Subject: Inviting the objection/suggestion for approval of revised building plans of


Commercial A & B, Anganwari-cum-Community Hall and proposed additional
Tower-08 falling in the Affordable Group Housing Colony for an area measuring
5.5625 acres (License No. 109 of 2019 dated 11-09-2019) project name Pyramid
Altia in Sector-70, Gurugram Manesar, Urban Complex being developed by
Pyramid Dream Homes LLP.

Apropos above, vide letter at ref (i), Pyramid Dream Homes LLP (hereinafter referred as
builder) invited the objection/suggestion for approval of revised building plans of Commercial A
& B, Anganwari-cum-Community Hall and proposed additional Tower-08 falling in the
Affordable Group Housing Colony for an area measuring 5.5625 acres (License No. 109 of 2019
dated 11-09-2019) project name Pyramid Altia (hereinafter referred as project) in Sector-70,
Gurugram Manesar, Urban Complex being developed by Pyramid Dream Homes LLP.

2. The brief facts of the case are as under:


2.1. The builder floated the project and got license no. 109 of 2019 dated 11.09.2019.
2.2. The builder advertised the project and opened the draw on 24.08.2020.
Subsequently, agreement for allotment of Flat in the aforesaid colony is made.
2.3. As per Payment Schedule for the Affordable Housing Project under Haryana
Affordable Housing Policy,2013, 75% of the total cost of flat i.e., Rs. 19,83,671 is
already paid to builder. The total cost for the flat is Rs. 26,44,888. Details provided
at Annexure-I.
2.4. As per the original building plan, total seven towers are approved having 818 units.
2.5. Now, the builder proposed to revise the Building Plan earlier approved.

3. I submit my STRONG OBJECTION to the revised building plans of Commercial A &


B, Anganwari-cum-Community Hall and proposed additional Tower-08 falling in the
Affordable Group Housing Colony for an area measuring 5.5625 acres (License No. 109
of 2019 dated 11-09-2019) project name Pyramid Altia in Sector-70, Gurugram
Manesar, Urban Complex being developed by Pyramid Dream Homes LLP for the
following reasons.

3.1. The project is to be delivered by 30 th July 2024 (less than two years left to complete
the project). Any change in the building plan will affect the timely delivery of the
project.
3.2. Any change in building plan will require afresh approvals which will take valuable
time which can affect the progress of the project.

3.3. Additional tower means more people in the same area increasing the density.
3.4. The Highrise buildings requires sufficient open area in case of earthquake and other
natural calamity or pandemic like COVID-19.

4. In view of the above, I request you to consider my objection and change the decision to
change the building plan.
Let’s work on the common goal of getting the project completed by 30.07.2024
