Draft tender consist of Notice inviting tender, letter to
society,information, instruction to tenderer,General term and
conditions,Developers general responsibilities,safty and site
operation,compliance with regulations,quality of material and
workmanship, removal of improper work and materials,final completion
certificate,defect liability period,insurance policies,time for completion,
Arbitration clause,liquidated damage,member compensation,list of
approval brand of material, member existing and proposed area,cost of
material testing,developer supervision,labour laws, standard
amenities,Builder identification and financial data sheet,list of similar

Scrutinize the tenders received from the builders/developers, prepare
comparative statement through Builder offer letter,list of amenities and
submitting the same to Committee Member of the Society.
Short listing of developers/builders by considering the merits of profile
and their good will in the market from their running project/s at
present, financial capacity, balance sheet of companies, infrastructure,
machinery , equipment and detail of work completed and work in hand
and their quality of construction.
Assisting society in finalization/appointment of builder/ developers for
with due consents of Society. Developer selection in special general

body meeting as per 79A of MCS Act 1960. & in presence of DDR
Authority.
Seeking, Assisting & Providing Legal Lawyer services to draft
agreements and required documents and registering the same in the
interest of the society.
Assisting the society in finalizing the plans for proposed building .After
the DDR NOC, society issue letter of Intent (LOI) to Developer,based
upon the terms & conditions negotiated with the selected
developer/builder.
Developer prepare the draft Development agreement. Arrange the Joint
meeting along with builder, society to give specilization, expertization
input in Development agreement and planning aspect. complete the
process of documentation with registration till the plan approval stage
by Authority.

Keep strict vigil on work executed to ensure that no violations of any
Law/Bye laws are committed by the developers/builders. and fulfil the
Rera act with in specific time period.
We will keep one full time Engineer to check material quality, concrete
cube test, slump test and maintain the quality control. Maintain the
construction in line level. we will visit the site once a week, as per our
requirement at site to take corrective step in construction and gives
written instruction. Procure the material in right place. and
maintained the stock register.
Prepare Bar chart & Progress report chart with the help of builder
engineer / contractor. And monitoring the progress of work as per
bar chart. updating if any activity delay to meet the targeted time.
Carrying out periodical test of various construction materials prior to
use and quality as per the Development Agreements specification.
Pursuing the daily work in progress to reach the Completion of project
within target / assigned scheduled time period and update the bar
chart.
Co-ordination with other agencies-Builders, Solicitors, Contractors,
Piling Contractor, Geotechnical Consultants, RCC Consultants,
Electrical Consultants, Plumbing Consultants, Lift agencies,
Swimming Pool Specialist, Aircondition, waterproofing, Rain
Harvesting Consultant,fire fighting, Landscaping Consultants.
• Hold regular monthly meetings with society, builder & other service
providers, to assess progress made & modify targets if necessary, to
complete the project in scheduled/ target time.
To ascertain obtaining various completion certificate, Occupation
Certificate, Permanent water connection.
• To ascertain the area and amenities of flat allotted to members by the
Developer/Builder

• Ascertaining and providing Rehouse /Reoccupation of all the old
occupants in their respective New /Flat
• Preparing as built drawing and completion report at the end of
project.
• Inspect the project after defect liability period with the builder
representative engineer. If any defects found ,it will rectify to the
satisfaction of society.
