The Christmas Project was a sweet romance following two former friends who must overcome their past to work together to save a historic building.

Mariana Vasquez has always been passionate about historic preservation with the Brampton Mansion in Baltimore being her newest project. But to save the building, Mariana has to get a designer showcase pulled off by Christmas and one of her designers just dropped out. After his latest renovation project goes off track, Scott Ashford needs a new project with great publicity to smooth things over. The offer to help restore the Brampton Mansion is the perfect project but it's being headed up by the friend he abandoned ten years ago on his journey to the top. With barely enough time to finish the project by Christmas, Mariana and Scott will need to work closely bringing up a lot of old feelings.

Mariana and Scott were incredibly close in graduate school before Scott abruptly dropped Mariana and their plans to work together after graduation. To be honest I had a hard time forgiving Scott for what he did as he did it purely to advance his own career with no regard for Mariana. It does take the pair quite a while to work through their issues because of this and ultimately the romance takes a while to develop because of that. If you're a fan of slow-moving romances then this book is perfect for that. Also, this romance does not contain explicit scenes between the characters so if that's the kind of romance you like then this book falls into that category. Personally I prefer my romances to be more on the steamier side so I was a bit disappointed by that aspect. The book does end with not all of the couple's issues worked out and I would have liked an epilogue or something showing how things worked out for the pair.

Overall The Christmas Project was an enjoyable read and I would recommend it if you're looking for a cute holiday read.

Set in Baltimore, Maryland, the fate of a historic home hangs in the balance if the project manager can’t deliver it fully restored by the night of the Christmas Showcase to prove to the mayor and city council that it is worth saving and will make a wonderful small event space. A woman must swallow her pride and reach out to the man who left her in a lurch after grad school. This holiday story featured two characters still figuring out their lives, atoning for past mistakes, forgiveness and understanding, and friendship that turned to love. I enjoyed The Christmas Project quite a bit, but felt like the story got a bit bogged down in the restoration project and therefore the romance angle got lost.

Mariana Vasquez realized she’d bitten off more than she could chew when one of her designers fell through the steps of the Brampton Mansion damaging his leg and leaving him unable to help finish the project in the three weeks she had left to do it. Her boss was on her back and she knew the only way to bring it in on time was to swallow her pride and contact her once best friend and the man who broke her heart when he walked away from their plan of opening their own firm. It won’t be easy working with him again, but for this project she’d do just about anything.

Feeling a bit down and out after his latest project became a PR nightmare for his firm, Scott Ashford was surprised by the gift basket that arrived in his NYC office filled with Baltimore and Maryland treats along with a request from his once best friend Mariana who has asked for him immediate help, he knew that not only would he go but it was way past time he apologized for his past mistakes.

Once Mariana and Scott got past the initial clumsiness of being around one another again it was easy to see the friendship that had once met so much to each other. While they both often thought about their past and the feelings they had towards one another, I never really quite felt romantic feelings between them. Fondness? Absolutely. A close friendship based on mutual respect and admiration? For sure. But that heat you expect to feel and Mariana’s friend claimed she saw? I didn’t feel it. Had they had more alone time together where they weren’t in crisis about the project or jumping through PR hoops to get the project out into the media, maybe I would have but they had almost NO alone time throughout this book and thusly, I didn’t feel a romantic connection between them. That being said, I liked this story and found the restoration project interesting. I also felt like we got to know Scott really well, his motivation for bailing on Mariana ten years prior, why he worked on this project pro bono, his work with the Big Brother’s project, and how he was dealing with the fallout of his last project. However, we really didn’t get the same from Mariana and it would have been nice if that had happened.

A word of warning to my romance loving friends, there is one shared kiss and that’s it in this book, and other than a big Thanksgiving gathering, they were together alone that wasn’t for the promotion of the project. So if you are expecting more, it doesn’t happen.

As a feel good Christmas miracle holiday story, The Christmas Project works, but as a holiday romance not so much in my opinion. It was lacking time spent together not involving the project for that to happen.

The Christmas Project by Christi Barth is another one of her wonderful standalone romances. Mariana Vasquez, our heroine, lives in Baltimore, Maryland, and is currently in charge of restoring the historic Brampton Mansion. The mansion has fallen apart over the years, and Mariana is determined to give the mansion a second chance to bring it back to what it once was; using top designers to fix the mansion before Christmas to have a showcase. But just when only a few weeks are left, one of the designers is injured falling through the steps, unable to return to the mansion. Mariana is desperate, since the town will demolish the building, if it cannot be fixed in time; her boss is putting pressure on her, and she makes a decision to bring back an old friend, to finish the job; but it has been 10 years, and she has not forgotten that he walked away from her.

Scott Ashford, our hero, is surprised when he receives a gift basket in his New York office, from a friend he hasn’t seen in years. Scott is coming off a bad project, and when Mariana asks him to help her finish the restoration of the famous Brampton Mansion, he is thrilled and jumps at the chance to work at the mansion, as well as to see her again, including rebuilding his confidence

Mariana is happy Scott accepted the pro bono work he will do, as he is one of the best designers. She tries to keep the past in the background, as her reputation is also on the line. In a short time, Mariana and Scott renew their friendship, as they work closely together, especially with the time element. At dinner one night, she confronts him why he walked from her, never to be seen again. Scott apologized, but told her what actually happened and how his move was a lifetime opportunity that helped make his career; he says he regrets leaving her and thought about her often,

Mariana learns more about Scott’s becoming a major interior designer over the last 10 years, as well as knowing more about his family. They spend more time together, as they attend fundraisers to promote the upcoming Christmas showcase, and some of their old sparks ignite. Can Mariana trust Scott?

The Christmas Project was a delightful, sweet, heartwarming friends to lover’s romance, with wonderful appeal of the holiday season. Christi Barth gives us another fabulous holiday themed story, that was very well written. If you enjoy pure romance, second chances and a wonderful couple, you should read The Christmas Project.

Christi Barth is a new-to-me author and I found The Christmas Project to be a pleasant surprise- it is truly a wonderful holiday story! This is the second-chance romance story of Scott and Mariana, two college bff's. They reconnect as they work to save and renovate a historical, dilapidated mansion located on the shores of Baltimore, MD. The Christmas Project features a nice spin on the traditional college-friends-second-chance-romance plot. It is a nice quick, well written, and engaging book that I really found myself connecting with. The overall themes of this book are love, forgiveness, trust, friendship, and Christmas. I look forward to reading more books by Christi Barth in the future.

I received a complimentary copy of this book via NetGalley and I am voluntarily reviewing it.

I can see this story being turned into a Hallmark movie. It was a very sweet and clean romance.

The setting is Baltimore, MD. A historic mansion is desperately in need of restoration. The problem is if it can't support itself, it will be demolished. It is up to Mariana Vasquez to accomplish the task. A big problem is one of the bigger designer has quit and fallen through one of the treads of the staircase. She is down a designer and now there is a safety hazard on site! The only one who can save the mansion is her BFF from 10 years old. Unfortunately he left her after grad school to make a name for himself in New York City instead of starting a business with her as they planned.

Scott Ashford, is a big-time designer but there was a snafu on his last project. Scott received a gift package with all the wonderful treats from Baltimore. He knows a bribe when he sees one. The only thing, getting away and working on this charity project with his old BBF, Mariana, is how he left her. He left and then sent her an email!! Ouch! This project though is one that he also needs desperately.

This story is about two people overcoming their past to create a masterpiece of a time-capsule in the form of the mansion. Can these two survive the hurts and mistrust to get the job done? You will have to read the story for yourself.

I adored the dual POV format. Getting the glimpse into both of the characters thoughts, really help me as a reader to connect to them, this was especially true for me on Scott's side.

If you love a sweet, clean romance with a Christmas time setting, then you should give this a try. The only down side for me, it was a HFN ending and not a HEA. I wished there was an Epilogue with their future being nicely tied up together. To me that is the ultimate in romance.

Mariana's holiday showcase house/ historical reno project has just run into a major obstacle. With a do or die deadline looming, there's only one person who can fix it, but she hasn't spoken to him in ten years...

Scott left Maryland, and Mariana, behind for a once-in-a-lifetime opportunity in NY after graduation. When Mariana contacts him, he says yes. His firm could use the good PR, plus he needs to make amends to the one person he hurt.

Finding the project is doable, but it will take every second Scott has till the deadline, and he digs in. Scott thinks he's in control, but it's obvious Mariana is the one actually holding things together.. and micromanaging.

In addition to the project, they're hitting every Baltimore event to get good press for the fundraiser to save the historic mansion post-showcase. Spending time together is like old times when they were besties in grad school. Old sparks ignite, and the feelings are there, but Scott's headed back to NY, and Mariana doesn't have time for complications.

It will take a grand gesture from Scott to prove he's worth the effort while Mariana learns it's okay to delegate work to others. If they could only sort out the feelings between them and take a risk... on what may be love... they might find a way to be together.

A friends-to-love, second chance romance peppered with scenes from Baltimore at Christmas makes a wonderful holiday romance.

This is basically a story about redemption and correcting wrongs and giving yourself a second chance at something you should never have walked away from

Mariana Vasquez and Scott Ashford have history they should have been partners both privately and professionally but Scott walked away breaking Mariana's heart. Now they both have dilemmas and could be the answer to one another's problems Marianna has a historic home and only three weeks to finish it but her partner has fallen through the floor and broken his leg and she neds help Scot's last job had been a disaster and he needs redemption. Working together can they save Baltimore House and can the reestablish a friendship that is so much more You will have to read to see

If you are looking for a special holiday romance, look no further! The Christmas Project is a must read this year!

What an quick fun enjoyable read. A second chance romance between 2 interior designers and an old mansion in Baltimore in need of a major refurbishment along with a quick turn around time made for fun reading. Both Mariana and Scott were good characters who had been friends in graduate school and were now trying to become friends once again. It was a sweet romance.

This book had some of my favorite things. Christmas romances and second chances at love. I really enjoyed this sweet and heartwarming romance. It got me excited for the holiday season. Christi Barth has very quickly become one of my favorite authors. This story was well written and kept me interested until the end. That isn't the case with every book. Huge thanks to Netgalley and the publisher for allowing me to read and review this wonderful book.

Feel good stories do not get any better than The Christmas Project. Add in a second chance at love and it is a perfect story for Christmas or anytime.

This book is totally Christi Barth's love letter to Baltimore and Maryland - as much as it is a second chance love story between Mariana and Scott. Mariana and Scott met in graduate school and were a non-romantic pair throughout that time. They were each other's best friend and support network and planned to open a business together after graduation. Then Scott got an opportunity of a lifetime and left Mariana and Baltimore to go after it without a backward glance.

He definitely was in the wrong - and spends a good portion of the book showing he knows what he did wrong and is going to make things right with Mariana. I will say, however, that it was EXTREMELY refreshing that once the apologies have been made and Scott shows Mariana he means it - she makes a point of not continuing to hold it over his head. I adored that - and it really showed the growth of the characters.

This is very much a slow burn - and has only closed door sexy-times. But that really fits with the characters. I also liked the diversity of the book - which mirrors the diversity of the city it is set in.

Overall - this is a solid book and a sweet holiday romance.

The Christmas Project is a gorgeous friends to lovers story with the plot revolving around renovating and dressing up a stately old mansion. I love renovation stories and this one is just charming. Mariana and Scott make excellent stars of the show and Scott’s offsider Winston is fabulous. I liked that he’d come into his job via the Big Brother program and that renovation-architect-to-the-stars Scott makes time in his busy life to mentor Winston. Mariana’s boss Greg and the city politicians irritated me a little but putting them aside this was a delightful Christmas romance.

It's always a treat to catch up with some holiday romance during November and December -- especially when the stories have a little holiday magic. In The Christmas Project, Mariana Vasquez is in trouble with the historical renovation she's managing. It could mean dire consequences if she doesn't get the project completed on time. The one person she can think of to help finish the project is probably the last person she'd want to see under normal circumstances.

Scott Ashford is established as a highly sought-after historical renovation expert in New York City. Ten years ago, he left Mariana unexpectedly, dashing her hopes that they would be partners in work, and maybe in love, too. But after the way he left her, she's not eager to open herself up to that sort of heartache again -- but she'd love to know why he left when he did.

With Scott's expertise on board, Mariana has more time to examine just what happened between them ten years ago in between handling the usual catastrophes of electrical and missing materials. The Christmas Project is a sweet second chance romance holiday story that I found entertaining and interesting.

I really liked the fact that Scott and Mariana were serious about their chosen professions and some of the decisions they made were based on what was best for their career rather than what was in their hearts. I suspect that many career-minded reader can relate to this situation -- I know I did and it was what kept me reading.

It takes most of this novella for Scott and Mariana to put aside pride and guilt and really talk to each other about their feelings, but when it happens it's just so doggone wonderful. Scott is terrific. I really liked his easy-going attitude. Mariana has a bit more to work through, namely a ten year old broken heart, so it takes some time for her to see that she's got another chance at happiness.

Things do happen very quickly at the end and I wished for a little more build-up to the big moment, but it didn't diminish my overall enjoyment of the story.

So if you are looking for a second chance holiday romance between two career minded professionals, The Christmas Project might be just right for you, too.

I received this arc of The Christmas Project by Christi Barth from Tule Publishing in exchange for an honest review. This is a standalone holiday read that takes place in Baltimore. We meet Mariana Vasquez who is working on a historical renovation project for the city. She is the lead has had a set back when one of her designers had an accident on site and quit the project. Her boss threatens to shut down the whole project as he isn’t confident they can finish it properly in time. Mariana realizes the only person who can help her finish the project and save the mansion that will be destroyed if they fail, is her ex best friend from grad school, Scott Ashford. She will have to suck up her pride and contact Scott after 10 years of not being in touch.

Scott has his own business in NYC with his friend Kent, doing renovation work as well. He recently had a public failure that led him to step back and re-examine his goals and plans. He is all about the showy, big name projects and when the request for help with the historical mansion comes to him, he accepts to try and improve his reputation. He and his assistant move to Baltimore for the 3 weeks left on the project and immediately get immersed in the work.

It turns out that he and Mariana ended their relationship on a sour note and that’s why there’s been no contact in 10 years. They had been best friends and planned to start a partnership to work on historical restorations. Scott ghosted her with no explanation and moved away. He does finally explain to Mariana his reasons for his actions and offers multiple apologies for his actions. This allows then to work together on the project more comfortably. As they spend time together, both secretly realize they had feelings for the other that still exist. Both are too proud to reveal this as they fear rejection. There is a lot of angst as the two navigate around their feelings.

Besides the romance, I also enjoyed the aspects that talk about the historical renovations and some of the area history shared by the author. The interactions between the characters were very interesting as well as the back stories for Scott and his assistant. This was an enjoyable holiday read that I recommend.

When was a knock on an office door more than a knock? When Mariana Vasquez knew it signaled the end of the project of her heart.
Her head jerked up as her boss entered a moment later. Greg’s shaved head swiped along the bottom fringe of the green tinsel garland along the lintel.
It did not make him smile. It did not appear to imbue him with Christmas cheer.
Scott Ashford had his legs extended, Gucci loafers atop his glass desktop.
Putting his legs up gave him a natural shelf for his tablet, leaving one hand free to scroll. Today’s scrolling was through beachfront hotels in Mexico— adjacent to worthwhile Mayan ruins, of course.
Yesterday’s scrolling had been through beachfront hotels in Costa Rica— adjacent to ziplining.
I recommend reading.

I am thankful to get an ARC for this book and this book gave me totally Christmas vibes!!! I have been looking for a lot of Christmas books to read and this book really brought me the mood for Christmas even though we did not have Thanksgiving yet 😂

I am usually not a huge fan of second chance romance but I really enjoyed this book due to all the emotions this book made me go through and especially the Christmas project made me smile and giggle to myself HAHAHA

The chemistry between Mariana and Scott were well done especially during their time when fixing up their projects but the portion where these characters do not talk deep about their past really had me shaken up!!! The tension of one giving up on the other is not deeply felt and it felt natural for Mariana and Scott to be there for each other :)

My favorite part is how the concept of this book is about two interior designers falling in love with each other after being 10 years apart! I have never read a book about the main characters being interior designers but this book really did a great job highlighting both their jobs and passion and the romance between each characters! Usually if the characters are 10 years apart, its hard to create a plot with great chemistry between the characters but the Christmas Project was fantastic with this role!!!

Mariana and Scott are both interior designers and both have their own projects to complete. They haven’t met each other for the past 10 years and the project requires their path to overlap, will this project be a second chance for Mariana and Scott to fall in love with each other or will they find no love and leave each other once their project is over?

I love Christmas romance stories. I usually enjoy every one that I read, so I was excited to get to this one. Unfortunately, it fell really flat for me and I was finding myself anxious to just have it over. I have no intentions of bashing this book because there was nothing inherently bad. I just want to highlight a few aspects that I did not enjoy.

This book had a lot of time jumps. I have no idea how long this book took place. There was a specific chapter I remember that ended on the main characters in a fight, and then the start of the very next chapter they were in a completely different location hanging out, fight forgotten. I also had trouble deciphering who was speaking. All the characters sounded the same and I would get lost in a conversation. We also didn't get any Christmas vibes until about 35% of the way through. Even then, it did not feel as Christmas-y as I would like.

I did not feel any chemistry between the two characters. The only thing they had going for them was loving each other for over 10 years. It was hard to really care about their relationship when I did not feel anything.

Sadly, this was not for me, but I hope others enjoy it more!

This is an honest review for an ARC that I revived on NetGalley.

This is the story about Mariana Vasquez who is put in charge of restoring Brampton Mansion, a historic home she had loved since she was a child, back to it's former glory. She decides to raise the money for the city by having a Christmas Showcase. She is hoping the prove to the city of Baltimore that this old house is actually worth saving and using as a community space for the area.

When the other designer who is supposed to help Mariana finish the project breaks his leg, Mariana turns to an old friend Scott Ashford who she has not spoken to in year. Scott agrees to help because his last renovation project turned into a PR nightmare and he wants to start over fresh. He also wants to make amends for leaving Mariana after graduation 10 years ago.

I won't give away more than this because of spoilers but over all this is a delightful Christmas story that of course has a happy ending that we all want. If you enjoy romances with friends-to-lovers and second chances, then you will enjoy this book.

Except the project seems jinxed and she needs a designer that can work some magic on a short deadline.

Scott Ashford has taken a hit to his business and his confidence after his last renovation and needs a new project that he challenges him and is good publicity. When his old friend who he hasn’t spoken to or rather has been spoken to by comes to him with the perfect project to donate his time and money to he jumps at the chance to not only mend the mansion but also his relationship with Mariana.

What I Loved: I always love a dual point of view. I liked this couple and even though you know right away that they belong together the characters are engaging and so likeable you want to go along for their ride.

What I Liked: A sweet Christmas romance that can easily be seen as a Hallmark movie! I liked the supporting characters also. Mariana’s assistant and Scott’s partner complete the picture. I also enjoyed the realism and juxtaposition of two people who are both career focused, but in different places and success in their careers. A lot of time a romance will be all heart decisions, but this one has some head decisions sprinkled in there.

What I Would Change: Although I loved the story, the ending seemed a little rushed. A higher climb to the climax and a slower build would have made this a 5 star book, but still a great read.

If you are looking for a second chance Christmas romance then jump into the Christmas project, you will not be disappointed.

The Christmas Project is similar to the Love Lottery Series also by Christi Barth because it involves a renovation of property. However, the characters are different from the ones in her last series. Saving a historical mansion brings Mariana Vasquez and Scott Ashford back together. I have a great fondness for second chance romance so I was cheering these two along with renovating the building and their relationship.

This Christmas mansion rescue story is a charming one with a couple of hard working, smart and imaginative characters. This is a feel good story makes you a believer in getting and giving second chances.

Christi Barth’s latest book, The Christmas Project, is rife with all the goodness that will have you feeling the Christmas spirit. From once best friends to rediscovery, and the love that even years and distance can’t diminish, Ms Barth has crafted two characters in Scott and Mariana who will live in your heart long after the story has ended. Along with strong secondary characters, who are relatable with multi dimensional personalities, you’ll find yourself drawn in, invested, and engaged from the story’s onset.

This is one feel good holiday story that in its originality will have you emotionally invested and surely saddened when it reaches its HEA end.

Thanks to Netgalley for this ARC.

I'm from Maryland so I was really excited to see a book take place in Baltimore! I get tired of the same old settings like New York. This book really got me in the Christmas spirit and showed the magic of a Christmas in Baltimore. I kept picturing the Clyburn Arboretum as I was reading this (even though it isn't by the harbor). I also really enjoy visiting historic houses so that was fun to read about. Being set in Baltimore with an historic house restoration made this book very unique.

This was a sweet, second chance, Christmas romance—but kind of low on the actual romance. The story revolves around Mariana and Scott who were best friends who both secretly longed for more during grad school. With plans to become partners in a restoration business after graduation, Scott up and leaves Mariana for “greener pastures.”

Fast forward ten years and Mariana has to put aside her pride and hurt to reach out to Scott to help save a historic building project she is desperately working on. The two have to figure out how to work together again after all these years, reestablish a professional and personal relationship, overcome past hurts and find forgiveness as well as discover if what they have rebuilt with each other now is worth saving like their historic building project…

The one remark in this book that peeved me was (surprise, surprise): millennials. This book came out just recently, and the MC says she is 34, and her love interest is around the same age. Set today, that would put them on the middle of the millennial generation, especially considering the oldest millennials are in their 40s. And yet she used the term "millennials" to deride younger professionals in her field, revealing, at best, a blind spot on the author's part or, at worst, blatant ageism that is really tired and annoying.

It was ok, I found it slow moving. I personally did not care for Scott after what he did to Mariana, when they were in graduate school, he did her dirty all so that so he could move up in the world, yeah wouldn't have trusted him. However now that Mariana has a big project which her helper fell thru, she needs Scott and has to work with him even though it won't be easy. Most of the book they are working out their issues.

Enjoyable well written old friends romance. They were best friends in college and planned on opening a firm together and after graduation he left without a word. She is now heading a very important restoration and her lead designer is unable to finish and there's only one person to take over and it's her old friend. She has to let 10 years of absence and why he disappeared from her life go to ask him to help her. Both have lots of thoughts about the other and maybe clear the air. As always, Christi Barth didn't disappoint with this sweet clean romance.

Beautiful, Baltimore, Maryland is the setting for this book. I can just imagine the city, covered in snow, with the gorgeous Brampton Mansion in the backdrop.

Mari has taken on more than she probably should have when she has some designers step back from the Brampton project. She's on a time crunch and she's got no other option but to contact her best friend, Scott. Scott broke her hear years ago, and if Mari is honest, she never got over it, over him.

After some professional set backs, Scott, feeling down, receives an amazing gift basket with hits toward Baltimore. Upon further inspection, it's from Mari begging for help. Scott decides to help and after the initial "off" they began to function as they had before.

They weren't very lovey-dovey, they only shared a kiss, it makes you wonder if they're truly in love. I enjoyed the book, it was a nice read, and look forward to more titles by this author. I just reviewed The Christmas Project by Christi Barth. #TheChristmasProject #NetGalley
