Hinges
Generally, door hinges required little maintenance. The material used, Stainless Steel, is highly
resistant to corrosion. A periodic inspection once every 6 to 8 months to check for mounting screws
that have come loose and retighten will be sufficient. However the force of gravity acting on the door
over a period of time will cause some sagging of the door leave. This will cause improper closing of
the door leave onto the door frame. This will require a carpenter to trim down the door leave to
compensate for the misalignment of the door.
Lever Handle Mortice Locksets
Generally, the lever handle mortice lock comes in three major parts, namely:
1. The lockcase or sashlock with the strike plate
2. The lever handle with rose and escutcheon
3. The locking cylinder with three keys.
The lock is the most use item of all door hardware and contains many moving parts. More moving
parts means more chances of failure. The lever handle, as its name imply, is meant for operating the
latch mechanism of the sashlock to retract its latchbolt and to pull or push the door leave open. It is not
design to be use as a hook, wedge or any other purpose. Using the lever handle for other purpose will
cause premature failure and null the warranty of the product. Besides damaging the handle, the forces
will also cause untimely failure of the sashlock as both the item are mounted together with the cylinder
to form a complete locking unit.
The lockcase need more attention in term of maintenance. It needs to be inspected every 3 months to
look for abnormal operation and misalignment of the bolts with the strike plate on the door frame and
operation of the lever handle on the lock mechanism. Remember, the force of gravity is always at
work!
The cylinders are checked every time the key or thumb-turn is used. Should the insertion of the key
becomes tight, lubricate the key with a small amount of graphite powder only. Never use lubricating
oil! It will cause the precision part inside the cylinder to jamb. Be sure to fully insert the key prior to
turning the cylinder. Turning a half inserted key will break or bent the key making is useless.
Door Closers
Door closers are installed for all self closing doors. There are totally sealed unit with a powerful spring
and hydraulic damping mechanism. These are non-serviceable items and should not be open by
unauthorized person. Dead or injuries could result from it. All closers installed are factory adjusted for
proper closing speed and power. Slight site adjustments are only required to compensate for different
in air pressure between air-conditioned and none air-condition rooms.
Check for misalignment of door leave first before performing closer adjustment if door do not close
properly. A door closing order selector is installed for double leave self closing door to achieve proper
closing of the rebate. This item is adjusted upon installation and should not be adjust unless absolutely
necessary.

Bolts – flush/auto

Care should be exercised when throwing the bolt to make sure its catches the strike plate. Forcing the
bolt when the strike is not aligns and or closing the door leaf with the bolt extended will damage the
bolts and null the warranty.

Automatic flush bolt operates automatically when the door closes. The only problem is with
misalignment. This could be due to door leave warping when the timber dry out and or sagging of door
leave due to gravity over time. This requires a major realignment of the door leave. Auto bolts are
usually installed with a loose fitting strike plate to give allowances to this problem. However the door
will be a loose fit when closed.

Care and Maintenance

All exposed surface of the supplied ironmongery are in stainless steel satin finish. This requires only
an occasional wiping with a damp cloth on the soiled surface. To lubricate stubborn latch, use a
dewatering fluid such as “WD40”. Spray a little to a cloth and wipe it on the latch bolt. Do not sprays
directly onto the lock mechanism as this fluid will dissolve the grease inside the lockcase and cause
excessive wear to the mechanism.

Stainless Steel which is the material on all the supplied ironmongery, even though is highly resistant to
corrosion can still be stain with certain cleaning fluids, acids and paint. Care should be exercise to
protect the surface if such cleaning fluid is used to clean the surrounding area as the fume produce by
these chemicals have been known to cause staining of the stainless steel surface. We can refinish the
stained surface at a cost as our “limited warranty” does not cover third party damage.
