RiseBoro Community Partnership and Slate Property Group have launched leasing at Baisley Pond Park Residences, a redevelopment project at 143-06 135th Avenue in South Jamaica, Queens. The project involves the conversion of the former JFK Hilton Hotel into 318 affordable apartments, including supportive units for formerly homeless residents. Designed by Aufgang Architects, it is the first hotel-to-housing conversion completed under New York State’s Housing Our Neighbors with Dignity Act (HONDA).

JFK Airport Hotel To Be Converted Into Affordable Housing at 144-02 135th Avenue in South Jamaica, Queens

Slate Property Group and RiseBoro Community Partnership have completed the acquisition of the former JFK Hilton Hotel at 144-02 135th Avenue in South Jamaica, Queens, paving the way for a landmark affordable housing project. This initiative marks the first-ever conversion of a former hotel into permanently affordable housing under New York’s Housing Our Neighbors with Dignity Act (HONDA).

Construction has broken ground for Archer Towers, one of the tallest residential structures in Jamaica, Queens. Designed by Studio V Architecture and developed by BRP Companies, the 24-story development is located at 163-05 Archer Avenue and will include a mix of apartments, retail space, and parking.

Shorewood Real Estate Group recently celebrated the commencement of construction at 160-05 Archer Avenue, a 24-story mixed-use development in Jamaica, Queens. Designed by Hill West Architects, the building will officially debut as One Archer Avenue.

Twin Two-Story, Two-Family Houses Coming to 142-07 115th Avenue, South Jamaica

A South Richmond Hills-based corporation has filed applications for twin two-story, two-family houses at 142-07 and 142-09 115th Avenue, in South Jamaica. The buildings will each measure 3,082 square feet. Across both, the apartments should average 1,028 square feet apiece, indicative of units with family-sized configurations. Each house will come with one off-street parking space. Kew Gardens-based Tabriz Group Design is the architect of record. The 6,000-square-foot lot is occupied by a single-story house. Demolition permits were filed October.

Another 14-Story, 82-Unit Affordable Residential Building Filed at 127-10 Locust Manor Lane, South Jamaica

D&F Development Group has recently filed applications for another 82-unit residential building, at 127-10 Locust Manor Lane, within their multi-building Locust Manor Estates development in South Jamaica. The project will rise 14 stories and measure 89,382 square feet. Its residential units should average 1,029 square feet apiece, indicative of family-sized configurations. All of the apartments will be subsidized rentals. Amenities include a community room, a 29-car parking garage, storage for 41 bikes, tenant storage, and laundry facilities. Gerald J. Caliendo’s Briarwood-based architecture firm is the architect of record.

Three-Story, Three-Unit Residential Project Coming To 142-37 Rockaway Boulevard, South Jamaica

Taneshwar Sukhdeo, doing business as an anonymous Ozone Park-based LLC, has filed applications for a three-story, three-unit residential building, at 142-37 Rockaway Boulevard, in South Jamaica. The new building will measure 4,260 square feet and its residential units should average a spacious 1,065 square feet apiece, indicative of family-sized configurations. Each of the apartments will span a full floor. Olabanji B. Awosika’s Jamaica-based Banji Awosika Architect is the architect of record. The 34-foot-wide, 2,910-square-foot lot is currently vacant.

Two Hotel Buildings Totaling 545 Rooms Filed At 144-02 135th Avenue, South Jamaica

Tennessee-based Chartwell Hospitality has filed applications for two hotel buildings that would rise on the roughly 80,000 square-foot parking lot immediately east of the Hilton New York JFK Airport, located at 144-02 135th Avenue in South Jamaica. The larger hotel planned is an 11-story, 362-key building measuring 158,892 square feet in total. Rooms would average 439 square feet apiece. The second hotel would be a 12-story, 183-key structure measuring 84,664 square feet. In that building, rooms would average a slightly larger 463 square feet apiece. Gene Kaufman is the architect of record for both hotels, according to The Real Deal.
