ABSTRACT

Planners and developers make and carry out plans and programs to improve the

quality of life in a community. Community planning involves figuring out what people in

an area need, figuring out how to get those needs met, and then organizing the

deployment of the necessary resources to make those plans a reality. Community

planning and development try to meet the needs and wants of the people who live there

by building structures that are both useful and attractive. Sustainability, accessibility,

inclusion, and community participation are tenets central to community planning and

development. The goals of sustainable design and accessibility and inclusion are

similar: to create structures and environments that minimize their impact on the

environment and their use of resources. Including community members and other key

players in the planning and development process can help guarantee that their

concerns and desires are taken into account when creating new infrastructure. The

overarching goal of community planning and development is to improve residents'

quality of life by erecting structures and designing public areas that cater to their needs.

THE INTRODUCTION

The condominium boom is causing densification in many cities throughout the

Philippines. Neoliberalism and planning policies promote this type of dwelling. Under a

political lens, the term "community" is recognized in legal and land-use planning

processes, but the social aspect is ignored. Residents shape the community through

forging connections. There is a need for research to determine whether residents enjoy

their condo facilities and whether they believe it has an impact on community building.

Planners, policymakers, and condo board members can make improvements to

increase residents' feeling of community by examining this issue.

Suntrust Parkview is a renowned high-rise residential complex in the center of

Manila.

Condominiums

A condominium, commonly known as a "condo," is a sizable building complex

made up of independent apartments, each of which is owned separately. A

condominium is a privately owned residential apartment that is part of a complex or

structure that also contains other residential units. The common area, services, and

other resources are shared by condo owners, who frequently pay association fees to

keep them maintained. Condos frequently have communal features including security,

upkeep, and common areas. Compared to a house and lot, condominium ownership

includes partial ownership of common amenities. The must have amenities that are

owned and being enjoyed collectively by all condo dwellers include Pools, Communal

Clubhouse with Function halls, Playground, play court, Covered walks and jogging

paths, Fitness gyms, Parking, 24/7 Security and Perimeter fence with entrance gate.

Condo organizations are in charge of enforcing a set of rules for condo owners,

and these rules must be followed. The condo association establishes guidelines for how

the common areas should be utilized, how much condo owners are permitted to

enhance or modify their units, and occasionally who else is permitted to utilize those

amenities with them. Condo association dues must be paid by condo owners in order to

maintain the neighborhood's quality. The condo fees are mostly used to maintain the

building's common areas, outside constructions, and some interior fixtures and

appliances. Costs may vary depending on what they cover, and some can be

expensive. Condo owners may be assessed a particular fee to help defray the expense

of significant repairs (Chen J., 2021).

In comparison to renting or owning a single-family house, buying a condo

includes advantages such as property ownership with more facilities, less maintenance,

and affordability. For many, condominiums are excellent options. Seniors who prefer

less upkeep and empty nesters wishing to downsize may be interested in condos. For

first-time homebuyers looking for a starter home in an urban area where real estate

prices for standalone homes may be prohibitively costly, condos can also be a viable

option (Crace M., 2023)

Dormitory

Around the world, dormitories come in a wide range of sizes and shapes and are

used to house prisoners, students, and personnel of the armed forces. The term "mixed-

use facilities" is no longer commonly used to refer to buildings that serve multiple

functions, such as housing people who want to sleep, study, or have fun (McMahon M.,

2023)

According to Wonderpolis (2014) College students typically live with one or two

roommates in dormitories, which are big buildings with numerous rooms. Dorm rooms

are often compact, with only enough space for a few beds, a few desks, and sometimes

a few small pieces of furniture. Most dorm rooms don't have their own restrooms, unlike

hotel rooms, and each floor of a dorm often has one or two toilets that everyone who

lives there uses. The majority of dorm rooms lack kitchens, unlike apartments. In the

building's or a neighboring building's huge cafeteria, dorm residents typically have

meals together. Little gadgets like toasters and microwaves might be present in dorm

rooms so that students can prepare snacks without leaving their spaces. Some large

corporations also put employees in dormitories for the duration of initial training. If they

enroll in courses at a college or university, younger students might also be allowed to

live in dorms. Several dorms in Manila are close to dangerous neighborhoods like

raucous slums. With their round-the-clock security, CCTV cameras, audio entry, fire

detection and alarm, automatic fire suppression, and standby power generators,

condominiums guarantee that residents have a calmer and safer place to live. Also, the

receptionist screens your visitors and requests your permission before allowing them

entry. Your safety is the first priority of the condominium management; in fact, staff

members in the lobby check the invitations of any unexpected visitors.

Real Estate Design Strategies for Leasing in a Post-COVID Market

According to Gensler is a global architecture, design, and planning firm. In

designing the amenities for Edge Fund Advisors’ 1540 Broadway, the design team had

to first comprehend the tenant profile. The building's average occupant has changed to

incorporate more forward-thinking and innovative businesses, whereas it used to just

house tenants with formal and traditional offices. The placement, size, and operations of

the amenity floor were decided upon by the team after considering the variety of

amenities, how much room they need, and who will use them. A number of hospitality-

like amenities, including a food hall, fitness center, and conference center, are included

on the renovated amenity level to draw a variety of tenants. (Saven E., 2020).

Local Literature

Due to the comfort and convenience they provide, condos have become a

common sight in major cities, making them the perfect place for urban inhabitants to call

home. Without having to worry about maintaining garages and yards, residents enjoy

easy access to gyms and other recreational amenities. Some houses have their own in-

house security, landscapers, maintenance personnel, housekeepers, and a variety of

other services. Nowadays, the country's major urban centers are visually depicted in the

skylines (Joson J., 2022).

According to Lamudi Philippines (2019), for Filipinos who live in crowded cities,

vertical living has emerged as one of the most useful lifestyle options. Condominiums

are particularly well-liked in metropolitan settings and in high-profile places where there

is a concentration of business and corporate structures. The facilities are what set

condominiums apart from other kinds of residential homes.

According to the Federal Land (2022), in their quarterly report, real estate

investment management firm Colliers Philippines expressed optimism that the

improving business and consumer confidence will drive the demand growth of the

residential market. Demand for condominium units has grown as the market moves

forward to living in the “new normal.” This continuous growth means condominiums

remain the primary investment vehicle among investors with high liquidity and

increasing popularity among OFWs and end-user homeowners. The report also shared

the market overview in the property sector:

Condominium inventory in Metro Manila is expected to reach around 166,800

units by Q4 2024, an increase of almost 17.3% from 2021 figures.

● The yearly condominium stock average increase is projected at 6,823 units from

2022 to 2026.

● The 17.8% vacancy rate from 2021 is expected to drop to 15.9% by Q4 2024, a

2.2 percentage decrease.

● The secondary market sees a 0.2% decline as rent prices recover, with a

projected 1.9% annual rent increase from 2022 to 2024.

● Property price is on its track to a gradual recovery. The property price increase in

Q1 2022 is 1.3%. Projected annual price increase from 2022 to 2024 by 2.2%.

Furthermore, the way people go about their daily lives has undergone significant

alteration as a result of the pandemic. As a result, consumers' ideas of the ideal condo

changed. This entails improving amenities like a swimming pool, fitness facility, yoga

room, children's daycare room, business center, library, and green areas available in

their complexes to meet the many demands of inhabitants, whether they be for

wellness, recreation, or business. The majority of developers are also adding more

restaurants and retail areas to the developments' commercial areas (Federal Land,

2022).

Design Strategies

The pandemic's effects have fundamentally changed how consumers evaluate

real estate properties. Due to the wide range of alternatives available, developers must

be innovative in their approach. This is where green construction technology, which

prioritizes living sustainably, comes in. Many advantages come from using green

buildings. For instance, research found that LEED-certified green buildings have

maintenance expenses that are 20% lower than those of commercial structures.

Moreover, residential developments that offer the necessary amenities and experiences

of living in a self-sufficient town are known as master-planned communities. Due to the

fact that these integrated communities provide a full range of necessary amenities, food

options, and entertainment locations inside a single, exclusive neighborhood, demand

has only increased as a result of the pandemic (Federal Land, 2022).

According to Bases Conversion and Development Authority (BCDA), There are

just five square meters of green space per person in Metro Manila, according to a 2010

research, which is significantly less than the minimum of nine square meters per person

as advised by the World Health Organization (WHO). A livable city might have other

qualities as well, besides only being large. Every urban resident should live within a 15-

minute walk of green space because green space should be incorporated into daily life,

according to the WHO. Furthermore, it is also stated that one of the first moves in

designing a new city is paying attention to what already exists. A city's ability to prosper

now and in the future is greatly influenced by its open space. It is necessary for the city

to withstand environmental challenges, draw and keep a talented workforce, and

safeguard the investments made in the creation of a new metropolis. In other words,

sustainability revolves around open space.

The site development plan needs to be able to classify the areas of the property

that are determined to have a higher value in terms of topology, views, orientation,

geography, safety, buildability, and accessibility right away. To enable project

proponents and architects to utilize them as a guide while using or running a business

for their projects, it will be crucial to define and explain broad rules governing the site

planning process (Fulgar I., 2021).

Conclusion

The literary review reveals that condominiums are an additional level of urban

governance in charge of overseeing money, human resources, and education. Through

promoting local resident engagement and encouraging the growth of close-knit

communities, condominiums serve as important institutions that present the potential for

positive social change. It will take intentional work to redesign and revitalize the condo

in this way. They provide the needs of a resident—comfort, convenience, and security—

without worrying about those things when living in a normal house. It stated also that

living in a condominium is quite expensive compared to a normal home, but in another

way, it is convenient for a resident living, studying, or working in the area. The number

of condominium buildings is increasing nowadays, and competition is increasing for

them to get consumers by promoting their different designs. Security, amenities, and

convenience for the resident are the most common factors.

Case study

SMDC Blue Residences

The SMDC Blue Residences are situated in Loyola Heights, Quezon City, close

to Miriam College, Ateneo De Manila University, and UP Diliman. Affordability,

accessibility, security, and first-rate facilities. When selecting the ideal condo for your

college-bound children, keep these factors in mind. The ideal apartment along

Katipunan is Blue Residences, which offers a variety of amenities.

SM Development Corporation is the owner of Blue Residence, with a property

size of 4,234.51 sq. m. The condominium is one whole building with 42 floors. Every

residential floor of a building has 48 units that can be occupied. The building has a roof

deck lounge, Ground floor (Lobby, mail room and commercial area), 2nd to 6th floor:

Blue Residence is anything but ordinary, enjoy resort-like amenities and

Skyon Condominium Owners Welfare Association

The project is located at Gurugram, Haryana (India) it is Proper management of 2

Mn Sq. ft. area and addressing the resident’s grievances by setting up periodic training

related to home automation.The building has 15 towers, 790 automated houses, and all

electrical and mechanical functions in the apartments may be controlled remotely via an

app. Some of the unique features provided as an attraction for the resident included a

mini golf course within the complex, a dedicated 24x7 concierge, emergency services,

and vehicle-based QRT services

Half of the property was partially occupied at the beginning of the assignment

while the other half was either still under construction or nearing completion. The

residents were raising a number of issues with the plumbing, security, cleanliness, and

other areas. Also, because homeowners were unfamiliar with such automated / smart

utilities, there were significant IT-related problems with such smart equipment.

Exotica Condominium Apartment Owners Association

Exotica Condominium Apartment Owners Association is located in Gurugram,

Haryana (India). Located on a 25-acre plot of land, this renowned masterfully designed

multi-story building was built by Parsvanth Developers. The complex consists of 11

towers with 470 luxurious apartments. There were numerous infrastructural and final

completion-related holdups from the developer. As an old residential building, the

project's equipment and assets were all conventional and had no automation, which

presented difficulties of greater maintenance costs and lower efficiency.

University Tower

A 23-story residential condominium structure, University Tower, Moret St. displays Art

Deco architecture and covers over 1,300 square meters of ground. There are 545 studio and

one-bedroom units available, with sizes ranging from 15 to 21 square meters and 25 to 26

square meters, respectively. A living room, dining area, kitchen, T&B, utility room for laundry,

ceiling-mounted exhaust fans for the kitchen and T&B, an intercom system, and provisions for a

telephone, CATV, Internet, electricity, and water heater are all typical features of a unit.

University Tower, Moret St. offers facilities and services for the benefit of its inhabitants and

visitors, including a swimming pool, fitness center, retail spaces, a sky garden designed in the

Zen style, cabana, function room, three high-speed elevators, and 86 parking spaces.

Taichung Condominium Tower

The Yang Ma Tower, formerly known as Taichung Condominium Tower, is a

residential skyscraper with 41 stories and a height of 163.8 m (537 ft) in Taichung,

Taiwan. The skyscraper's construction started in 2014 and was finished in 2019. Its total

floor space is 68,501 m2 (737,340 sq ft), and it has six basement levels. It is Taichung's

second-tallest residential skyscraper, the city's eighth-tallest structure, and Taiwan's

28th-tallest building as of December 2020.

Two north-south towers that are joined by a central core region make up the

structure. The South Tower's primary façade is made of a white translucent glass

curtain wall that both let's natural light into the building and gives inhabitants privacy.

The North Tower's 16th floor has a public sky garden that doubles as a viewing area.

The building offers a range of amenities for residents, including a swimming pool,

fitness center, lounge, massage rooms, and banquet rooms on the lowest three floors,

and a communal sky garden on the 16th floor of the north tower.

CHAPTER 3

METHODOLOGY

This chapter discusses its analytical methods. This study comprises records, a

survey, participant selection, data gathering, and analysis, and all data interpretation

methods are briefly addressed. This study meticulously examined every viable strategy

and technique.

We'll classify methods in this section. Qualitative and quantitative methodologies

were used to analyze participants' and sources' replies. The relevant protocols were

thoroughly studied. The collected data is reliable and dependable.

Research Design

As part of this research, the researcher utilized several different strategies.

Information was gathered for this study from a wide variety of sources, including

interviews, surveys, books, journals, research data, report attachments, and site plans.

To conduct research. This study will survey local residents, whose ages vary.

This study requires a complete data analysis by the researcher. Upon consent, the

study will distribute a survey questionnaire. The questionnaires collect and analyze

Suntrust Parkview development opinions.

Visual evaluations help the person who came up with the strategy figure out

which parts are most important for it to work. This method gave the person who came

up with it new ways to come up with solutions and new ways to look at the site's

physical features.

A majority of the data comes from the internet, which the proponent uses to

gather it. Proofs and other relevant papers are included in the provided data for the

research project.

CHAPTER 4

RESULTS AND DISCUSSION

Overview

The condominium complex Suntrust Parkview is in Ermita, Manila, Philippines.

Located on Natividad Lopez Street, it is convenient to a wide range of local amenities,

including schools, hospitals, malls, and historical sites like Rizal Park.

At first, Suntrust Parkview has 2 towers, and users are able to select from a

studio to a 2-bedroom apartment in this complex with a total of 38 stories. There is a

swimming pool, a fitness center, a meeting room, and security that is available at all

times.

Suntrust Parkview is highly sought after by people seeking a contemporary,

centrally located home in Manila.

Suntrust Parkview is a residential community located in Ermita, Manila, that

features a wide variety of convenient services and amenities. Facilities include, but are

not limited to, the following:

The complex has a swimming pool where the occupants can unwind with a dip in

the water.

● Fitness center: Those who are serious about maintaining a healthy

lifestyle have access to a fitness center stocked with a variety of exercise

machines.

● Suntrust Parkview also features a communal function space for parties

and other gatherings.

● The building has shops and restaurants on the ground floor that are open

to both residents and visitors.

● Suntrust Parkview has a security staff on duty around the clock to keep

the community's members safe.

● The lobby is an open and classy gathering place for residents and visitors.

● There is a mail facility in the complex where tenants can pick up their mail

and shipments.

● Those who live there can use the parking lot for their cars.

Suntrust Parkview has a lot of services and conveniences for its residents to

make sure they enjoy living there.

User Analysis

Condominium residents, business travelers, and families alike will all find

something to love about the Suntrust Parkview community. A wide range of people can

rent apartments in the complex because they come in many different layouts. Users like

these are some examples of those who could enjoy Suntrust Parkview:

Being near businesses, government buildings and hospitals in Ermita makes

Suntrust Parkview an attractive option for young professionals. The exercise center and

swimming pool in the complex are perfect for their active lifestyle.

● Students: Suntrust Parkview is also an excellent choice for local college

and university students. Students would appreciate the development's

proximity to schools like De La Salle University and Philippine Women's

University, as well as Manila's University of the Philippines.

● Families: The one-, two-, and three-bedroom units in this development are

good for people or families with a small number of children who want to

live in a convenient part of Manila. Families will like how easy it is to use

the features of the development, like the swimming pool and the event

hall.

● Investors: Suntrust Parkview is a great choice for investors who want a

home that will rent well and bring in a lot of money. The development's

accessibility to public transportation, shops, and restaurants in the Ermita

neighborhood makes it a desirable place to live.

Presentation of Results and Findings

This chapter deals with the presentation and analysis of the data gathered from

random residents of Suntrust Parkview concerning the research objectives. This chapter

also contains the summated questionnaire by 200 respondents. Furthermore, the

respondents have also been given the assurance that all the data they will give will be

used for the research and that the identities of the respondents will be confidential.

To accurately draw comparisons between variables, the researchers used two

types of graphs, the pie and bar graph presentation of data. These two types of graph

presentation allows data to be organized for further analysis and allows a large amount

of data to be stored and recognized in a neat format.

Graph 1

Graph 1 shows the distribution of respondents according to age. Majority of the

respondents are between ages 19 to 30 years old. Second are those between ages 31

to 40. Third one are those 18 years old and below. Minority of the respondents are part

of the other age groups.

Graph 2 shows the percentage of results in regards to the respondents’ reason in

choosing Suntrust Parkview. Majority of the respondents chose Suntrust Parkview

because it is near their school. Second is because of the cheap rent. Third one is

because their workplace is nearby. Minority of the respondents chose Suntrust

Parkview because it is near government offices.

over other nearby condominiums because it has something that is not available on

others. On the other hand, minority of the respondents chose Suntrust Parkview even if

it is similar to others.

unit size. Next problem that the respondents chose is that there is no proper ventilation.

Third one is the electricity cut-off. 18 respondents have encountered other problems

that are not on the list.

SUMMARY AND CONCLUSIONS

Summary:

Community planning involves coming up with and putting into action plans that

meet the needs and goals of the people who live there. Stakeholder engagement is a

big part of how well plans work. In this way, case studies are especially helpful because

they can show how community involvement can change the way planning is done.

These studies illustrate why it's crucial for communities to be involved in the

planning and building phases. Members of the community are more likely to care about

the outcome of a project when they have a hand in its development, and their input can

help make sure the final product is what the neighborhood wants and needs. Once

more people in the community feel like they own the place and are proud of how it

turned out, more people may use and enjoy it. When it comes down to it, the extent and

quality of community participation during the planning process have a significant impact

on the success of community planning methods overall.

Conclusion:

Metro Manila is the center of commerce, culture, government, education, and

entertainment of the Philippines. Because of its centrality to business establishments

and educational institutions, a lot of people including foreign nationals, opt to live in the

metro especially now that a lot of condominiums are rising in the different parts of the

area.

The study is all about Suntrust Solana, a two tower condominium located in

Natividad Lopez St, Ermita, Manila, 1000 Metro Manila. With its affordable condominium

units and best location to stay for students and employees as it is placed near

universities and business centers, it became the first choice of its residents to stay in. It

is owned by the Megaworld Corporation which is known for its well-thought-out designs

that emphasizes space-saving and practical elements, giving a high quality comfort and

style tailored to the demands of low-to-moderate-income Filipino families.

The researchers studied that the Parkview is placed in a very strategic location. It

has the perfect balance of everything. It has easier access because of the proximity to

establishments like business establishments, hospitals, and entertainment centers. It is

strategically situated near public transportation hubs, schools, and other establishments

allowing residents and other people in the city to get where they intend to go with ease

and convenience. Because of this, it is much easier to save time, money, and even the

stress of everyday commutes and traffic.
