Payments will be made thru cash and will be collected by Owner’s Collector, Amado Figueroa, unless otherwise specified by
the owner.
If the tenant failed to pay within ten (10) days after the agreed due date, late charges of 1% of the monthly rate per day will
be applied.
The Security Deposit will be refunded to the tenant if no coverage for damage or utility bills is needed. Tenant will need to
leave the premise one (1) month after the use of advance payment, thus terminating this contract, and returning the keys
to the Landlord.
The Security Deposit will cover for any damage or major repairs to the premise. This Security Deposit will also cover in case
the Tenant fails to pay the utility bills. Any remaining amount in the security deposit will then be returned to the tenant five
(5) days after damages/utility bills are paid.
V. UTILITIES
Tenants will be responsible for paying all utilities like electricity, water, gas, telephone, cable, and internet.
VI. UTILITIES
Tenant shall keep the premises in good condition.
The Tenant will be responsible in fixing any damage caused while living in the premise.
Written permission from the landlord is needed for any alterations or major transformations. Any fixtures added by the
Tenant can still be removed upon termination of the contract provided that any damage to take out the fixture will be
shouldered by the tenant thru the security deposit.
The Landlord may enter the premises for the purposes of inspection, repair, maintenance, and emergency.
VII. OCCUPANCY
The Number of occupants is limited to 5. It will only be occupied by the Tenant and close relation with the tenant.
Tenants are not allowed to have the premise be occupied by an enemy of the state or anyone with current criminal or legal
case.
Tenants agree not to use the premises in a way to disturb the peace in the neighborhood.
IX. ABANDONMENT
If the Tenant abandons the house, the Landlord has the right to enter the house by any means without liabilities.
The Landlord is allowed to presume that Tenant abandoned the premise if the furniture and other items were removed.
If the house is unoccupied for a period of 15 consecutive days without written notification to the Landlord, it will be
considered as abandonment.
X. AMENDMENTS
This Agreement can only be changed or modified through the written consent of both parties.
We, the undersigned, hereby agreed that we have read this agreement and bounded by its terms and conditions.
