RENT AGREEMENT
Sri Someswar Nath f,lahadev Trust (Reg. No- 2487) with its Head Office at "3d Floor, Jagdamba
Tower, Sahdev tlahto ilarg, Boring Road, Patna represented by Nitesh Kumar, Director hereinafter
referred toas LICEil$EE, SECOilD PARry (which expression shall unless excluded by or repugnant to
the context to include the successors and administrators) on the OTHER PART.
WHEREAS, the Firct Party is the absolute Owner of a house located at Flat No. 204, 2d Floor, H.No'
3Sg A , Road No..SB, Uma Bhawan, Ashok Nagar, Ranchi, Jharkhand, Pin$34002 hereinafter
to be
called as "the said premises", more exfraustibly described in "THE SCHEDULE'herein below"

AND WHEREAS, the Fkst Party has agreed to grant exclusive license for the use of the said

the Second Party, for a period of Twelve mon8ts. This agreement will continue for next 4 to 5
subject to mutual agreed and renewal of the same agreement.
Al{o WHEREAS, both the parties in ttreir free sonsent, healthy $ate of mind and being into cunsensus-
a&idem, have mutually agreed respectively to grant and accept the license on the terms and conditions
as written hereinafter.

AS FoLLows:
1. That the First Party has agreed to give license for using the said premises for business purpose to
the Second pa*y ior a m6nthly feis of Rs. 33,000/-(Rupees Thirty Three thousand only), tur a
period of 12 months starting from 05'10'2021 to 04'10'2022.
2. The Licensee will keep a sum of Rs. 66,fi)0l{Rupees Sixty six thousand only} as intercst free
security deposit with ihe Licensor throughout the tenure of the license, which is adjustable by the
Ucensoi to the Ucensee at notice period & end of the tenure of the License.
That in case of early termination of the agreement the Licensor has to return back the interest ftee
security deposit, to ihe Licensee before the Licensee leaves the said premises after adjustment of
cost of minor damages, if anY.
4. The Licensee will transfer the monthly rent payment to the Bank Account of First within lOs of
every month.

That the agreement will be renewed after 12 months, every after 12 months this agreement license
fee will belncreased by 5% for next 12 months and terms and conditions will be unchanged for the
same period.
6. The licence fee is to be deposited in the bank aceount of the Licensor (Upendra Kumar Sinha )
7. The Licensee undertakes to maintain the said prernises in good working order and condition norYnal
wear and tear is expected
8. The Licensee shall be liabte to pay the charges for electricity consumed in the said premises-
9. The Licensor also gives his express permission to the LicGnsee to ftle for all legal and statutory
requirements related to the premises (including trade license, ESIC, EPF, GST, Bank Shops & Estb-
Aci etc.)and assures the Licensee of his co-operation in following the laws of the land.
10. The Licensee shall use the said premises for its office purposes
11. The Licensor also gives his express permission to put up the name place/signboard of the Licensee
at an appropriate and conspicuous place in the building-
12. The Licensee shall not assign, sublet, transfer or in any other manner, part with possession of the
said premises or any part thereof without the Licensor's consents in writing.
13. The Licensor will provide 24 hours running water supply to the said premises.
14 The Licensee shall allow the Licensor or his authorized agents to enter into the said premises
during the day time to affect any repairs provided the Licensor has given at least 24 hours notice
in
advance.
15. All past, current and future tax liabilities arising from the prernises (property tax, rental income tax,
etc.) by local, state and central authorities shall be borne by the Licensor.
16. The Licensor may terminate the tenancy at any time by giving two calendar month's notice in writing
to the Licensee.
17. The Licensee may also tenninate the tenancy at any time by giving two calendar month's notice in
writing to the Licensor.
1g. The Licensor and the Licensee hereby agreed that the agreement shall be renewed for such further
period and upon such ternrs and conditions with increasing of 5% annually as mutually agreed.
19. That the TDS will be deducted from Licensor account, as applicable and Licensor will produce the
pAN copy. ln case of non-production of the PAN copy, higher rates, as applicable for TDS will be
