    SPECIAL POWER OF ATTORNEY

    I, CLAUDIA M. CAPISTRANO, of legal age, Filipino citizen and with residence


    address at NO. 146 Bagbaguin, Pandi, Bulacan, hereby name, appoint and constitute, DEDA
    ANIDA M. SOBREDO of legal age, Filipino citizen and with residence address at Santiago
    Norte Caba, La Union, to be my true and lawful attorney, to act on my behalf and in my names,
    to execute and perform all or any of the following acts and deeds, matters and things to wit:

    1. To represent, process, facilitate and pay the capital gains tax, documentary stamp tax,
    transfer, registration and other fees necessary for the transfer of ownership of the land
    located at Santiago Norte, Caba, La Union purchased by SPS. SERGIO BIANES DE
    LEON, JR. and KATHERINA M. DE LEON, which more particularly described as
    follows:

    “A parcel of agricultural (SANDY) land consisting of ONE THOUSAND (1000)


    square meters situated at Santiago Norte, Caba, La Union designated as Lot No.24-A-
    1. Bounded on the North: SEC.004; on the East: PIN 07; on the South: 07 and on the
    West: Salvage Zone, covered by Tax Declaration No. 2019-09-0013-00018 declared in
    the names of Sps. Mauro R. Capistrano and Claudia M. Capistrano.”

    2. To work on, represent, process, facilitate and follow-up the transfer of ownership over the
    said property before the proper government agencies;

    3. To request documentary requirements in relation to the contract of sale and demand,


    claim and receive the copy of the documents/s over the aforesaid property; and

    4. To perform all acts related to and in connection to above-mentioned specific acts.

    HEREBY GIVING AND GRANTING unto my said attorney full powers and authority to
    do and perform all and every act requisite or necessary to carry into effect the foregoing powers,
    as fully to all intents and purposes as I might or could lawfully do if personally present, with full
    power of substitution and revocation and hereby ratifying and confirming all that my said
    attorney or her substitute shall lawfully do or cause to be done by virtue hereof.

    IN WITNESS WHEREOF, the parties have hereunto set their hands on 28 th day of
    September, 2020 at Caba, La Union.

    acknowledgment is written, has been signed on the left margin of each and every page thereof by
