A. PROJECT TITLE AND GENERAL DESCRIPTION


A Proposed Restaurant Plaza on a Project Site Having a 7.0% Slope

B. STATEMENT OF THE PROBLEM


An up-and-coming developer has decided that its newly acquired property with
a total lot area (the “TLA”) of five thousand and forty square meters (5,040sqm.)
will be developed to host a restaurant plaza (the “Project”). The property is
zoned as C-2and is located somewhere in the less busy parts of Pasig City (the
“Project Site”).

1. The project will be a one-storey restaurant plaza for ten restaurants.


The centerpiece of the design is an open garden located in the
middle of the building. The dining spaces and the restaurants will be
designed around this open garden.
2. The owner has decided that the front and rear setbacks for the project
will be twelve meters (12.00 m.), while each side of the lot will have a
thirteen-meter (13.00 m.) deep setback. The side and the rear setbacks
will serve as driveways around the building, with perpendicular parking
slots located inside the side setbacks (close to the building). The rear
will serve as short-term service parking.
3. An open garden and a lobby will be located in the middle of the
building. The lobby will be located at the front, facing north.
4. The building will have ten enclosed tenant spaces, equally sized, each
of which will host a tenant (restaurant). There will be five tenant spaces
on each side of the open garden/lobby in the middle. Each such
enclosed tenant space will measure 72.00 sqm and will house the
kitchen and food preparation areas only (dining areas are outdoors).
5. The lobby will be located in the middle front portion of the building,
between the two tenant spaces in front. The lobby will be 9.60 m.
deep and will have an area of 278.40 sqm.
6. There will be a six-meter (6.00 m.) deep corridor on each side of the
open garden, fronting the eight tenant spaces at the rear and
terminating at the lobby on the north side. These corridors are
designed to serve as outdoor dining areas overlooking the garden. The
corridors will be continuous strips and will not have any partitions.
7. The lobby will front the open garden in the middle. This open garden
will measure approximately 650.00 sqm. in area and will be
landscaped exclusively with flora that are endemic to the Philippines.
The garden will be used as a flexible space and will, from time to time,
host a variety of outdoor functions like art exhibitions or musical
performances.
8. There will be a three-meter (3.0 m.) deep sidewalk at the front of the
building, oriented parallel to the RROW. This sidewalk will be part of the
front setback. This sidewalk will lead towards the aforementioned
lobby.

For greater market acceptance, the owner has agreed to lease parking slots in
the neighboring parking facility to better serve the patrons of the restaurant
plaza.

C. PROJECT SITE FEATURES


The project site is rectangular in shape and is an inside lot with a seventy meter
(70.0 m.) wide frontage. The project site uniformly slopes at eight percent (7.0%)
towards a twenty-meter (20.0 m.) wide road right-of-way (RROW) located in front
and towards the north. The said RROW has 2.40 m. wide sidewalks on each side.
To the left of the project site is a commercial parking building. To its right is an
mixed-use building housing commercial spaces at the ground floor and
apartment units at the upper floors. To the rear of the project site is a vacant lot.

D. DESIGN OBJECTIVES
a. To design a restaurant plaza, marketable and attractive to middle income
renters/lessees;
b. To design the restaurant building in a way that can maximize rentals and
leases for the developer; and
c. To design a building that will serve as a landmark in the project area, with
sustainable plan/design features and deliverable at the least cost.
