prevent any danger of sparks from electric appliances!
• The main power switch must be turned off after completing any operation of equipment.
• Users shall provide a power leakage protection switch, with a trip current of 0.03A (leakage current) or
the power system shall have a current leakage protection system.

3. OPERATION UNDER NORMAL MODE:

A. ELECTRICAL OPERATION
The shutter control for open, stop, close is via a three-way design push button switch housed in a lockable metal case.

B. ROLLER SHUTTER – TO OPEN

• Press the upward arrow button switch inside the push button switch box.
• The roller shutter shall ascend automatically.
• The roller shutter shall stop at a pre-set height controlled by the upper limit switch attached to the motor body.
• Note: Limit switch must be set in advance by SKB installer and the appropriate setting method is indicated on the motor
for reset.

C. ROLLER SHUTTER – TO CLOSE

• Clear all obstruction below roller shutter. Ensure there are no objects lying beneath or within the shutter opening.
• Press the downward arrow button switch inside the push button switch box.
• The roller shutter shall descend automatically.
• The roller shutter shall stop at a pre-set position controlled by the lower limit switch attached to the motor body.
• Note: Limit switch must be set in advance by SKB installer and the appropriate setting method is indicated on the motor
for reset.

D. TO STOP ROLLER SHUTTER AT ANY TIME

• The roller shutter can stop at any position when it is ascending or descending.
• Press the center button switch inside the push button switch box and the roller shutter shall stop automatically.
• Once the roller shutter is at a ‘stop’ position, the shutter is ready to open or close the roller shutter.

E. MANUAL OVERRIDE DESIGN

• The roller shutter motor is equipped with a chain link to ascend the shutter manually when there is a power failure.
• Please ensure the direction of pulling the chain link is correct when operating the override chain.
• Note: Endless chain link comes with direction restrictions. When using manual override chain and the bottom panel
position overruns the initial setting, the limit switch must be reset following the instructions on the motor.

1. ROLLER SHUTTER – TO OPEN

• When ascending the roller shutter using the manual override chain, please ensure the bottom bar does not
overrun into the shutter box. You can do this by slowing down the ascending speed as the shutter is
approaching full opening clear height and stop pulling at the full opening clear height.
• When desired height is achieved, just release the chain or crank, the roller shutter shall stay as it is.

2. ROLLER SHUTTER – TO CLOSE

• The operating mechanism is equipped with a brake release level. Gently pull the brake release lever with
minimum force downward, the shutter shall descend by gravity using its own weight.
• When required height is achieved, release the lever and the shutter shall stop automatically.
4. OPERATION UNDER FIRE MODE
The fire roller shutter should be at normally open when there is no fire emergency always ready to activate into fire mode. However a
purpose-designed shutter can also be set at normally close during normal operation.

A. STANDARD DIRECT FULLY CLOSE TYPE

This system has an auto-close relay switch that receives 24 volt DC fire alarm signal. Once fire signal is received, the fire
shutter shall descend and auto-close by means of motorised operation.

5. MAINTENANCE AND SERVICING

Regular maintenance is recommended and the following maintenance activity shall be carried out:

To maintain cleanliness of shutter slats, wipe surface of shutter slats with a soft material (eg. Clean cotton cloth) every month
(or depending on condition or surroundings, more/less frequent cleaning is required). It is strongly advised to not use any strong
detergent / solvent and hard material to be in contact of the shutter slats.

It is strongly advised that user(s) shall not attempt to dismantle or perform troubleshooting on the counter-balance mechanism
(for Fold-Up Doors and Roller Shutters with 30s closing requirements) without an experienced technician or the manufacturer.
Improper installation and dismantling may risk public safety causing unwanted injuries.

Note: Routine checks for an interval of 6 months are advised to be performed for each motorised roller
shutter.

1. Limit switches
2. Wiring connections
3. Check if any part damage or worn out need to be replaced.
4. Apply light grease on motor sprocket gear chain every 6 months for smooth operation.
