I. GENERAL CONDITIONS
All work herein specified shall be executed by Administration under a
reliable Contractor to be selected by the Owner. The Contractor shall
execute the work in accordance with the Plans and Specifications,
and details prepared by the Architect and the supervision to be
performed by an engineer or his representative. Any instruction given
by the latter shall have the same effect as if given by the owner.

II. SCOPE OF WORKS


The works completed under this contract consist of:

A. Furnishing of all necessary materials, labor and tools for the


complete construction of the building in accordance with the plans
and specifications herewith submitted. The principal items of the work
and approximate as enumerated below and are fully under the
different divisions of these specifications.
i. Preparation of the Site
ii. Excavation and Backfilling
iii. Concrete and Masonry Works
iv. Carpentry and Joinery Works
v. Structural Steel Works
vi. Steel Window
vii. Glass Glazing
viii. Plumbing Works including the Installation of Fixtures
ix. Electrical Works
x. Painting and Varnishing
xi. Finishes and Roofing
xii. Mechanical Works

B. All works should be done in the highest quality of workmanship to


the fullest intent and meaning of the plans and specifications unless
otherwise specified by the Architect.

III. PLANS AND SPECIFICATION

A. The plans and specification shall be considered as cooperative


and all labor materials in one and not mentioned or indicated in the
order or vice-versa and shall be done by the contractor as if these are
duly mentioned in both.

B. If so, numerical indicators appeared on the plans, all drawing


shall be carefully followed according to the scale of the drawing. If
they are not indicated, the numerical rotation must be followed and
not the scale of the drawing and specifications. In case of
discrepancies on figure or drawings, the matter shall be finalized and
approved by the author of the drawings, and the specifications shall
govern.

C. No charges in drawing and specification shall be made by the


owner, contractor, or workmen without prior agreement or approval of
the Architect.

D. All instruments of services are considered as the personal


property of the architect and it is only in with his prior written consent
the same may be reproduced and used by the persons, the Architect
is obligated to furnish his client with prints of plans not to exceed FIVE
(5) AND THREE (3) SETS OF SPECIFICATION AND BILL OF MATERIALS the
cost of which shall be assumed by the Architect. However, the cost of
additional sets required shall be recharge to the Owner.

IV. CONCRETE AND MASONRY WORKS

IV-A. CONCRETE

A. GENERAL CONDITIONS
1. SCOPE OF WORK - the work includes cast-in-place, concrete
construction complete unless otherwise specified herein, furnish
all materials and equipment and perform labor required to
complete proportioning, mixing depositing, curing and finishing
or cast-in-place concrete.
2. PROTECTION AND STORAGE
a. CEMENT
Store in dry, water tight, properly ventilated structures to
prevent deterioration and contamination cement that is

caked, partially set, deteriorated or contaminated shall be
rejected.
b. AGGREGATES
Store in suitable place to prevent inclusion or foreign
matter and in manner that will afford good drainage.
3. DESIGN STRENGTH – All strength of concrete shall be as indicated
in the drawings.

B. PRODUCTS
1. MATERIALS
a. Portland cement conforming to ASTRA C-150 “Standard
Specifications for Portland Cement”
b. COURSE AGGREGATES
Well graded, clean, hard particles of crushed or rock not
larger than ¾ of minimum clear spacing between
reinforcing bars, bundle bars, and in no case larger than 33
mm in diameter.
c. FINE AGGREGATES
Clear washed natural sand.
d. WATER
Clean and free from oil, alkali, organic materials or other
substances deleterious to concrete or steel.
e. STEEL REINFORCEMENT
Structural grade deformed bars - sizes as indicated on the
drawings.

C. CONCRETE PROPORTIONS AND CONSISTENCY


1. PROPORTIONS
Proportions shall be in general following the ACI Standard
Recommendation for Selection of Proportions. For concrete (ACI
613), the mixture shall have the adequate workability and proper
consistency to permit concrete to be worked properly into the
forms and around reinforcement.

2. MIXING CONCRETE
a. Hand mixing is strictly not allowed except in case of
emergency.
b. Machine mix all materials in a mixer approved size and
type that will ensure uniform distribution of materials
throughout the mass.
c. Place material in mixer in such a way that the lot batch of
concrete materials shall contain sufficient excess of

cement, sand and water to wet the inside of the drum
without reducing the cement content of the mix to be
dishonored.
d. Never permit re-tempering of concrete.

3. DEPOSITING CONCRETE
a. PREPARATION
a.1. Secure inspection and approval of all forms and
placements of reinforcement prior to concreting
work.
a.2. Clean all forms, reinforcement and other materials
that will come into contact with the concrete.
Moisten the subgrade that will receive a concrete
slab. Remove all water in the place of deposit.
a.3. On construction joints, roughens, clean and remove
all loose particle and foreign matter. Slush the
surface with a rich grout coat of neat cement. Pour
the concrete before the grout was set.
b. CONVEYING AND PLACING
b.1. Convey and place the concrete mix to the place on
final deposit by method that will prevent
segregation by re- handling, flouring or loss of
material.
b.2. Conduct concreting operations at such a rate that
the concrete that has partially hardened,
contaminated or re-tempered.
b.3. Limit the free vertical drop of concrete to 1.50 meter.

4. CURING
a. Keep concrete continuously wet for at least 7 days after
placing.
b. Begin curing as soon as concrete has attained initial set.
c. Spray horizontal and vertical surfaces with an approved
curing composed.

D. REPAIR OF CONCRETE
1. IMPERFECTIONS
a. Complete a repair within 24 hours after removal of forms.
b. Secure an approval of the Engineer or Architect for all
materials and procedure to be done in the repair work.
c. Remove tins neatly from the exposed surfaces.

d. Remove damaged or honeycombed concrete and
replace with concrete fully.
2. LARGE BULGES
Remove large bulges and abrupt irregularities by bushing,
hammering and grinding.
3. Use dry pack to fill holes left by the removal of form ties and for
narrow slots cut for repair of cracks. Never use dry pack for filling
beyond reinforcement nearest the surface.
4. Use mortar filling under impact of mortar gun for the holes too
shallow for concrete filling and these holes shall be deeper than
the far side of the reinforcement nearest to the surface.
5. The cost of all materials, labor and equipment in the repair of all
concrete shall be borne by the contractor.

E. USE OF FORMS
Forms to confine and shape concrete shall have sufficient strength to
withstand pressure from placement and vibration of concrete, forms or
exposed surfaces shall be lined w/ form grade plywood and be
sufficiently tight to prevent loss of mortar from the concrete.

F. CONCRETE FINISHES
Perform concrete finishes as indicated in the drawings. Prepare
concrete floors in proper elevation and surface preparation to receive
the specified finishes.

G. INSPECTIONS
Proportions, mix, and place concrete only in the presence of the
engineer. Notify the engineer in advance to provide ample time for
inspection of reinforcing steel bars before any mixing and placing of
concrete is commenced.

H. TEST SAMPLES
A set of concrete cylinders samples shall be taken by the contractor for
each 5 cubic meter of concrete. A set comprises 4 samples taken at
random. Those samples shall be tested at 7, 14, and 28 days the 4 th
sample shall be tested only if there is doubt.

IV-B. MASONRY

A. GENERAL CONDITIONS
Scope: furnishing of all masonry works, complete as shown and
specified in the drawings.

B. PRODUCTS
1. Masonry Units 100mm x 200mm x 400mm and 150mm x 200mm x
400mm steam cured 700 psi minimum.
2. Mortar: One part Portland cement to 3 part sand.
3. Reinforcement: Intermediate grade bars conforming to ASTM
specification A15 and of size shown in plans.
4. Wire Ties: 16 Ga. GI wire.

C. EXECUTIONS
Lay all masonry units, plumb, true to line, and with accurately spaced
course, build solidly each course in Portland cement mortar. Wedge
units terminating against beam soffits tightly with mortar and
reinforcement properly secured to dowels.

1. Concrete Hollow Blocks


a. Whenever so indicated on the drawing, concrete hallow
blocks, 6”x8”x16” blocks shall be used for exterior walls and
4”x8”x16” blocks for interior partitions ad shall be laid
accordance with the standards specifications for concrete
hallow blocks constructions.
b. All exposed interior and exterior hallow blocks wall shall be
finished with ½ inch thick cement plaster as will be
specified by the architect.
c. All blocks shall thoroughly soaked in water before lying
unless otherwise specified.
d. All CHB surface have tooled-joist finished. After the
application of plaster, the plaster wall shall be kept damp
for a period of 3 days.
e. At the time of pouring of concrete for the formation of
footings, the first course of blocks shall be laid and grouted
in the wet concrete, setting at least ½ inch into the wet
mixture. The first course shall be carefully leveled where
vertical steel is placed in position and studs poured.
f. CHB reinforcement unless otherwise indicated in the
drawing or specified herein, the following schedule shall
be followed.
4” CHB……………………………#3 @32” 0.C.B.H.
6” CHB……………………………#3 @24” 0.C.B.H.
Minimum laps at slice shall be 10”, provided right angle
reinforcement at corner, 3 feet long.

2. Sand Blast Walls

Whenever so indicated in the drawing or later as directed by


architect on the job site, shall be done in the highest quality or
workmanship.

3. Cement Plaster Walls

Whenever so indicated on the drawing all exterior walls surfaced


of CHB shall be plastered with ¾ thick cement-lime sand (1:1:2)
mortar.

4. Concrete Finished Floors


a. Concrete paving at motor and car parking.
b. Cement / Concrete Finish at floorings of Hallway, Storage
Room, Kitchen, Gas Tank Storage, and Pump Room.

V. CARPENTRY AND JOINERY WORKS

A. GENERAL CONDITIONS
1. All works include this section shall be subject to section subjected
to section “A” hereof.
2. Number shall be approved quality of the respective kinds
required for the various parts of works, well-seasoned thoroughly
dry, and free from large, lose or unsound knots, snaps shakes or
other imperfections that will impair its strength, durability or
appearance.
3. Framing lumber shall be smoothly dressed and well-seasoned.

B. JOISTED AND ANCHORAGE


All framing lumber shall be done as possible with carefully mortise and
tendon joisted.

C. DOORS AND WINDOWS


1. Wood-framed wooden panel door with two-panel transom
(1.00m x 2.40m) on 2” x 2” door jamb; door handle with lockset.
Located at Building 1, Living room (Main Entrance).

2. Wood-framed wooden panel door (0.80m x 2.10m) on 2” x 2”
door jamb; door handle with lockset. Located at Building 1,
Bedroom.

3. Aluminum-framed aluminum door with screen (0.70m x 2.10m) on
2” x 2” door jamb; door handle with slide bolt lockset. Located at
Building 1, Dining area.

4. PVC-framed PVC flush door with louver (0.70m x 2.10m) on 2” x 2”
door jamb; door handle with lockset. Located at the following:

double-acting door (0.90m x 2.10m) on 2” x 2” door jamb; door

VI. STEEL AND METAL WORKS

A. STEEL GRILLES & RAILINGS


All steel grilles/railings shall be as follows:

1. Balcony Railings
Use 2”x 2” tubular steel vertical stud and 1” x 1” square bar
horizontal in Davies enamel paint finish.
2. Handrails
Use 2” dia. steel pipe main and 1” dia. steel pipe frame support
@ fire exits; used 2” dia. steel pipe handrail w/ 1” dia. steel pipe
bracket support @ all staircase.

B. HARDWARE (rough and finish)


1. General Conditions
The contract shall provide all rough hardware for the completion
of the work, including the nail spikes, bolts log screw etc., shall fit
in finishing hardware herein after specified , put on in the manner
with screws to match the finish.
2. Lock and Locksets
a. All interior doors shall be provided with the exterior type
lock and locksets. Service doors shall be provided with
night latch.
b. Rooms shall be provided with room type locksets.
c. T&B/s doors shall be provided with bathrooms locksets.

VII. PLUMBING WORKS

A. PLUMBING (rough and fixtures)


1. All works stipulated under specifications shall be subjected to
section “A” hereof.
2. The contractor shall finish all labor, materials, and tools necessary
for the construction complete of the plumbing system including
all fixtures within the building.
3. All plumbing works and installation shall be done in accordance
with the existing sanitary and plumbing ordinance of the
Philippines, the City or the municipality.

B. MATERIALS
1. All rough in shall be fusion-type connection with threaded into
the supply fixtures
2. All plumbing fixtures shall be of Philippines Standards.

C. OPENINGS

Rough-in for pipes and fixtures shall be carried along with the building
construction. Opening for proper sizes and correctly located for the
cutting cases of error commission, and shall provide replacement in
any concrete works or flush around pipes as maybe required.

D. CONNECTIONS

Water closet shall be connected to soil pipes by means of flange plates


and asbestos packing to secure a gas tight joint without the use of
rubber or cement.

E. PIPING
1. Every water closet and lavatory shall have a separate shut-off.
2. Water piping shall consist of standard PPR pipes. The building
contractor shall provide and install the water line of building to
the nearest water main.
3. The size of pipes must, in all case to the sanitary code of the City
or Municipality.
4. From the water supply connection it shall run a ¾ “ PPR water
supply pipes line to the different fixtures as follows.

F. WATER METER

The contractor shall supply and install a ½ “water meter shown and
indicated on the plans. This must have a certificate of test by the
NAWASA of standard brand.

VIII. ELECTRICAL WORKS

A. GENERAL CONDITION
1. All works included in this section shall be subjected to section “A”
hereof.
2. The contractor shall provide al materials, fixtures etc., labor and
equipment for the instillation, complete of the electrical system
as shown on the plans. The testing of the completed system shall
be to the satisfaction of the owner.

B. MATERIAL

All materials to be used in this instillation shall be imported brand or


equal and shall bear of the Underwriter’s laboratories, Inc., as
approved wiring materials.

C. METHOD OF WIRING

The entire system of wiring shall be done in accordance with the rules
and regulations if it’s latest edition of the National Electrical Code and
shall conform to the minimum requirements of the City or Municipality
electrician and MERALCO or local power company.

D. TYPE OF WIRING

The type of wiring shall be standard conduit work an all masonry,


concrete slabs and column. Open knobs and mica tube inside ceiling
and in partitions. Service entrance shall be such size as to take care of
the connected load.

E. WORKMANSHIP

All works shall be executed in a workmanship manner and shall present


a neat and orderly appearance. All wiring shall be concealed as
possible.

IX. PAINTINGS AND VARNISHING

A. GENERAL CONDITION
1. All works include in this section shall be to section “A” hereof.
2. The contractor shall furnish all labor, material, and tools
necessary for the completion of all painting and varnishing works
which includes exposed wood works and concrete hallow and
iron works.
3. All paints and varnish materials shall be subjected to inspection
and approval by the Architect before any such brand used in
this painting works, with 2-coats for both interior and exterior
surface.

B. WOODWORKS

Wood surface shall be thoroughly cleaned, handressed and well


sandpapered before of oil finish in applied. All sap, knots, or defect
shall be given a coat or shellac.

C. CONCRETE AND PLASTER WORKS


1. All exposed exterior concrete surface shall be painted 2-coats of
masonry paint.
2. All interior concrete and plaster work shall be painted with 2-
coats of flat interior wall paints.
3. All concrete wall before application of paints shall be wash of
the solution of zinc Sulphate in 2-coats.

D. METAL WORKS

Provide and secure in place, in accordance with details shown in the


drawing, all wrought iron works before setting in place shall be applied
with 1-coat of red lead point.

E. VARNISH

1. Whenever so indicated on the plans or as directed by the


architect on the job site, shall be done in the highest quality of
workmanship.

2. All varnish shall be applied to the surface until such has been
properly filled and copal varnish putty and well sandpapered
between of varnished.

F. COLOR

All doors finished shall be in accordance with the samples approved by


the architect.

X. ROOFING MATERIALS
All materials shall be in accurate and similar with the finishes indicated
in the Architectural Drawings (Floor Plans, Roof Plan, Elevations &
Sections, Reflected Ceiling Plan, etc.)

1. In case of additions not shown in the plans and not specified


herein the contractor shall be paid as additional amount
corresponding to the work added.

2. Demolition and repairs due to contractor without extra


compensation to the owner.

XII. RESTRICTION

A. The owner shall not be allowed to use or to occupy the building


until the building is completely constructed and the same conforms to
the plans and specifications.

B. The works stated are considered finished and completed when


the project is already executed in accordance with the Specifications
and Plans, and of which the owner have no complains about
incompletion, and other things about the project anymore.

XIII. ACCEPTANCE OF WORK

A. Upon satisfaction, inspecting the building if it is the same conform


to the plans and specifications, the architect shall submit to the owner
a written notice that the said building is ready for the occupancy and
is subject to the letter’s approval.

B. Within seven (7) days after receiving the architect’s notice, the
owner or his/her authorized representatives shall execute the approval
of the said building.

C. Upon execution of an affidavit that the owner has approved the


completion of the building and acceptance, thereof the work is
considered complete and finished, the work will be automatically
terminated.
