if i could give this apartment complex -1000 stars i would. Terrible maintenance, terrible receptionist at the front, neighbors that will call the cops for literally walking around your apartment, rude people that work there. our rent was one price whenever we first got there, and then it was $300 more months later. The property is always dirty, there's always trash in the water in the front, Whenever we moved out they charged us $4000 . We only had $300 of damage which took accountability for, but they went to charge us more, for things they told us we weren't going to have to pay for. They scam you out of your money. This is probably the worst apartment complex I've ever lived in

Living at the beach is a great change for my family and I. We love it here! The maintenance and office team are the best too! Tracy, Ursula, Amber, James and Tito are a great team!

If you enjoy the beach this is the place for you. Everything around is easily accessible by foot or a bike. The pool is nice and I loved that it is cleaned regularly. Having a gym on the property has kept me motivated. They have an amazing space next to the offices to study or even play pool. We did have a bad bug problem but they were able to fix that in a timely matter. Everyone I see around is so friendly and says hi. Overall I really enjoy living here and the location is great!!

This place would be great if management would perform regular upkeep. They are slow to perform repairs or pay for services. Have a gym and pool bathrooms but do nothing to clean them. Property manager and assistant manager are non-existent even though they are on the property everyday. Can't just walk in to see them, have to make an appointment even for simple requests. Inefficient with processing paperwork which cost you money in extra fees or rent increases. The only saving grace is the leasing agent, Amber. She advocates for residents and pushes to get what seem like simple repairs or improvements done.

Worst tour I've ever been on. Woman didn't speak to me while walking me around. Was incredibly awkward. She also was stunned to see me for my set appointment time and was very standoffish. I felt like an inconvenience to her. Place looks run down. Photos don't do it justice they are highly edited. They've done some Reno's to some apartments which is nice, but the overall place looks tired. And the surrounding area is sketchy. No space for dogs. Pool area also very tired. Needs help. Wouldn't recommend!! Would not choose to live there over the several other options available. It is also overpriced for what you get!

Nice place but you can literally hear every sound from your next door and upstairs neighbors due to poor insulation.

My wife and I moved from CA to FL last August. Our house in CA sold much more quickly than we anticipated,having to rent a place to live site unseen. From our first contact, the staff at the Beach House were courteous and professional. We took a leap of faith and rented. Excellent decision on our part and excellent care of us on the part of Beach House. We found the accommodations, the upkeep, the pool and grill area, the view all exceptional. The office was a pleasure to work with in our transition in, during the rental and with our transition out after we purchased our FL home. Art, the maintenance and grounds manager, goes out of his way to keep things up and to meet the needs of tenants. We would recommend the Beach House to anyone looking to rent in the Jacksonville Beach area. Dan & Dori Terrell.

We have friends who moved in over 3 years ago, so we visit almost every other day and talk daily. I am doing the review so it keeps the current tenants from having any issues for a bad review. I live in a competing complex just down the road and they now want to move here bc the property that used to be very well taken care of and very nice, has just completely gone down hill unfortunately. For the 2k rent they pay for rent, they could be in a MUCH nicer and closer to the water condo or apartment. The trash you see all over the property is awful and the dog crap is EVERYWHERE, seriously! I think its just "suggested" you clean up after your dog and if you are not a pet owner you can really get mad about stepping into dog crap! Now the major problem they now are having that they never had is the CATS, They allow people to leave Cat bowls out and now the RACOONS are on the property, i think its really trashy to allow "food bowls" lying around the property just out in front for everyone to see and none says anything? Save your 2 grand and go to a much nicer place where you can walk around in peace from stray cats and dog crap and trash everywhere...js
