Troubleshooting Guide for Rolling Service Doors
1. PROBLEM: The rolling door is hard to raise but easy to lower.
- SOLUTION: Springs require more turns. Raise the door to a fully opened position and add spring tension (1/8
turn at a time) until the same resistance is felt lowering the door as is felt raising the door. Adjust tension wheel
with steel winding bards 3’ long and diameter ½” or ¾”.
4. PROBLEM: The electric operator stops too soon; it does not reach the open or closed position.
- SOLUTION: The rolling door operator limit switch setting has become out of phase with the door. Reset the limit
switches. See operator installation instructions for the method of resetting limits.
✓ Oil all moving parts except the clutch mechanism on fire doors and the wool pile in the guides on rolling grilles
or counter doors. The guides should be lubricated with paste wax or silicone spray.
✓ If electrically operated, check the operator gear reducer for oil leakage. If it is necessary to add oil, use Mobile
Synthetic Oil (AGMA 7 #SHC 75W90).
✓ Check the tension of the roller chain between the operator and the door sprocket (see Figure A). If too loose,
loosen the operator mounting bolts and slide the operator to tighten the chain (see Figure B). Retighten the
operator mounting bolts.
✓ Oil the interior roller chain on operators without a gear reducer.
The above frequency of maintenance is for normal operation. Severe duty or unusual operating conditions may
require modification of the times between maintenance.

To make sure that roller shutters are able to provide years and years of safe and efficient service, it’s
important to know the rules and regulations surrounding maintenance and repairs of both domestic and
commercial roller shutters. So this month that’s exactly what we’re looking at.
Roller shutters are classed as machinery, and can be prone to failure over time, especially with regular or
excessive use. Accidents involving roller shutters, whether at home or in a commercial/industrial setting
can be incredibly dangerous, so regulations are in place to avoid this eventuality as far as possible. A key
part of this is focused on maintenance. Looking after a roller shutter – and checking to see that it operates
as it should at scheduled intervals – is key to identifying any potential problems and avoiding risk.
Under this regulation, any powered door – including roller shutters – are to be “maintained in an efficient
state” and are “subject to a suitable system of maintenance”.
Looking further into this, the regulation states that potentially dangerous equipment should be: “checked at
regular intervals, as appropriate, by inspection, testing, adjustment, lubrication, repair and cleaning.”
The regularity of these checks aren’t specified. Instead, they are decided depending on the machine in
question, as well as how much it is used, where it installed and according to manufacturer’s guidelines.
When purchasing a roller shutter, talk to your supplier for advice on a suitable maintenance schedule
specific to you and your business.
RESPONDING TO FAULTS
Dangerous faults which endanger personnel should be attended to immediately. Safety devices dedicated to
force limitation or obstruction detection may fail, and this causes the roller shutter to become a severe
hazard to workers. In these cases, the fault should be identified, the door disconnected and, and repairs
made as quickly as possible. The door should remain out of use until a professional has inspected the fault,
made the necessary repairs and tested the door to ensure that is can again be operated safely and reliably.
When a fault occurs which does not pose a serious hazard, but impedes the operation of the door – a
broken control switch, for example – you can take the door out of service, and arrange for an inspection
and repairs to be made at a later date. However, in an industrial or commercial setting, faults will likely be
better rectified as soon as possible, even if they aren’t immediately dangerous, so as to ensure a swift
return to normal operation in the premises.
PUWER is focused on the responsibilities of employers, owners and users of powered doors. These
regulations are designed to “ensure work equipment does not deteriorate to the extent that it may put
people at risk”.
As with the previous regulation, PUWER decrees that powered doors are “maintained in an efficient state,
in efficient order and in good repair”. The onus here falls on the person in charge to ensure that any roller
shutter on the premises is regularly inspected, as per manufacturer’s guidelines, and more regularly if
necessary.
PUWER also states that, if a maintenance log is required, employers must keep there’s up to date.
A log book should record all maintenance inspections and work carried out, including:
To ensure that you understand all the regulations that are associated with roller shutters, you can discuss
your responsibilities with your supplier before and after installation.
A maintenance schedule is vital to the prolonged operation of the roller shutter, as well as the safety of
anyone on the premises. Any maintenance or repairs should only be carried out by a qualified
engineer, and the door should not be used again until it has been verified to be brought back to safe
working order.
Here at Safe & Secure Roller Shutters, we provide a comprehensive maintenance and repair service to
help ensure that your roller shutter operates safely and to industry regulations. We can respond swiftly to
provide dedicated emergency repairs, and our knowledgeable team are on hand to provide detailed advice
on proper maintenance schedules and how to look after your specific roller shutter. For more information

STEEL DOORS
There’s nothing better than unwinding after a long, tiring day in your house which is why your home
should be a place of relaxation and comfort. But returning home to a noisy environment can increase stress
levels and negatively affect mental health.
Investing in roller shutters will help to create a serene environment, in which external noise is greatly
reduced. This is achieved by the thick steel exterior, which acts as a barrier against loud outdoor noise.
Our roller shutters are particularly effective at reducing noise, due to our bespoke fitting option. This
service includes a free home visit and measuring service that allows us to then create and fit your roller
shutters to the exact specification of your windows. This unrivalled level of accuracy denies the
opportunity for sound to enter through small gaps, allowing you to enjoy some peace and quiet in your
own home.
Noise reduction: insulated roller doors help eliminate noise pollution, both from the outside world
into your premises, and from your premises to the outside. This is hugely beneficial if your
property is located in a domestic environment as it creates a quiet, focused work environment and
prevents neighbours being disturbed by the sounds of your work taking place.
Cost is often a major factor in a person’s consideration when purchasing roller shutters. What most people
fail to consider, however, is that the insulating properties of roller shutters can actually save them money in
the long run. This is because we offer roller shutters that contain polyurethane — a proven material for
effective insulation. Installing insulated roller shutters on your windows adds an extra layer to your home
that stops the warm air from escaping and cold air from entering. This reduces the need to whack on the
central heating in the colder months, ultimately saving you money on your energy bill.
This insulation feature is even more effective when purchasing from Safe & Secure. Once again, our
made-to-measure services boosts the effectiveness of our shutters’ insulating ability, due to the pinpoint
accurate fit our experts meticulously provide when fitting the shutters to your window. An accurate fit
means no gaps — and no gaps means better heat preservation.
Draught prevention: your roller shutters will come with brushes and rubber seals fitted along the
base which not only adds to the insulation and noise reduction qualities of the door but also
prevents draughts from sneaking under the door and causing a chill.
Security
Of course, it’s worth noting that even if you choose to purchase our roller shutters for alternative reasons,
the installation of our products will still provide high-quality security as an added bonus. The robust steel
we use in our roller shutters is practically impenetrable, and with the huge range of colours we offer, will
look fantastic too.
Roller shutters: in particular, provide a sturdy and formidable entrance with no obvious weak
points for potential thieves. This greatly increases the security of your premises from theft and
criminal damage.
Protection from debris/bugs: The rubber sealants will also prevent any debris from being blown
under the door, and stops insects from finding their way inside, helping to keep your business a
clean and hygienic environment.
Yes. Insulated roller shutters are very useful for a wide variety of businesses, but it is typically larger
establishments that rely heavily on heating to keep their premises warm for comfort levels, or those that
require their workplace to maintain a certain temperature for production purposes that really benefit from
insulated roller doors, such as:
Warehouses
Retail units
Garages
Factories
In order to maximise profit margins, businesses must look for ways to cut their outgoing costs. One way to
do this is by lowering your energy bills, but it is important not to compromise your staff’s comfort in the
process. Insulated roller shutters are a great solution, helping to keep your premises at a comfortable
temperature while also lowering your energy bills.
How safe are roller shutters? Very safe is the short answer. In the interests of education and public
awareness, however, Safe & Secure are here to tell you why you should trust high quality, tailor made
roller shutters. Whether you are considering roller shutters for your business, home or school, there is
every chance you’ll want to know about their safety credentials. Here’s the scoop.
Fire Safety
Let’s clear up a subject that requires great scrutiny and seriousness first. Can you escape from a window
with a roller shutter in case of fire? It’s mandated in manufacturing regulations that every roller shutter is
either manually operated or has a manual override if the shutter is motorised. Similarly, any locks that are
fitted can be specified to use keyless latches that can be operated from within without the need to unlock
the latch using a key. In all instances, roller shutters are as safe as the window that they are fitted to.
The very sight of a steel security door will be enough to deter thieves from attempted breaking and
entering of your property. A roller shutter says a lot about the security ethics of its owner and the extra
measures that are sure to be in place behind the door. It’s therefore not worth a criminal’s time, and for
good reason. Steel doors are fitted with impact and drill-proof locks, reinforced frames and heavy duty
hardware. Even the most determined burglars are going to fail against high quality security roller shutters.
Safe & Secure is a specialist manufacturer and installer of roller garage doors, roller
shutters, security shutters, fire doors and steel doors, and deliver our services
throughout North Wales and Northern England. With over 30 years of industry experience,
our team of expert installers provide a quick and thorough service for domestic and
commercial customers looking for smart and secure doors and shutters. For complete
peace of mind, we even offer a 24 hour emergency repairs service, so you’re never left
without security for your property. For more information on any of our products and
services, contact our friendly team today – we’re always happy to help.
Perhaps the most simple to fix, one reason for your roller shutters becoming stuck is that the batteries in
your remote may be dead. Our first recommendation would be to simply replace the batteries with new
ones and then test the remote out on your shutters.
If your shutters are still stuck after replacing the batteries (or your roller shutters are entirely mechanical
and not electrical anyway), then it’s likely that some mechanical components have become jammed. A
solution to this issue is to spray the components of your roller shutter with a lubricant, such as WD-40. The
WD-40 will loosen up the mechanisms, allowing them to move smoothly. Open up the box at the top of
your slats and you should be able to investigate further.
Another reason for your roller shutter not lowering correctly is that the chain has become dysfunctional.
This may due to damage or simply due to rust that has accumulated as a result of old age. If your chain is
the primary problem, it will need to be replaced. This can be achieved by opening the box at the top of the
roller shutter and simply removing the chain. Then, find a replacement, preferably through the
manufacturer directly, and reattach it. It may be a good idea to lubricate the new chain with WD-40 just
before installing.
At Safe & Secure, we offer a wide range of roller garage doors and roller shutters made from only the
highest quality materials to ensure safety and longevity. Whether for domestic or commercial use, we’ll
have the solution that’s right for you. For any issues you do have, we have a team of highly experienced

At the top of your list, we would guess, is the matter of security. Whether it’s a domestic property,
commercial premises or an industrial site, if you are looking to upgrade your current door system,
you will certainly want to make sure that your investment is worthwhile.
It is essential that your property is protected, your valuables are safe, potential thieves are
deterred, and that your family or staff feel safe in the premises, should they ever need to use this
door locking system. As such, the security that an electronic door system provides you with is a
key point of consideration.
BUT, JUST HOW SECURE ARE ELECTRIC ROLLER GARAGE
DOORS?
We can help you to answer this question. At Safe &Secure Roller Shutters, we specialise in
providing top of the range automatic and electric roller garage doors. So we have a detailed
knowledge of all of the benefits that come with installing this system in your premises.

they are a fantastic option in terms of the level of security that they offer to users. This electronic
door system is designed to be efficient, hard wearing, dependable and completely secure. They

Key to ensuring the longevity of your roller shutter is to carry out regular checks, looking for any
damage or weakness that could jeopardise the safety of you or anyone else, or put your
premises at risk of breaking and entry. Look for any signs of attempted forced entry, general
wear and tear or faults with the safety mechanism. If you aren’t sure what you’re looking for or
are concerned you have spotted damage to your door, contact a professional to check it over for
you.
CLEAN
A buildup of dirt or debris can hinder the performance of your roller shutter, causing it to run slow,
make jerky movements, or even block the door from closing properly. To prevent this from
occurring, clean your shutter every three months or so. Use a stiff bristled brush to clear the
ventilation holes and tracks and then hose down the actual shutter. Use a sponge and a solution
of warm water and mild soap to thoroughly remove any grime and then use an absorbent cloth to
wipe everything dry.
Do not attempt to use any abrasive cleaners or steel wool, scrubbing brushes or scrapers on
your shutters as they can damage the surface.
Use a lubrication on the rollers, guide rails and bearings to allow the rolling mechanisms to work
smoothly and prevent them from rusting. This will enable the door to operate easily and reduce
the need for replacement parts.
When using a hand-operated roller shutter, operate the door carefully. Don’t allow the door to
slam against the ground as this can cause screws to loosen or mechanisms to snap. If you have
an electric roller door, avoid handling the remote roughly as if you cause any damage to the
buttons you can jeopardise the security of your door and will need to buy a replacement remote.
You should also ensure that anyone in the vicinity of the shutter moves carefully around it,
making sure they don’t fall, bang into or throw anything against the shutter and cause serious
damage.
If your door is to become damaged, ensure you have it repaired as soon as you can. A
seemingly small fault can worsen over time, putting the security of your premises at risk, and
creating the potential for the door’s safety mechanism to fail and seriously injure anyone under
the path of the door.
Safe and Secure Roller Shutters understand the importance of a swift repair, which is why we
offer a 24 hour emergency call out service so you don’t have to leave your premises unsecure.
On top of this, all of our repairs and services come with a 12 month guarantee so you can rest
