SELL, TRANSFER and CONVEY unto the said VENDEE, his heirs, successors, and assigns a portion,
consisting of ONE THOUSAND (1,000) SQUARE METERS, more or less, from the above-described
parcel of land, free from all liens and encumbrances.

That, the VENDORS hereby warrants his title over the portion sold and he will defend the rights
and interests of the VENDEE against any and all claims from third parties whatsoever.
