INFORMATION

Sl. No. DESCRIPTION SPECIFICATION

The ground floor units are skid mounted on steel frame base consisting of 140 x 73 mm M.S I-
beam and first floor units are skid mounted on steel frame base consisting of 140 x 73 mm
M.S I-beam.

The beams are placed equally lengthwise, with an inner liner of 50 x 50 x 3mm MS
angles at 40cm Center to center.

Lifting eyes are provided at intermediate points along the perimeter beams.
1 BASE
All Mild Steel components are wire brushed, sand paper cleaned and coated with one coat of
red oxide primer and painted with one coat of enamel paint from outside.

Floor Decking consists of one layer of 18mm thick cement fiber board fixed to the light
gauge frame joists.

Floor will be finished with Carpet (max @ AED. ---/m2) in the dry area and 1.5 mm thick
2 FLOOR PVC Vinyl sheet in the wet area.

MDF skirting (5cm high) with polished finish will be provided.

PVC skirting shall be provided for the wet area for better water proofing.
 Walls Framing & Infill.
Walls are built with light gauge steel framing of 63mm x 38mm x 0.8mm thick.

External cladding of 6 mm Cement Fiber Board finished with Hi Build heavy texture water proof
paint.

Internal walls shall be cladded with fire rated 12.5 mm thick gypsum board finished with
Emulsion in the dry area.
3 WALLS
Internal walls shall be cladded with 6 mm thick Cement board
finished with Oil Paint in the wet area.

Joints will be covered with PVC joint strips.

Insulation will be using fire rated Glass wool 50 mm (12 kg/m3)

thick between the claddings.

Ceiling Finish: Ceilings are made of 600 x 600 x 9mm thick Gypsum ceiling tiles fixed on GI
suspended framing system.

Panel height shall be 2.4m.

4 CEILING
Ceiling Insulation: Ceilings are insulated with Glass Wool 50 mm (12 kg/m3) thick.

Roof covering: 0.4mm GI profile sheets shall be fixed on trusses using purlins.

5 ROOF Trusses shall be with Light gauge steel framing 63mm x 38mm x 0.8mm.

External door: Steel hinged door one hour fire rated powder coated with frame, SS hinges,
19mm handle, and lock case shall be provided as per drawings.

Internal door: Semi solid core timber flush doors with red Meranti door frame & 4 mm thick
6 DOORS plywood finished with
laminated paint.
 Toilet door: Semi solid core timber flush doors with red Meranti door frame & 4 mm thick
plywood finished with paint.
Door accessories
Door Lock: “Kich India” or eq. brand or equal.

Door Stoppers & Door closers are considered only for external doors in our offer.

Powder coated Aluminum frame (White) windows with single glazed 6mm thick clear glass shall
be provided. Fly screen shall be provided for sliding windows.

7 WINDOWS Horizontal venetian blinds (1.5m x1.5m max) are considered in our offer.

Plumbing shall be with PPR Pipes (Pilsa, Turkey) for the hot water and cold water distribution
and Sewage lines are PVC Pipes.

Sanitary wares: Wash hand basins will be pedestal type (RAK LIWA or eq.), EWC with
cistern & seat cover (RAK LIWA or eq.), urinals and 70 x 70 cm GRP shower tray shall be
provided. Mixers shall be Grohe or eq.
8 TOILETS

Ablution hose and toilet paper holder, Mirror, Mirror shelf, Soap tray shall be provided.

Kitchen shall be provided with SS sink, single bowl with drain board.

9 KITCHEN
Work top made of Black absolute marble with 5 x 3 cm back splash shall be provided.

Entire works based on local regulations using British Standard materials. Electrical supply is
single phase 230V /50 Hz or three phase 400V/ 50 Hz as per requirement.

10 ELECTRICAL
Electrical panel board shall be provided with ELCB incomer & MCB outgoings. Brand:
Hager France or equal.
 Wiring is done in concealed PVC conduits. Brand: Decoduct or eq. PVC Wires from Ducab
cables.

Light fixtures: (Refer to item -14 for energy efficiency requirements)

 4 x 18 W Recessed lights with aluminium louver for dry area. Make: Pierlite or
eq.
 4 x 18 W Recessed lights with prismatic diffuser for wet area. Make: Pierlite or
eq.
 All the lights shall be provided with magnetic ballast.
 60W (W/P) bulkhead light for all external doors. Make:
Turbo or eq.

Switch / sockets 13A single / twin shall be BS Standard. Make:

Novex or eq.

Exhaust fans (KDK, 6” with louver) shall be provided for the toilet and the pantry areas.

12 USG Water Heaters (Ariston or eq.) Vertical type shall be provided for the toilet
and the pantry areas.

11 ICT &SECURITY As per client requirement

In line with the energy efficiency requirements to focusing on optimising the operational cost of site
offices, recommend on incorporating the following
1. Provide insulation to Walls – min 100mm thick; 12kg/m3 density

EFFICIENCY DRIVE 3. Provide insulation to slab in contact with ground – min 100mm thick 12kg/m3 density
4. Improve Glazing U-Value to 1.63w/m2k
5. Improve the Heat Gain Coefficient to 0.31
6. Mandating the installation of vestibules/ air curtain’s to regularly used doors for all the
three proposals;
7. The location of HVAC equipment (wall type/ceiling typ) to be based on CFD analysis to
ensure uniform thermal comfort across the work zones
8. Installation of occupancy sensors in meeting rooms & cabins (connected to lights & air
 conditioning) equipment
9. Using LED lights to ensure the LPD is less than 2.8W/m2
10. Air tightness of the whole office building to meet Al- Safat Standard ( 10m3/hour
@50Pa)

External staircase shall be fabricated from MS framing finished with paint and MS
grating treads. The stairs will be open type without any shades, ceiling or walls.
15 STAIRCASE
Internal staircase shall be of LGS framing provided with Handrail of MS pipe.
