Dear Sir,

We are pleased to enclose herewith our techno-commercial proposal for Project &
Construction Management for for the upcoming Commercial Development in Viman
Nagar, Pune.

3. SCOPE OF SERVICES

The scope of services is listed below:

a) The PMC shall be responsible for establishing & implementing a system of quality
assurance / control to ensure that construction works are carried out in
accordance with the specification and quality assurance / control procedures.
Responsible for advising on the need for independent testing services
b) PMC shall be responsible for reviewing, evaluating and advising on the drawings
produced by the architect / designers, structural consultant, MEP consultant,
other consultants and contractors to ensure proper and smooth co-ordination
during the execution works.
c) Information / Design Management: Responsible for supervising with the Client a
system for handling queries and communications with the contractors and the
design team to resolve issues and to minimize the cost and time impact upon the
Project. Responsible for reviewing with the client the comprehensive brief for the
project taking into account site planning, development phasing, building function,
space requirements, land usage, site information, cost targets, time and quality
targets & occupational requirements
d) PMC shall be responsible for reviewing, evaluating, monitoring and advising on
the schedule produced by contractors to ensure that the Project Milestones are
achieved including any revisions or updates during the project duration.
e) PMC must conduct / attend all Project Team meetings, site meetings, budget and
review meetings or calls as required and must convene inter-personal or other
meetings at such times and venues and of such frequency as the requirement of
the Project must dictate from time to time.
f) PMC shall be responsible for monitoring the progress of the contractors and
suppliers work, measure performance against the Project Schedule and Project
Budget, handle contractual disputes (if any) & change orders, provide advice on
site organizational and execution problems, advice on claims management and
provide regular reports to the Client
g) The PMC shall be responsible for reviewing and approving the site logistics plan
developed by the Contractors, including site operations such as access, materials

handling, storage, site accommodation, welfare, utilities, fire services and
medical facilities.
h) Ensure that all contract requirements are satisfied and complied.
i) The PMC shall be responsible for managing & monitoring the work of the
construction contractors and suppliers to be executed in accordance with
the contract agreements. Monitor materials, labour and equipment resources,
and ensure that the work complies with the method statements and policies
agreed with PMC and the Client
j) Witness laboratory test if any. (expenses extra)
k) Validate handing over report submitted by Civil Contractor for each system as per
the format.
l) PMC will ensure that the constructed works and sites are cleaned and prepared
for occupancy and use.

4. CONSULTANCY FEES & PAYMENT TERMS

 FEES :

TOTAL FEES FOR PROJECT & CONSTRUCTION MANAGEMENT FOR


TERMINAL ONE PROJECT AT VIMAN NAGAR (PUNE) WILL BE INR
10,472,400.00/- PLUS GST (INR ONE CRORE FOUR LAKH SEVENTY TWO
THOUSAND FOUR HUNDRED ONLY PLUS GST)

 PAYMENT TERMS :

ADVANCE / ESTABLISHMENT COST 10 % OF TOTAL FEES


PROJECT MANAGEMENT SERVICES FOR 24 MONTHS BASED
ON MONTHLY BASIS (AS PER DEPLOYMENT SHEET) SHALL
INR 392,715.00
BE PAYABLE IN EQUAL MONTHLY INSTALLMENT STARTING
FROM 1ST MONTH

 EXCLUSIONS :

 GST as applicable to be paid separately. Any other new taxes if applicable


on this contract during execution to be reimbursed separately
 Environment Impact Assessment (EIA) study.
 Site office facilities and infrastructure (furnished site office with
computers, printers, Xeroxing, Wi-Fi connectivity and telecom facilities,
AC, All consumables and Stationery, etc.) will be provided by the client.
 Legal expenses on any account other than legal issues of project tender /
contract documents.
 All Safety PPEs for the PMC Staff shall be provided by the Client /
Execution Contractors.
 Biometric Attendance System for marking attendance
 Internet Connectivity for emails

 Transportation, Lodging, Boarding of your employees if they have to travel
outside Mumbai to attend meetings conducted / arranged, Factory
inspections or any other official work by Client
 Water & Power for the Site office.
 Any other scope not specifically mentioned above.
