- No income, no asset (NINA) is a term used in the United States mortgage industry to describe one of many documentation types which lenders may allow when underwriting a mortgage. A loan issued under such circumstances may be referred to as a NINA loan or NINJA loan. NINA programs are ostensibly created for those with hard to verify incomes (waiters, etc.) but in actuality have been popularly used in situations where aggressive mortgage lenders and brokers did not want any trouble qualifying otherwise non-qualifying loans, thus becoming a significant factor in the subprime lending crisis. A significant number of NINA loans were never possible for the applicant to repay and have resulted in defaults for this reason, as laid out in detail by investigative reporters, including the reporting of This American Life and Planet Money that culminated in the Peabody- and Polk- award winning episode "The Giant Pool of Money." - Een NINJA- of NINA-lening is een lening gegeven aan individuen zonder inkomen en bezittingen en behoort daarmee tot de categorie . Vandaar het Engelstalige acroniem NINA: No Income, No Assets. Of NINJA: No Income, No Job, and Assets. De term kwam in 2007 in het nieuws door de kredietcrisis in de Verenigde Staten. NINJA-leningen kunnen bestaan bij de gratie van een steeds hoger gewaardeerd onderpand, doorgaans een huis. Doordat de lener zonder baan of bezit de renteverplichtingen niet kan voldoen, worden deze bij de hoofdsom opgeteld. Hierdoor neemt de totale uitstaande schuld toe. Dit systeem levert geen problemen op zolang het onderpand gelijk of meer in waarde stijgt dan de schuld plus rente. Toen de huizenmarkt in de VS zich rond 2006 stabiliseerde en huizenprijzen minder hard stegen dan voorheen, werd een negatieve spiraal in werking gezet die mede aan de basis van de kredietcrisis stond.
