’s Permit

An application with the business permit requirements given to the proponent from the

town administration office situated at the Municipal Hall of Sibulan.

Barangay Clearance

The clearance is issued from the Barangay where the project is situated. The proponent

will process the said clearance at Maslog Barangay Hall.

Sanitary Permit

This permit is issued by the Municipal Health Office of Sibulan to make sure that there is

a proper sanitation and proper waste disposal. The proponent will be issued a permit

once all the requirements (plumbing layout of the establishment, comfort rooms) are

met.

Zoning Permit

The Zoning office is tasked to stamp and affix a signature at the back of the business

permit and also the office requires a sketch of the proposed project location at the back

of the permit.

City Fire Department


This clearance is issued to check the building’s safety in terms of fire accident.

Municipal Engineer’s Clearance

The municipality requires all business owners to process building clearance issued by

the Municipal Engineer’s Office. The office evaluates the establishment by conducting a

study on the blueprint of the building and a fee will be calculated depending on the

electric load that the establishment have.

SSS, HDMF and Phil Health

All employers are required to present SSS clearance, Home Development Mutual Fund

Registration and Phil Health Registration before they can secure business license. This

is to ensure the protection of the interest of the employees and give assistance in terms

of financial, housing and health care services.

DTI Registration

The proponent must register a name associated to the business. Business Name

Registration is required if a person will use a name other than that of his true name

(Danella, 2014).

BIR Registration
The proponent cannot operate the business without the business’ Tax Identification

Number (TIN). The proponent must register at the BIR Revenue District Office in the

place where the business is located.

B. MARKETING ASPECT

Marketing aspect is very important for the business to succeed. It should be

given time and effort. The advocate of a motel must possess the needed creativity so as

to be able to provide quality services to its customers. The satisfaction of the needs and

wants of the customers or target market must be the main objective of the proposed

business.

In every feasibility study, the marketing aspect is considered the most important

because it requires tactful analysis of the business total demand and supply.

Market

It is very evident that there is a rapid growth on the population of people who like to

travel and see different beautiful places throughout the province. Most of them come

from far places and need a place to stay and rest. This is where Nap Park comes
possible. The business will cater the customers’ preferences and needs and will be

giving them great customer service.

From the data gathered from the conducted survey by the researchers, it shows

affirmative market feasibility. Majority of the respondents (67%) are in favor of putting up

a motel at Khan Commercial Arcade, National Highway, Sibulan. The data indicated

that one hundred and sixty-seven (167) out of three hundred (300) respondents agreed

to avail the services of a motel at Khan Commercial Arcade, National Highway, Sibulan.

Market Description

Nap Park is a service oriented establishment. It entails relaxation to the customer’s

stressful and tiresome day.

The target market is that having the capacity to avail the project’s services. These are

identified as those people aging from 18 years old and above who have vehicles such

as motorcycles and the like.

Positioning Strategy

This business is expected to provide good accommodation, drinks, foods and excellent

service but affordable prices to the customers and would have great contribution to the

society.
MARKET PROGRAM

The marketing program is basically a program that consists of the following: product,

price, place and promotion or sometimes called the “MARKETING MIX”.

people pass by that’s why the researchers assumed that the area is a good location for

the proposed business. The location fits the needs of the customers because of the

presence of a nearby hospital, convenience store and many more. The location is also

very convenient because of the fact that it is on a national highway wherein accessibility

to vehicles is easy.

Promotion Strategy

Based on observation during the researchers’ interview as well as gathering of data

about motels in Sibulan and in Dumaguete City, the competitors usually made use of

posters, tarpaulins and flyers as their mediums of advertising. The researchers based

their promotion strategy through the observations. The researchers will make use of

tarpaulins that are put on motor cabs as well as flyers to be distributed at crowded

Building Location

The building of Nap Park will be located at Khan Commercial Arcade, National Road

Sibulan, Negros Oriental. The site is near the Negros Polymedic Hospital and a

gasoline station. Furthermore, it is situated along the national highway which is the

perfect site for a motor hotel. Ultimately, the location is a vacant space, which means it

is available for reconstruction.

Utilities

Utilities such as electricity and water play a vital role in any business operations; hence,

there is a need to acquire such. With this regard, the business’ electricity will be

provided by the Negros Oriental Electric Cooperative 2 (NORECO 2). On the other

hand, the water supply shall be from the Sibulan Water District.

However, in the present time, electricity and water are not just the utilities we need. The

advancement of technology gave rise to internet connection which (whether we like it or

not) is now, most likely than not, a part of an individual’s lifestyle. Thus, the entire

building will be WIFI enabled for a greater customer satisfaction. The said connection

shall be powered by PLDT.


Sanitation

Proper sanitation must be properly observed and imposed by business operators. “Nap

Park” maintains its cleanliness by putting a trash bin in every corner and there will be

housekeepers who will maintain the cleanliness of the entire motel.

Waste Disposal

Waste disposal doesn’t just mean throwing away waste anywhere; rather, it means we

have to at least do something to treat it before we let it go. Considering the situation, the

business shall be employing proper ways to dispose of its wastes. On the garbage part,

the business will have to segregate the rubbish according to biodegradable, non-

biodegradable, and hazards before dumping it to the dump site. The business shall

employ this rubbish segregation as it is beneficial in ways such as to help mother earth

and of course to earn since it can sell those recyclable materials to junk shops. Another

concern is the disposal of solid wastes. The business will use sewage. The sewage that

will be used shall be composed of three adjacent diggings separated by hollow blocks

cemented together, of which two have cement floorings and the third’s floor be

composed of layers of rock and sand. The excavation in the middle shall have two of its

walls (the ones adjacent to the other excavations) shortened, in such a way that it is one

to two inches away from the ceiling of such pit. In this way, the wastes shall be treated

before it is being discharged to the ground.

The process is simple. On the first pit, of course, much of the wastes will be there, but

by the act of settling down, the wastes would transfer to the second pit. The second pit

works the same as the first. Consequently, the waste water on the third pit is now
partially treated, or shall we say, contains minimal amounts of wastes. The waste water

here will be further treated through the layers of rock and sand, and that’s the time it

would be discharged to the ground.

D. FINANCIAL ASPECT

Statement of Financial Assumptions

With respect to the proposed project, the researchers had formulated necessary
assumptions that will directly related to the reliability and accuracy of the future
revenues and expenses. These are the following:

a. The motel will be open for 24-hours.

b. All sales are cash sales.

c. 1st year revenue is based on the data gathered as per table 1.8.

d. Revenue increase by 10% per annum.

e. Cost and expenses is projected to increase by 5% per annum.

f. The projected statement of financial position, statement of profit or loss and the cash
flow statement will be 5 years.

g. Insurance expense will be the same over the succeeding years and this would be
expensed as incurred and renewable each year.

h. Salaries expense will increase 3% per annum.

i. Water expense at 2% of revenues.

j. Electricity expense at 5% of revenues.

k. Internet monthly payment at Php 5,000.


l. Supplies expense will increase 3% annually.

m. The estimated useful life of leasehold improvement and furniture and fixtures is 22
years.

n. The estimated useful life of equipment is 12 years and other assets are 20 years.

o. Straight-line method will be used in computing for the annual depreciation,


amortization and expenses.

p. Repair and maintenance assumed at 4% of revenues on year 1

q. Taxes and licenses assumed at 5% of revenues including VAT

r. Accounts payable at year end pertains to SSS, Phil Health and HDMF contributions
for December to be remitted in January of the next year. Updated tax table are being
followed.

s. It is assumed that there are 360 days a year and 30 days a month.

t. Balance Sheet is rounded off to the nearest peso.

Source of Financing

The project would be 100% backed by our proponent in the person of Mr. Godfrey J.
Dingal, Sr., who is more than willing to shoulder the financial sources of the said project,
and that he may take it from their own or personal assets and/or personal investments.
The initial investment is Php 4,000,000.00.

Preparation of Financial Statements

The financial statements are the means by which the financial information accumulated
and processed in financial accounting is periodically communicated t the users. Thus,
these are the end products of the financial accounting process of which projected sales
from percentage market share and its related costs become basis.

1. Projected Income Statement

It is the computation of project revenues and expenses for one accounting period
thereby arriving at the concern’s net income or loss, together with its performance in
terms of its profitability and cost control.

2. Projected Statement of Cash Flows

It is the systematic presentation of the cash receipts and cash disbursements for a
given operating fiscal year, taking for granted the accrual basis of accounting.

3. Projected Statement of Financial Position

It is the statement that shows the financial condition of the company as of a particular
date. It presents the three (3) elements: assets, liabilities and equity.

The proposed project will be paying the required taxes to the government of Sibulan

and Philippines in general. These taxes can be used by the government for new

projects on education, health and social programs in the country.

b. Employment Generation

It is said that the Philippines is always challenged with economic crisis where several

people were forced to unemployment or underemployment. With the creation of this

business, employment becomes available to the community since workers are needed

for the business to fully operate. Proper benefits, compensation and salaries will be

given to them in accordance with the national and local codes.

c. Social Desirability
The proposed business will give the society a better place to have a relaxing and

rewarding rest after a long tiring day may it be from travelling or from working. The

proposed business can relieve their daily life stress, accompanied by great ambiance,

tasty and affordable meals, and fast services.

We agreed to name the business venture as “Nap Park”. We believe that the

name suits the business. It is named Nap Park because in our motel (motor hotel),

customers will have such rewarding relaxation time wherein they can nap and fully rest

their tired bodies. It is a park wherein resting is surely worthwhile.

We believe that this business venture will be able to cater the needs as much as

the wants of the customers.

Location

The proposed Nap Park will be located at Khan Commercial Arcade along the National

Highway of Sibulan. It is situated near the Negros Polymedic Hospital and Aldea

Homes.
Nature of Business

The nature of the proposed business venture is to offer value for money services,

affordable meals that comes with drinks, nice ambiance and a secured area.

The initial investment of our proponent is Php 4,000,000.00

who is more than willing to shoulder the financial resources needed for the said project,

Nap Park offers a different type of spending one’s precious resting time. It is not

only a place for those who want to rest but it is also a place where one can recharge

their tired bodies. It offers affordable meals and drinks that come with the

accommodation, great ambiance, clean comfort rooms and the place is secured.
Long Range Objective

The study intends to determine the feasibility of establishing a motel in Sibulan,

Negros Oriental. The major objectives of the study include the following:

1. To highlight the potential advantages and disadvantages, both financial and non-

financial of putting a motel in Sibulan, Negros Oriental.

2. To ascertain the feasibility of the proposal in terms of management, marketing,

technical, financial and socio-economic aspects.

3. To gather information as the further needs and demands of the potential market.

4. To determine how the target market would respond to the proposed business.
SUMMARY

This section will present a synopsis of the aspects or the major considerations of

the project study such as the management aspect, marketing aspect, technical aspect,

financial aspect and socio-economic aspect of the study.

In management aspect, since it is a sole proprietorship, then the management of

the proposed business venture is easy to facilitate. Qualified and competent workers will

be hired to guarantee high quality of service.

In marketing aspect, the population of Sibulan is continuously growing as well as

the neighboring towns and cities, so there will be a constant growth for the demand of

prospective patrons.

The technical aspect proves to be favorable because the necessary materials,

equipment, tools, software and hardware of the proposed business venture are readily

available in the local business community as well as the people responsible for the

drafting and installations are also easily found in the community.

The financial aspect, the initial investment of the proposed business in which the

proponent can easily afford to invest. Based on the ratios and financial statements

presented by the hired accountant of the project study it proves to be financially viable.

Other expenses not stated or mentioned will be itemized in the financial statements.

The socio-economic desirability of the proposed business venture will be

favorable to the social aspect as well as to the economy. The business will be able to

give opportunity to the people.


In addition, with the establishment of the business, it triggers or invites other

business to rise in the locality since we have the so called “multiplier effect”. Therefore,

contributing income or additional source of income to the government and in return it will

be given back to the people to social services and others.


CONCLUSION

Based on the data gathered, the researchers concluded that most of the people

who are willing to stay at a motel are aging from 18-20 years old and they all have their

own vehicles (motorcycles). Among the different factors that attracts respondents when

coming to a motel, the quality of service stand out the most followed by security,

ambiance, and location. The least factor that attracted the respondents was the theme

of the place. Most of the respondents want a single air-conditioned room

accommodation.

Therefore, we the researchers have concluded that majority of the respondents

that took part in this study want something new in the field of lodging services and they

are open to the idea of a motel establishment. Thus, they are in favor of a motel to be

built in Sibulan.
RECOMMENDATIONS

Given the chance to push through with the proposed project in Khan Commercial

Arcade, Sibulan, the researchers would like to propose the following recommendations:

 Provide loyalty cards in order for the customers to avail discounts and promos.

 Should consider including hourly rates because some customers prefer short

time.

 Should include massages and room services.

 To have promos on meals, beverages and short orders.

The said findings give support on the establishment of a motel in Khan Commercial

Arcade, Sibulan. Survey results were incorporated to our conclusion and

recommendations in order to meet with the needs and desires of the target market.
