STOUGHTON MEMORIAL PARK PROJECT
First of all, we want to thank all of our members and friends who have so generously responded to our call for help in funding the
Stoughton Area Veterans Memorial. Sales, donations and pledges, which started with a $350 spaghetti dinner sponsored by the
Sons of the American Legion, have now grown to over $790,000 of the projected $1 million needed.
Work on the park is progressing. In February, all excavating and necessary backfilling was completed. In early March, the footings
were set. Plans for the electrical work and landscaping are in process. In late May, Pechmann Monument Company will begin
installing the pavers, benches, flag bases and poles, and will also start installing the educational pillars. These twelve pillars will
display vignettes covering significant military events dating back to the Civil War. Of particular interest to local people will be
vignettes honoring WWII Congressional Medal of Honor recipient, Truman Olson; WWII Prisoner of War nurse, Marcia Gates; and
Vietnam Prisoner of War veteran, Don Heiliger. On the same pillar will be a vignette on the history and evolution of the famed Red
Arrow 32nd Division.
When completed, this will be a beautiful park--one that we can all be proud of.
We do, however, need additional funding for pavers, educational pillars, landscaping, and the black granite monuments which will
list the names of more than 5,000 Stoughton Area veterans who have served in the U.S. military. Accordingly, we are making an
appeal so that the park can be ready in time for the dedication on November 12, 2016.

A. In a hot sellers market like we have right now, buyers are competing for homes and driving up sale prices. Thats
great for a seller, until the appraisal. Occasionally in an inflating market the recent comparable sale values just arent
there to support the contract price of a property. Recently weve seen several appraisals come in low. If there is no
appraisal contengcy and a buyer with strong financing, its not a problem. However, if there is an appraisal contingency
the seller may be forced into lowering the sale price to appraised value to make the deal work, or letting the sale fall apart
in hopes that the next buyer and appraiser can make a sale happen. Most often the buyer and the seller will negotiate to
some middle ground to make the deal come together. Although, the buyer has to be capable of making it work with their
financing. Lenders will only lend on the basis of appraised value. This means that if the appraised value is lower than the
purchase price, the lender views the purchase as having a smaller downpayment percentage than it really has. This could
affect other loan expenses such as private mortgage insurance. In any case, if the appraisal comes in low, usually a deal
can still be worked out, you just need competent and experienced professionals to help you work through it.
