Observations on MEP Design Report & Drawings


A. Electrical System

1. Electrical load sheet with Connected and Demand load of all areas is not provided.

2. Electrical DBR is inadequate and generic. It does not describe electrical distribution
scheme of the project.

3. 6300 amps LT Isolator for 2500 kVA Transformer is very high. Can be reduced to
4000 amps.

4. DG system and Transformer supply is not balanced at Main LT Panel.

5. Maximum demand load at section 4 mentions 1691 kW and a DG set of only 1500
kVA is proposed. This is a mismatch.

6. Capacitor bank seems undersized. Online fixed type capacitor ratings should be
reviewed with respect to minimum demand load of the complex.

7. DBR specifies thyrister control Capacitor Panel whereas SLD includes Contactor
operation. Only 1 No. 250 kVAR capacitor bank is provided as per DBR.

8. UPS load calculation & basis of selection should be provided.

9. Fire survival cables should be used for Emergency life safety systems like Fire
fighting pumps, smoke extraction fans, lifts, emergency lighting etc. This will ensure
operation of emergency equipment in case of any eventuality.

10. It is suggested to use Zero Halogen wires which will reduce smoke generation and
emission of toxic gases during emergency.

11. Earthing & Lightning protection system details are not described.

12. Emergency lighting scheme is not uniform and shall lead to dark patches in
emergency.

13. It is suggested to provide alternate circuiting of lighting in all areas in order to provide
flexibility in operation of lighting and ease of maintenance.

14. Exit signage locations should be clearly identified in drawings.

15. It is recommended to provide dual redundant power supply to Lifts, Fire fighting
pumps to enhance their reliability.
B. Smoke Detection & Alarm System

1. Design report is too generic and does not provide sufficient details of proposed
Smoke detection & Alarm system.

2. VESDA has been proposed in Finished goods storage area which may lead to
repeated false alarms. Instead, Heat sensing cable should be specified in Goods
storage area.

3. Fire Alarm system should be proposed in Production Hall.

4. Fire Alarm system should be provided in Corridors, Electrical room, UPS room etc.

5. Three type of Fire alarm systems namely multi-criterion detector, VESDA & Heat
sensing cable are specified. It is important to understand and describe the integration
strategy of these three technologies so that firefighting operations are well
coordinated.

C. Plumbing System

1. Daily water requirement is mentioned as 112 cum and no basis for design is
available. It is difficult to assess the adequacy of same.
We are using existing tank capacity for re-construction of factory.

2. Water tank sizing calculation should be provided for clarity of Owners.


We are using existing water tank size as mentioned in pump room drawings received
from client.

3. Basis for STP and ETP sizing along with calculation should be described so that its
adequacy can be reconciled by Client operation team.
There is no STP in the plant, all sewer will go through the existing municipal sewer
line and we are using existing ETP.

4. Following are observations on Storm Water Disposal scheme:


a. DBR specifies storm water drainage only. No rain water harvesting scheme is
provided.
It is as per existing plan there has 5 nos. of rain water harvesting pits available
on site.
b. Storm water drain size calculation should be provided.
We have received the same from client.
c. External Storm water GL & IL are not specified in drawings.
Kindly go through the drawings once again we have shown all level as required
in drawing.
d. Typical detail specifies catch basin more than 600 mm depth and whereas
starting drain channel starts from 300 mm depth.
Your query in previous point is regarding invert level of drain and here you are
telling us the invert level of drain and catch basin.
We have got this level from previous drawings.
e. Oil and grease trap and De-silting chamber should be provided before harvesting
Pit.
We have proposed the same HSPL need to confirm.
5. Water Balance diagram should be included for better understanding of water usage
& disposal mechanism.

6. Following should be part of design:


a. Soft water requirement for HVAC to be identified.
Already existing on site.

b. Hot Water demand & sizing to be computed.


Already existing on site.

c. RO water demand & sizing to be computed.


Already existing on site.
7. Piping Materials
a. DBR specifies use of cPVC / GI for water supply. It is recommended to use SS
316 (Stainless Steel) with press fit in view of food grade application & to avoid
any mechanical damage.
As per client recommendation we have considered CPVC and GI pipe for raw
water supply, For RO water supply we have considered SS 316 L.

b. DBR specifies use of uPVC for drainage and sewerage. It is recommended to


use CI pipes.
AS per client recommendation.

8. Cleaning will be difficult for 1000 mm deep FCO proposed in process area thereby
leading to unhygienic conditions.
We believe that you had not gone through the drawings properly. We are using
750mm maximum depth.

9. Water Supply in Kitchen, Hand wash area, Lab and valve are missing.
Kindly go through the drawings once again we have shown all the required
accessories.

10. External Drainage

a. External Process waste water levels are missing.


We are using existing waste water line.
b. Sewer line levels are not specified.
We are using existing sewer line

D. Fire Fighting System

1. Water storage is more than NBC. However, basis for sizing of Fire water tank
capacity should be included in order to validate the same.
First of all we have designed our system as per NFPA.
2. Head loss calculation & Pump sizing calculation should be included in order to
ensure proper operation of system in case of emergency.
We have prepare the same and if required we will share with you.
3. Fire Compartmentation of building as per NBC is not proposed. This may lead to
uncontrolled spread of fire in case of emergency. It is desirable to develop Water
curtain or physical compartment scheme.
We have designed our system as per NFPA.

4. For proper operation of system, type of sprinklers should be described and selected.
We have designed our system as per NFPA. We have already proposed the same.

5. Proposed CF 3000 Fire Fighting system is expensive and requires manual operation.
It is desirable to explore more options.
As per client recommendation.

6. General observations:

a. ICV (Isolation control valve) location to be specified and located strategically.


b. Zone wise Flow switch to be provided.
c. Sprinklers to be provided in Pantry, Record room etc. in Admin Building.
d. Sprinklers to be provided in Guest Change room, corridors, Pantry, Staircase
lobby, Uniform Store, Lift lobby in Main Building.
e. Above false ceiling upright sprinklers should be provided instead of pendent.

f. Piping for in-rack sprinklers is proposed but drawings do not provide any layout
or details.
g. 2 way fire brigade inlet connection provision to be given..
E. HVAC System

There is no scheme description for proposed air conditioning & ventilation system. The
DBR is completely silent on the same and no drawings are also available. Following is
recommended to be discussed with designers:

1. Indoor design temp and relative humidity in various areas to be identified alongwith
proposed strategy to achieve the same.

2. Areas with natural & forced ventilation to be identified along with proposed air
change rate.

3. Smoke extraction scheme, if any, to be identified.
