    We refer to the above matter where we are the Solicitors acting on behalf of the Purchaser
    in respect of the abovesaid Perfection of Memorandum of Transfer.
    We have been made to understand that you have approved a housing loan for the aforesaid
    Purchaser to complete the purchase of the said Property.
    We hereby undertake to forward to you or your solicitors the followings:-
    a) to refund the loan sum in the event the Memorandum of Transfer in favour of the Purchaser is
    not registered for any reason whatsoever and thereby causing the non-registration of the Charge in
    your favour;
    b) to present the documents for registration at the relevant Land Office immediately and to
    ensure that the Bank’s interest is protected at all times;
    c) to forward the original document of title in respect of the Property free from encumbrances
    together all other relevant documents related thereto (if any).
