    SPECIAL POWER OF ATTORNEY

    KNOW ALL MEN BY THESE PRESENTS:

    WE, SPS. JOSEPHUS R. FANTONIAL and CECILE M. FANTONIAL,


    Filipinos and residents of Sambag I, Cebu City, Philippines, and SPS. RENATO
    T. CENIZA and LEONILA P. CENIZA, Filipinos and residents of South Hills
    Subdivision, Tisa, Cebu City, Philippines, do hereby NAME, CONSTITUTE and
    APPOINT MARVIC NANCY C. AÑASCO, Filipino, of legal age and with postal
    address at Cubacub, Mandaue City, Philippines, to be our true and lawful
    attorney-in-fact for us and in our names, stead and place, to do and execute all
    the following acts and things, that is to say:

    1. To SECURE certified true copies of OCT No. OP-52944 covering Lot


    No. 2217 from the Register of Deeds of Cebu as well as the corresponding Tax
    Declaration, Tax Clearance and Certificate of No Improvements from the
    Municipal Assessor and Municipal Treasurer of Daanbantayan, Cebu;

    2. To PAY the corresponding Capital Gains Tax, Documentary Stamp


    Tax, Transfer Tax, Registration Fees, Property Tax and other taxes and fees at
    the Bureau of Internal Revenue, Municipal Treasurer, Municipal Assessor,
    Register of Deeds and other government agencies in connection with the sale of
    the property;

    3. To CAUSE the transfer of the title in the name of the buyers, Sps.
    Renato and Leonila Ceniza and receive the new certificate of title from the
    Register of Deeds;

    4. To APPLY for a DAR clearance from the Department of Agrarian


    Reform in connection with the sale of the property;

    5. To SIGN any document necessary to give full force and effect to the
    foregoing powers.

    HEREBY GIVING AND GRANTING unto our said attorney-in-fact, full


    power and authority to do and perform all and every act requisite or necessary
    as fully to all intents and purposes as we might or could lawfully do if
    personally present, and hereby ratifying and confirming all that our said
    attorney shall lawfully do or cause to be done under and by virtue of these
    presents.
