Location

Only a few kilometers from the wine towns of Nizza Monferrato and Canelli, in the heart of
the UNESCO World Heritage zone, this small winery occupies a very private yet very
accessible location on a small plateau at the end of a quiet country lane. The property offers
a beautiful view of the Alps - on clear days summit of Monviso, on the border with France,
can be seen.
Nizza and Canelli offer excellent shopping, restaurants, markets, banks, schools, health care
etc. Distances to major cities: Asti 25 km, Alessandria 30 km, Alba 35 km, Turin 85 km,
Genoa 88 km and Milan 130 km

The Wine Estate

When purchased by the current owners in 2001, the property was in a derelict condition.
Since then it has been renovated, with much commitment and passion, and converted into
the well-functioning farm that it is today. The old vineyard house has been gently restored
into a habitable condition, and a modern, functional wine production cellar was added to it;
the vines were partly replanted and revived; and the outbuilding was also renovated and
converted into a holiday guesthouse for use during the summer months.

Main House

Surrounded by its own grounds, the south-facing farmhouse is in the center of the property.
The habitable area is about 130 m². The wine production cellar is located to the side of the
house, along with a separate wine storage area; to the back there is a portico to house the
vineyard machinery.

Accommodation

Ground Floor

From the gravel courtyard and its shaded pergola seating area, the main entrance leads
into a spacious and cozy kitchen and a living-dining room on the ground floor. Both
kitchen and living room look to the south and have plenty of natural light.

First Floor

A staircase leads from the entrance to the first floor, where there are two double
bedrooms and a bathroom. The two bedrooms also look to the south and enjoy a
beautiful view.

Wine Production Cellar

Adjacent to the house is the newly-built wine production cellar of over 100 m², equipped to
produce around 25,000 bottles of wine per annum. All the equipment, including the wooden
barrels and steel tanks, has been recently purchased: it is very well maintained and in the
best condition. At present, about 10,000 bottles are produced each year, so there is scope to
increase production. The wine is matured partly in steel tanks, and partly in oak barrels.
Beside the wine cellar there is a large wine storage room, equipped with an air conditioning
system that provides a constant storage temperature.

Guest House

About 50 meters from the main house and near the entrance to the property, there is a
second house which has also been sensitively renovated to be used as guest
accommodation. This house has a large storage room on the back, which could be
integrated into the living area to increase the available living space.

Accommodation

Ground Floor

From the forecourt with its shady pergola, the entrance leads into a large kitchen with a
dining area, fireplace and adjoining living room. There are also a bathroom and a
separate WC on the ground floor.

First Floor

An internal staircase leads to the first floor, with two spacious bedrooms.

Services: The main house has central heating, mains water, electricity and internet; the
guesthouse has mains water and electricity.

Vineyard & Grounds

In total, the estate has 3.6 ha, of which 1.7 ha is a well-tended vineyard, planted mostly with
Barbera d'Asti DOC: there is also some Bracchetto and Moscato d'Asti DOC . The
planting density is around 5000 vines per ha; the vines are mostly between 20 and 40 years
old, and raised using the Guyot training system. The terrain is gently hilly, and not steep: the
vineyards can easily be worked with machines.

The remaining grounds are hazelnut and fruit orchards, meadow, and some woodland.
There is plenty of space to build a swimming pool.

Our personal opinion: this is a rare opportunity to buy a small winery with its own-label wine
production. It is small enough to be run as a family enterprise, yet has significant expansion
potential.
