Automatic Control Sequences
PART 1 - GENERAL
A. The work of this section shall include, but is not limited to, the supply and installation of the
necessary software, programming, sensing, controlling and controlled devices, piping, wiring
and commissioning of automatic control systems, so as to provide a complete control system,
meet requirements of control sequences specified.

PART 3 - EXECUTION
3.1 GENERAL
A. Contractor shall provide customized control strategies and control sequences and define
appropriate control loop algorithms and choose the optimum loop parameters for loop control.
All control loops shall be tuned to stabilize within plus or minus 1 percent of setpoint within 5
minutes of setpoint change or startup.
B. Safety devices shall be hardwire interlocked with “hand” and “automatic” positions in series with
motor controller holding circuit.
C. Fire and life safety sequences shall override other automatic control sequences including
hardwired safety devices.
D. Reset schedules and setpoints shown in sequences are for initial programming and start up.
During system commissioning the reset schedules and setpoints shall be fine tuned to obtain
desired thermal comfort, energy and ventilation system results.
E. The intent of the reset schedules indicated is that the range of the output be limited between the
minimum and maximum values indicated in the reset schedules.
F. All functions which use analog points to switch equipment on and off (e.g., fans, pumps) must
be programmed with dead bands, and if necessary, time delays to prevent short cycling of
equipment.
G. Starting of fans shall have built in time delays where a damper is required to open or close prior
to fan pressure build up.
1. Occupied Mode:
a. The system shall operate in occupied mode whenever the schedule indicates an
occupied time period or when any zone control space temperature sensor override
device is in the override position; or
b. The warm-up or cool down cycle is complete but the scheduled occupancy period
start time has not been reached.
2. Warm Up Mode:
a. The BMS shall calculate a representative zone temperature based on the average
of selected zone temperatures.
b. An optimal start program shall determine the required start time to bring the
building's representative space temperature to its occupied heating setpoint by the
scheduled occupancy period.
c. Warm-up mode shall be initiated if the optimal start program determines that
morning warm-up is required and the building is in unoccupied mode at the optimal
start time.
d. Warm Up mode shall end when:
e. Upon ending warm-up mode, the building shall enter occupied mode.

5. Fire Mode: The system shall run in this mode based on input from the fire alarm system.
This mode shall have priority over all other control modes.

1. Minimum outside air, economizer outside and relief air dampers closed.

4. DX cooling system off.
5. Electric heating coil de-energized.
6. The heating coil control valve will be under control of its discharge temperature control
loop.
7. All other control loops inactive.

1. The supply fan starts. Fan status shall be reported to the BMS.
2. The return fan starts. Fan status shall be reported to the BMS.
3. Modulate the relief air dampers (and fans) in sequence to maintain space differential
pressure setpoint.
4. Modulate the heating coil to maintain the discharge temperature setpoint.
5. A static pressure sensor located in the space shall over-ride the temperature controls and
modulate the outside air and spill air dampers open, and return air damper closed to
maintain a positive pressure. The heating coil shall modulate to maintain the space
temperature setpoint.
6. Warm Up and Cool Down Mode:
a. During the Warm Up mode the outside air damper, minimum outside air damper
and relief air damper shall be closed and the return damper shall be open. The
cooling system shall be off and the heating coil shall be modulated.
b. During the Cool Down mode if outside air temperature and enthalpy is greater than
the return air temperature and enthalpy, the dampers shall be positioned as
described under Warm Up mode, otherwise the dampers shall be controlled as
described in the occupied mode. The cooling system shall be controlled to
maintain the return air temperature at 26 degrees C, the heating coil shall be off
and maintain a low limit discharge temperature of 10 degrees C.
a. When the outside air temperature and enthalpy is lower than the return air
temperature and enthalpy, modulate the economizer outside air and return air
dampers as required to maintain space temperature setpoint. When the return air
temperature and enthalpy is lower than the outside air temperature and enthalpy,
the economizer dampers shall be positioned to the minimum outside air position.
b. When the space temperature cannot be maintained through the use of the air
economizer sequence, modulate the cooling system and electric heating coil in
stages without overlap as required to maintain space set point.
c. The heating coil shall be controlled to maintain a low limit discharge temperature of
10 degrees C.
d. The return air humidity sensor shall override the cooling control loop to provide
more cooling for dehumidification in order to maintain the humidity setpoint.
During dehumidification the heating coil shall remain under control of heating loop
to maintain zone temperature setpoint.

indicate whenever the filter is obstructed and initiate a non-critical alarm at the BMS.
3.4 CONSTANT VOLUME AIR HANDLING SYSTEMS WITH HEAT RECOVERY AIR

1. The supply fan starts. Fan status shall be reported to the BMS.
2. The return fan starts. Fan status shall be reported to the BMS.
3. Upon proof of supply fan start, the system control loops shall be active.
4. Modulate the relief air dampers (and fans) in sequence to maintain space differential
pressure setpoint.
5. Warm Up and Cool Down Mode:
a. During the Warm Up mode the outside air damper, minimum outside air damper
and relief air damper shall be closed and the return damper shall be open. The
cooling system shall be off and the heating coil shall be modulated.
b. During the Cool Down mode if outside air temperature (and enthalpy) is greater
than the return air temperature (and enthalpy), the dampers shall be positioned as
described under Warm Up mode, otherwise the dampers shall be controlled as
described in the occupied mode. The cooling system shall be controlled to
maintain the return air temperature at 26 degrees C. The heating coil shall be
controlled to maintain a low limit discharge temperature of 10 degrees C.

1. Zone temperature 23 degrees C heating and 26 degrees C cooling. Alarm at BMS at +/-
1.5 degrees C from setpoint.
2. Space pressure differential setpoint 1.3 millimeters w.g. relative to outside. Alarm at
BMS at +/- 0.5 millimeters w.g from setpoint.
3. Supply air temperature between 13 degrees C and 18 degrees C. Alarm at BMS at +/-
1.5 degrees C from setpoint extremes.
4. Relative humidity setpoint between 30 percent and 50 percent. Alarm at BMS at +/- 5
percent from setpoint extremes.
5. Preheat coil discharge air temperature 33 degrees C. Alarm at BMS at +/- 1.5 degree C
from setpoint.
G. Safeties: A differential pressure switch with indicator gauge installed across the filter shall
indicate whenever the filter is obstructed and initiate a non-critical alarm at the BMS.

1. Prior to starting the supply fan and exhaust fan the associated dampers shall open fully
as proven by the damper end switch. Start supply and exhaust fans. Report fan status
at the BMS.
2. The heating coil, and cooling system must operate in sequence without overlap to
maintain the space air temperature setpoint. Reset the setpoint based on outdoor air
temperature.
3. Maintain the heating discharge temperature at 10 degrees C at all times.
4. Override the cooling control loop to provide more cooling for dehumidification in order to
maintain the return air humidity setpoint. During dehumidification the heating coil shall
remain under control of heating loop to maintain space temperature setpoint.
5. Carbon Dioxide (CO-2) monitoring:
a. Outside air damper position shall be driven open up to the maximum air flow set
point as needed to maintain CO-2 concentrations at or below 900 parts per million
(PPM) adjustable during Occupancy. This shall over ride the temperature control
sequence for controlling the outside air damper. The re-heat coil shall continue to
operate in it normal mode. This sequence shall not apply when the building is not
Occupied.
b. When the CO-2 concentration is below the set point of 900 PPM adjustable during
Occupancy, the normal temperature control sequence shall apply and the damper
shall modulate between the maximum and 15 percent of maximum CFM set
points. Adjust the fan variable speed drive to match the damper position.
c. All other provisions of the sequence shall remain unchanged.
d. Alarm: In the event that the CO-2 concentration of a monitored room exceed 1100
PPM adjustable during Occupancy for period exceeding 10 minutes adjustable and
alarm shall be initiated at the BMS.

1. Supply air temperature between 22 degrees C heating and 15 degrees C cooling. Alarm
at BMS at +/- 1.5 degrees C from setpoint.
2. CO-2 concentrations at or below 900 PPM, alarm at 1100 PPM

indicate whenever the filter is obstructed and initiate a non-critical alarm at the BMS.
C. System Operation: When the emergency generator is energized, the general exhaust fan for
room shall be off.
D. System Stop: When the system is called to stop, the system shall revert to that “Off” state as
described above.
E. Setpoints: None.
F. Safeties: In the event of a BMS component failure or loss of control power, exhaust fan shall
remain on or start.

1. Prior to starting the supply or exhaust fan the outside air or exhaust air damper shall
open fully as proven by the damper end switch.

supply and exhaust fans shall start.
