KNOW ALL MEN BY THESE PRESENTS:

We, SPS. CLAUS BERNARDO E. MONDOÑEDO AND SHERIKA DULCE G. MONDOÑEDO,


married, of legal age, Filipinos and with address at No. 12, Union Civica Street, Brgy. San Isidro,
Quezon City, do hereby name, constitute, and appoint SUZANNE Y. VILLALOBOS, of legal
age, a Filipino, and with residence and postal address at Sta. Maria St. Block 4, Purok 1,
Bayanan, Muntinlupa City, to be our true and lawful attorney-in-fact for us and in our
name, place and stead, to do and perform any and all of the foregoing acts and things,
namely:
1. To act as my representative regarding my property covered by Transfer
Certificate of Title with No. 167-2023005290 registered with the Registry of
Deeds of Bacoor City, Cavite;

2. To transact, process, pay all necessary dues with the BUREAU OF INTERNAL
REVENUE (“BIR”), REGSTRY OF DEEDS (“RD”) and transfer tax with the Assessor's
Office in Bacoor City, and all government agencies, if necessary, regarding the
transferring of tax declaration with the above described property;

3. To sign, execute and deliver to acknowledgment receipt or receipts or such other


instrument or instruments evidencing receipt of the title of the above described
property;

4. To demand, collect and receive the newly issued tax declaration of the above-
described property and all documents on our behalf; and

5. To do any and all actions to give effect the authority mentioned herein.

HEREBY GIVING AND GRANTING unto the above-named attorney-in-fact full


power and authority to do and perform whatsoever is requisite or proper to be done in
or about the premises as fully, to all intents and purposes, as I might lawfully do if
personally present and HEREBY RATIFYING AND CONFIRMING all that said attorney-in-
fact shall lawfully do or cause to be done by virtue thereof.
