Delhi has virtually dried up and even most of the NCR towns seem to be reaching saturation point where
launch of new project are concerned. Some of the many reasons could be land costs and development of
affordable houses. So to keep things under control,’ many developers are focusing attention on some
spot relatively far off form the Capital.

Sonepat, Baghpat, Bhiwadi, Faridabad, New Gurgaon and manesar are the attention-grabbers. Though
the distance from Delhi can be a dampener, improved connectivity and plans to make it better still is
attracting potential buyers.

Where Manesar is concerned, a boom seems imminent in the future as experts say that there will be a
shortfall of over five lakh residential units in the area in the next three years. Realty prices will obviously
soar then. All the development which is coming up will result in only 62,500 units while the requirement
will be a minimum of six lakh units.

Whenever demand outstrips supply, prices head north-wards. The same is likely to happen in this
industrial belt comprising Gurgaon’s industrial corridor, IMT Manesar as well as Gurgaon’s SEZ belt.

As you drive down to manesar, the distance from Delhi is something that begins to jar as you cover a few
kilometers – the city being almost 32 kilometers away from the Indira Gandhi International Airport. NH 8,
however, makes your journey easier.

When you enter Manesar, to the left of the highway,. You come across Mla – Mld. These are some of the
sectors where most of the development work – a majority of it group housing – has taken place.
Individual plots are also being developed here.

IMT Manesar, the industrial hub with major MNCs and Indian companies, is to the left of the highway. A
lot of activity is seen in the adjacent area s where many prominent developers are coming up with good
projects. Though located far from each other most of these projects are comng up in the sectors which
have been properly demarcated by the Department of Town and country Planning, Haryana.

According to Pradeep Mishra, real estate analyst, (sainik Estate) ‘’My only concern is the slow pace of
infrastructure development by the government. Take for instance, in Faridabad (Haryana), the first
booking in a residential project in the Neharpar area was done by the end of 2005, and till now
infrastructure is not ready.if authorities continue to work at this pace then Gurgaon Manesar will yield
lesser returns on investment for the people and in a longer time frame.’’

Manesar has tremendous opportunities to grow as an industrial hub and the race for making it a
destination worth reckoning has just begun. MNCs and Indian corporate houses operating here include
Honda Motorcycle and scooters India, Denso Haryana, Mitsubishi Electricals, Maruti Suzuki Metal from
japan, frigoglass India from Norway, Baxter India from USA, Johnson Matthey Indai from UK, jamna NHK
Napino auto, Bundy India, Munjal Showa, Hero Motors LTD, and Sumsang Telecommunicatons.

Says an HSIDC official who didn’t want to be named, ‘’we are developing wide roads and increasing
areas with open space. There is a 12-km long green belt traversing the Manesar-Gurgaon boundary. HSIDC
has a dedicated power station of 220 KV and four substations of 66 KV to cater to the needs of both the
industrial and residential areas. Apart from the vast industrial base, institutionally also, Manesar is being
developed. We have a resort, Heritage Village, the NSG base and the National Brain.”

“Major activity is now planned in Sectors 82 till 95, falling in the zone between the existing NH-8 and
Pataudi Road. Future development includes KMP Expressway on the one side and Dwarka Expressway on
the other. Work on the KMP Expressway is going on full swing and will be completed by November this
year. Work on the Dwarka Expressway has already started on the Delhi side and the Haryana Government
has already floated tenders for the work on the Haryana side. This will be the widest road in northern
India (150 meters) with 30m green belts on both side flanked by commercial belts,” says Harinder
Dhillion, vice president (marketing), Raheja Developers Ltd. All these sectors are adjoining IMT Manesar
and can also be reached from Pataudi Road. Most of the established developers active in this area are
DLF, Raheja, Ramprastha, BPTP, Tulip, SARE, etc.

In sector 82 to 95, the acquisition of land for roads has already begun. “Sixty-, 45- and 24-meter wide
sector roads are coming up in the area for which acquisition work is underway. There will be significant
development in the area in the next two to three years,” says Dhillon.

“If we talk of Manesar then the residential demand will be met by these sectors. You work in IMT
Manesar and live here because Manesar includes just a few sectors. If genuine buyers looking for a home
also work here then this place is ideal. The Gurgaon market has gone up and one can get good affordable
housing options here. In our Crescent Park Project in Sector 92, prices start from around Rs 25 lakh. I
must say this is the place of the furure,” says Vineet Relia, COO, SARE.

Rajiv Singla, Director, Mapsko Group, who has the project Casa Bella in Sector-83, says “People feel that
being close to the National Highway, commuting becomes easy for them. At the same time the Manesar
industrial area is growing fast and has a number of multinational companies so their employees also
prefer to settle in this area as it is developing with all kind of supportive amenities like market, school
and hospitals, etc. the three USPs of area are connectivity to Gurgaon and Delhi through National
Highway 8, better rates of projects-affordable/market competitive, and planned development of area.”

Avneesh Sood, Director, Eros Group opines, “Manesar-Gurgaon is soon going to be one of the most
strategic locations for corporate offices and trade towers. Manesar will soon witness emergence of state-
of-the-art industries and become one of the greenest industrial estates in the country. Being a part of
Gurgoan, the national capital region, Manesar will become a Mecca of industry-specific infrastructure,
service ancillaries, commercial service and other essential services within a span of five years, due to its
proximity to the International Airport, upcoming SEZ by Reliance Industry, and manufacturing units like
Honda, Maruti, ACME Tele Power Ltd. In the vicinity.”

Manesar's inclusion in the integrated plan is good news for the entire district. Home to global
industrial units, and now part of the Millennium City, it is all set to give competition to Noida

Gurgaon: Manesar is no longer just a weekend getaway tucked away in the Aravallis. Home to
global industrial units, and now an integrated part of the millennium city, it's a mega-city in the
making. And if the government's claims are anything to go by, it may even take on Greater Noida
very soon.
Managed by Haryana State Industrial Development Corporation (HSIDC), and spread over
5,000 acres, the reasons for Manesar's popularity are not hard to guess. Located on the Delhi-
Jaipur highway, it is extremely well connected to both Delhi and Gurgaon. It is just 32 km from the
international airport, 8 km from Gurgaon, and 45 km from Connaught Place. This has made it a
great favourite with investors from Japan, France and UK who have set up about 450 industrial
units here. Now, a residential area spread over 900 acres is coming up here for the employees of
MNCs and HSIDC. Under the integrated master plan, the residential sectors in Manesar have
been increased from one to four to allow the staff to stay around the industrial units and be able
to simply walk to office.
Competing with Noida
With the commercial and residential hub in Gurgaon town and the industrial base in Manesar, the
entire district is expected to gain an upper hand over Noida. Said D S Dhillon, chief administrator
of HUDA, ``Manesar has expanded very fast. Investments from all over the world are pouring in.
This needs to be encashed. Moreover, in order to curb illegal developments which had started
mushrooming, Manesar had to be included in the integrated plan. This has benefited both
Gurgaon and Manesar. Manesar is located on the intersection of NH-8 and Kundli-Palwal-
Manesar expressway. This will show it in a better light than even Noida.''
The development of Manesar will not only aid Gurgaon but also Delhi. Said the deputy general
manager of HSIDC, Rajesh Sharma, ``Almost all industries of the Capital have their units in
Manesar. The trend witnessed a growth after the sealing drive in Delhi. We give incentives to
companies with an investment of more than Rs 30 crore. Residents of Delhi who work in Manesar
will now be able to live in Manesar due to the new residential sectors.''
Better connectivity

Favourite of MNCs, developers
MNCs and Indian corporate houses that are operational in Manesar include Honda Motorcycle &
Scooters India, Denso Haryana, Mitsubishi Electricals, Maruti Suzuki Metal from Japan, Frigo
Glass India from Norway, Baxter India from USA, Johnson Matthey India from UK, Jamna NHK
Napino Auto, Bundy India, Munjal Showa, Hero Motors Ltd, Samsung Telecommunications.
For developers also, Manesar has become a hot destination. DLF is planning to come up with
a SEZ around Manesar belt. Said a spokesperson of DLF, ``Manesar, with its excellent
connectivity, an established industrial base and a better law and order situation will act as a
catalyst in making Gurgaon more alluring. The government will benefit by tapping all the
investments pouring globally into Manesar.''
Earlier, Manesar was supposed to be developed as a joint effort of the government of Haryana,
Government of India and a Japanese firm, but was finally acquired by the HSIDC in 1997 to be
developed exclusively as an industrial base. Manesar has been divided into four phases. HSIDC
developed 1,750 acres of land in phase I, while development of phase-II and phase-IV are in
progress. HSIDC has allotted around 600 acres in phase-III to Maruti Udyog Limited for their
expansion project.
Leisure activities
Other features in Manesar include an auctioned plot for service apartment and budget hotel. A
technology park spread over 140 acres is being developed in Sector-8. Here, campus sites of 10
acres each have already been allotted to 12 companies. HSIDC is also developing a golf course
for entrepreneurs, while a club is already
in operation. HSIDC has plans to develop three- to five-star hotels and a 100-bed hospital too.
