SPECIFICATIONS
GENERAL SPECIFICATIONS:
I. GENERAL CONDITIONS
This Set of Specifications shall govern the Methods of Construction and the kind
Of Materials to be use for the Proposed Project shown in the plans and detailed drawings.
The Plans, detailed drawings and these specifications shall complement each other;
However, in case of conflicts between them, the same shall consulted to the Supervising
Architect or Engineer for solutions.
II. STAKING
The building shall stake out and all lines and grades shown in the drawings shall be
established before any excavation is started. Batter boards and reference marks shall be
erected at such places where they will not be disturbed during excavation.
IV. EARTHWORKS
All depths and sizes of excavation shall be in accordance with the approval plans; back
filling must be thoroughly compacted to attain maximum density. The materials removed
from excavations maybe used for backfilling. Backfill shall be placed in layer not
exceeding 100mm. In thickness and each layer shall be compacted by wetting, tamping /
rolling.
V. CONCRETE
Construct forms sufficiently to prevent leakage, securely braced and shored to prevent
displacement and safely support construction loads.
Proportioning of concrete shall be done by volume, use class “A” concrete mixture
(1:2:4) on all structural concrete works. The maximum volume of water shall be 24.5 liters
per bag of Portland cement.
Materials shall be measured and machine mixed or emergencies by hand or manual in a
watertight wood platform at the jobsite and as authorized by the supervising Engineer or
Architect. Concrete shall be mixed for the time sufficient to insure uniform distribution of
particles and paste throughout the mass.
Insert, sleeve, anchors, bolts and all other provisions in connection with the concrete
construction shall be place and secured in position before concrete is placed.
Before placing concrete removed all sawdust, chips and other construction debris from
places where concrete is to be deposited.
Immediately after removal of forms, all holes, voids and other defects shall be plastered
with mortar of the same grade and texture as that of the adjoining surface.
Curing shall starts as soon as free water disappeared from the surface of the concrete by
covering with a satisfactory materials or splashing water. Curing shall continue for a
period of not less that (7) days after the pouring of concrete.
Reinforcing bars shall conform to the requirements as ASTM Standard Specifications for
the minimum requirements of the deformed bars for the concrete (305-56).
BAR PLACEMENT
The number, size and spacing of the various bars are to be as indicated in the attached
drawings and no variations. Whatsoever is to be made without the consent of the
designing Architect or Engineer should there be inconsistency on the spacing of the bars
or measurements not clear form the drawings, instructions must be secured from the
Architect or Engineer?
VII. CONCRETE HOLLOW BLOCKS (CHB)
All concrete hollow blocks for exterior wall shall be 125mm. in thick Concrete hollow
blocks for interior CHB wall where plumbing pipes and fittings shall be located; the
thickness shall be 150mm. The CHB walls shall be filled and laid with cement mortar
consisting of one parts cement and three parts and by volume. They shall be reinforced
with round deformed bars 12mm. in diameters, spaced at 800mm. vertically and every
three blocks horizontally with 10mm. in diameter horizontal. Provide lintel beams above
window and door openings. Lintels shall have a minimum depth of 6” and shall extend @
least 8” on each side of the opening.
IX. DOORS
Main entrance door and bedroom doors shall be regular panel type. Toilet doors shall
be PVC, flushed type hollow core.
X. GLASS WINDOWS
All windows shall be powder coated aluminum frames with ¼ “thick glass panels.
All electrical works and materials shall conform to the provisions of the latest edition of
the Philippine Electrical Code.
Mold flex shall be used for for all circuits, except for the main feeder line, which will be
RSC (Rigid Steel Conduit) zinc, coated. Use koten Panel Board and circuit breaker
elements. Phelps dodge, THHN/THWN, stranded for all electrical wires, National /
Panasonic for the universal outlets switches and plates cover, poly brand for the utility
and junction boxes.
XIII. PLUMBING WORKS
All plumbing works for this project shall be done in accordance with the approved plans
and under direct supervision of a licensed Sanitary Engineer, Master Plumber.
Plumbing installation shall conform to the provision of the National Plumbing Code and
the rules and regulations endorsed in the locality.
All Soil, waste, drain and vent pipes shall be PVC (polyvinyl Chloride) pipes series 1000,
Atlanta brand. Pipefittings shall be of the same as the pipe.
Pipes and fittings for the water supply system shall be Polypropylene Random (PPR)
complying with ISO 15874. With PN_20 minimum rating, joining to be the socket fusion
with the brand name NELTEX or equivalent.
All plumbing works for this project shall be done in accordance with the approved
All paints and paint materials shall be delivered to the job site in unbroken packages. No
adulteration of specified paints with other brands shall be allowed.
