DEED OF ABSOLUTE SALE

OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS


I, LEONILA C. DAYAN DAYAN, of legal age, Filipino, Single and a resident of
Silang Cavite Philippines, hereinafter referred to as the VENDOR/SELLER for and in
consideration of the total sum of FORTY FIVE THOUSAND PESOS ( Php 45,000.00).
Philippine Currency, in hand paid to me by Spouses Joevel S. Barida and Kathleen B.
Barida, of legal age, Filipino, Married to Joevel S. Barida and a resident of Brgy.
Nadongholan, Ormoc City, Leyte Philippines, hereinafter referred to as the
VENDEE/BUYER, receipt of which is hereby acknowledge to my full and entire
satisfaction, do hereby SELL, TRANSFER, CEDE AND CONVEY, by way of this
absolute sale, unto the said VENDEE/BUYER a portion of 25.8 sq. m. of a partial of land
including the residential building erected thereof which is more particularly described as
follows:

TAX DECLARATION NO. 01017-00093

A parcel of land designated as Lot 32-B, situated in District 17, Mabini


St., ormoc City, containing an area of SIXTY-TWO SQUARE METERS (62 sq.
m.) more or less.
Portion Sold:
An area of Twenty-Five point Eight Sqaure Meters 25.8 sq. m.) of the
above-described parcel of land.
Of which portion of the said parcel of land and building I am the absolute and
execlusive owner free from all liens and encumbrances, with full power to dispose and
convey the same.

That from the execution of this instrument, full possession and dominion over the
above-described parcel of land shall be automatically transferred unto the herein vendees
JOEVEL S. BARIDA and KATHLEEN B. BARIDA, and to their heirs, assigns and/or
successors-interest.

Vendor will defend the herein vendee against any and all just claims of any third
person whomsoever in the permises and from the date hereon, possession, ownership and
domination over the above described lot shall forever be transferred to the vendee, her
heirs, assigns and/or successors.

IN WITNESS WHEREOF, I have hereunto affixed my signature this 11th day of


March 2019 in the Ormoc City, Philippines.

above-named vendor, with his competent evidence of identity written below his name.
Known to me and to me known to be the same person who executed the foregoing
instrument, which is a Deed of Absolute Sale and he acknowledge to me that the same is
his voluntary act and deed.

This instrument consists of two (2) pages including this page where this
acknowledge is written and signed by the parties and their witnesses.

ACKNOWLEDGEMENT RECEIPT

Silang Cavite Philippines, hereby acknowledge to have received the sum of FORTY
FIVE THOUSAND PESOS (Php 45,000.00), Philippine Currency from by Spouses
JOEVEL S. BARIDA and KATHLEEN B. BARIDA, as consideration or payment of a
parcel of land as Lot 32-B, situated in District 17, Mabini st., Ormoc City, Leyte.
