of 143 S. Bantug St., Maasin City, do hereby name, constitute and appoint JUANITO AHENTE, of legal age, single, resident of No. 5254, Tagnipa, Maasin City, to be my true and lawful Attorney-in-Fact, for me and in my name, place and stead, to SELL, TRANSFER and CONVEY, on cash basis , for a price not lower than FIVE HUNDRED THOUSAND PESOS (P500,000.00), to whosoever may buy or purchase the following described real property, to wit: A Parcel of Land, situated in Muoz, Nueva Ecija, and covered by Transfer Certificate of Title No. 123456, in the Register of Deeds of Nueva Ecija . of which I am the registered owner as evidenced by Transfer Certificate of Title No. 123456 of the Registry of Deeds of Nueva Ecija. HEREBY GIVING AND GRANTING unto my said attorney-in-fact, or his substitute full power and authority to do and perform every lawful act and thing whatsoever requisite or necessary to carry into effect the foregoing authority to sell, as fully to all intents and purposes as I might or could lawfully do if personally present, with full power of substitution and revocation, and hereby ratifying and confirming all that my said attorney-in-fact or his substitute shall lawfully do or cause to be done under and by virtue hereof.
