    DEED OF ABSOLUTE SALE OF A REGISTERED PARCEL OF LAND

    INCLUDING A HOUSE AND ALL ITS IMPROVEMENTS

    KNOW ALL MEN BY THESE PRESENTS:

    This DEED OF ABSOLUTE SALE is entered into and executed by and


    between:

    JEFF TOMAS ACEBEDO, of legal age, single, Filipino citizen and a resident
    of Maxingal, Lal-lo, Cagayan, hereinafter referred to as the Vendor;

    -AND-

    ____________________, also of legal age, married, Filipino and a resident of


    ______________________________________, hereinafter referred to as the Vendee.

    WITNESSETH:

    WHEREAS, the VENDOR owned a parcel of land which is equivalent to


    ONE HUNDRED SIXTY ONE (161) square meters and a house and all its
    improvements situated at Atulayan Sur, Tuguegarao City, Cagayan which is
    particularly described as follows:

    “A parcel of land of Lot No. 20072-C-1 of the Subdivision Plan Psd-2-01-


    033462 situated in the barrio of Atulayan Sur, Municipality of
    Tuguegarao, Province of Cagayan, Island of Luzon containing an area of
    One Hundred Sixty One (161) square meters more or less covered by
    Transfer Certificate of Title No. T-76007 and a house and all its
    improvements thereon”.

    WHEREAS, the Vendor has offered to sell to the herein Vendee the above-
    mentioned parcel of land with a house and all its improvements situated at
    Atulayan Sur, Tuguegarao City, Cagayan”;

    WHEREAS, the Vendee has offered to buy and the Vendor has agreed to
    sell the above-mentioned property for the amount of Eight Hundred Thousand
    Pesos (Php 800,000.00) Philippine Currency;

    WHEREAS, the Vendor hereby warrants the validity of this sale and binds
    its heirs, successors and assigns to forever defend the peaceful possession of the
    herein Vendee of the above-described parcel of land including a house and all its
    improvements against any just claims of any person whomsoever.

    NOW THEREFORE, for and in consideration of the sum of Eight Hundred


    Thousand Pesos (Php 800,000.00) Philippine Currency, hand paid by the Vendee
    to the Vendor do hereby SELL, TRANSFER and CONVEY by way of Absolute

    Deed of Sale unto the said Vendee, his heirs and assigns, the certain parcel of land
    including a house and all its improvements, from all liens and all encumbrances.

    IN WITNESS HEREOF, the parties have hereunto set their hands this ___
    day of August 2019 in Tuguegarao City, Cagayan, Philippines.

    at the bottom or left margin thereof and seal with notarial seal, refers to a Deed of
    Absolute Sale of a Parcel of Land located in Atulayan Sur, Tuguegarao City,
    Cagayan.
