The water supply and drainage system for the project includes:
- Water supply system: including domestic water supply and drinking water supply.
- Wastewater drainage system: includes drainage inside the building and outside the
infrastructure.
- Rainwater drainage system: includes drainage inside the building and outside the
infrastructure.

The domestic water source will be supplied from the water supply pipe of the industrial park, passing
through the DN50 electronic water meter by the HDPE/PPR DN50 pipe installed in tunnel B1. Then
divided into 04 water supply lines:
- A DN15 pipeline supplies water to 02 interconnected 10m3 rainwater tanks (used to rehydrate
- A DN15 pipeline supplies water to a 200m3 rainwater tank (used to rehydrate in the dry
season)
An underground water tank with a capacity of 66 m3 is located in basement 2 and divided into 2
water intake compartments, supplying domestic water for the entire building and the existing office.
The capacity of the underground water tank is designed to be used in 1 day.
Water from the underground water tank is pumped to the roof water tank 10m3 through the feeder
pump cluster DP-B2-01, DP-B2-02 (01 running pump, 01 backup pump). At the same time, the water
here is also pumped to supply domestic water to the existing office through the transfer pump cluster
DP-B2-03, DP-B2-04 (01 running pump, 01 backup pump).

Water from the roof water tank will flow down to supply the areas that need water. In which, the roof
floors, 8th floor, 7th floor, 6th floor, 5th floor are supplied with water by booster pump cluster BP-
RF-01, BP-RF-02 (01 running pump, 01 backup pump) to ensure enough outlet water pressure at
sanitary ware in the range of 1.5 - 4.0 bar; The lower floors are supplied with water by gravity flow
method with pressure reducing valve clusters to control the water pressure at each floor in the range
of 1.5 - 4.0 bar.
At each floor, there is a cluster of valves to control the water supply for the entire floor and the valves
to control the water supply for each small area in the floor (the men's toilet area, the women's toilet,
the laundry room,...).
Electronic water meters are installed in front of water supply points (domestic water supply by
booster pump; domestic water supply by gravity flow method; drinking water supply for staff and
kitchen; water supply for watering plants) to control the amount of water used for different purposes.

2.1.3 Drinking water supply system (drinking water treatment)
The source of drinking water for the project is taken directly from the roof water tank of 10m3, going
through the RO drinking water treatment system of 1m3/h and flowing down gravity to supply water
purification equipment located on each floor. At each floor, there is a valve to control the water
supply and there is an additional local water filter before the water is used directly.
This is the first stage of the water purification process, helping to treat the raw part of the input water
source, ie the water will be removed from suspended substances, heavy metal chemicals. Pre-filter
assembly includes: inlet booster pump, sand filter tank, activated carbon filter tank and softener tank.
- Inlet water pump : sucks water from the building's storage tank, pressurizes and pushes
water through the filter columns behind.
- Filter column No. 1 (sand filter tank): contains sand, silica, gravel, which is responsible for
removing impurities in the water.
- Filter column 2 (activated carbon filter tank): includes charcoal and activated carbon, they
will remove harmful substances dissolved in water such as ammonia, sulfure, sulfur-based
toxins, phosphorus, chlorine...
- Column 3 (softening tank): This filter column has the function of softening water, reducing
hardness to help prevent deposits from clogging the rear RO membrane .
After the water is treated to remove impurities and coarse dirt in the pre-filtration stage, the water will
continue to enter the RO reverse osmosis filtration cycle. This stage includes the following main
equipment: high pressure pump, fine filter column, RO membrane, UV filter.
- High pressure pump : to operate the industrial water filtration system, it requires a large
enough water pressure to pass through all the filters, especially the RO membrane, the high
pressure pump will take over this task. When operating, the high-pressure pump generates
enough water pressure for rapid osmosis in the RO membrane. The pump's pressure can be
achieved up to 2HP capacity, flow Q = 1 ÷ 3.5 m 3 /h with the ability to operate continuously
24/24.
- Fine filter column : The fine filter column helps to filter the remaining suspended residues of
5μm or more, and is also a stopper to help protect the RO membrane in case the front filter
- RO membrane : Water after being treated through the pre-filtration stage will be transferred
to the RO membrane filtration stage, which is considered the heart of the whole industrial
water purification system. RO membrane can remove TDS, impurities, viruses, harmful
bacteria in water. Depending on the quality of the input water as well as the filtration capacity,
the supplier will arrange a different number of RO membranes. The more RO membranes, the

Wastewater from latrines and urinals (black wastewater) is collected by the fecal waste water
pipe and flows to the septic tank, then through the settling compartment 1, settling 2 and then flowing

wastewater pipe and flows to the pump compartment.
Wastewater from the kitchen sink and kitchen floor collector (kitchen waste water) is collected

The pump system has 3 operating modes: automatic running mode (AUTO) and manual running
mode (MAN) and off mode (OFF).
Operation process:
- Power on the total MCCB and the power supply MCB, supply power to the pump cabinet .
- Turn the AUTO/OFF/MAN switch to the AUTO position.
- Two pumps DP-B2-1, DP-B2-2 will work automatically according to the water level
sensors installed in the 66m3 underground water tank and 10m3 roof top water tank. The
pump will run to supply water to the 10m3 tank on the roof when this tank is empty and
the 66m3 underground water tank is still full of water to ensure the pump works,
otherwise the pump will not be activated to protect the pump. The two pumps will run
alternately with one pump running and then the other pump, alternately ensuring the life of
both pumps.
- The indicator light system will light up to indicate that the pump is
operating/stopping/failure .
- When there is a need to use water but the AUTO mode cannot operate.
- Initial test run time, fill the system with water.
- Run routine operation.
- Some other cases.
Operation process:
- Power on the total MCCB and the power supply MCB, supply power to the pump cabinet .
- Turn the AUTO/OFF/MAN switch to the MAN position.
- Pump over current, overload: yellow light "FAULT" will light corresponding to each specific
pump.
- The water level in the underground tank is too low to maintain the water supply to the system.
When the above problems occur, the operator needs to turn off the power to the electrical cabinet,
check and fix the system errors, and then continue to let the system operate again.
The submersible sewage pump SP-01,…,SP-12 is powered from the electrical cabinet MCC-B2-SP
installed in basement B2 (Refer to figure 25, figure 26, figure 27).

Each rainwater submersible pump pit includes 02 submersible pumps, operated with 3 operating
modes: MAN manual mode, AUTO automatic mode and OFF mode.
- Turn on MCCB, MCB on the MCC-B2-SP electrical cabinet to supply power to the rainwater
- Press Start / Stop to start / stop the corresponding pump you want to control.
- Note: in manual mode, the pump will work continuously without automatically stopping
according to the set conditions, so the operator needs to observe the system's indicators to

- Turn on / off the power button on the pump's control panel, the system will automatically call the
pump to run with the appropriate frequency to increase the pressure in the system to the set
pressure.
- In automatic mode, 02 pumps will run automatically alternately according to the real running time
of the pump, the pump will stop when the set pressure is reached; when 1 pump shows an error,
the system will call the other pump to run; When the system pressure drops sharply compared to
the set pressure, both pumps will be called to run to quickly compensate for the system pressure.
Note: For details on setting other system parameters, refer to the user manual, install the attached
pump or contact the contractor/supplier for assistance.
The drinking water treatment system is powered from the MCC-RF-BP electrical cabinet installed in
the basement.
Check before operating the system: make sure the power source is stable, the system valves are
normally closed/normally open according to the correct procedure and the instructions on the valve.
The drinking water treatment system is operated with 3 operating modes: MAN manual mode, AUTO
automatic mode and OFF mode.

- The RO filtration system will stop when the water in the RO 2m3 clean water tank is full
(overflow protection), the system will automatically restart when the water level in the 2m3
RO clean water tank is lower than the low setting. The filtration system will not work when
the inlet water tank (10m3 tank) has a lower water level than the set value (protection against
running out).
The system has water quality sensors and a meter that displays water quality results, water
temperature, displayed in the “Conductivity meter”. Use the arrow keys to switch between display
modes if on.
The system has RO (Pure water flowmeter) and wastewater flowmeter (Drain water flowmeter). The
drinking water treatment system is designed at 1m3/h, to optimize the system the operator adjusts the
flow of clean water RO 1m3/h equivalent to 16 l/min (LPM) by the following ways:
In order for the RO filter to work effectively, stably, and have a long life, the water needs to be
treated to remove suspended substances and heavy metal chemicals before entering the RO filter
cores. The input coarse filter will take care of this task, including 3 filter columns: sand filter column,
activated carbon filter column and water softener column. Each of these filter columns will have a set
of control valves, this valve will automatically operate according to the pre-set mode to rinse and
regenerate the filter particles in a fully automatic system.
After turning on the power, the control valve will automatically turn "active" for more than 10
seconds before stopping.
The system will operate in real time, so the operator needs to ensure that the clock displayed on the
control valve matches the real time.
If power is lost continuously for more than 3 days, the real-time display “12:12” will flash to warn the
operator that real-time reset is required.
After stopping working on the keys for more than 1 minute, the screen will automatically lock. To
unlock the keyboard, press the up and down arrow keys at the same time and hold for 5
seconds.

For the water softener, the system requires salt water to regenerate the softener particles according to
the pre-set cycle. How to mix salt: 50 liters of water and 7.5kg of salt, the mixing ratio is 150g salt / 1
liter of water. The regeneration cycle is set to once every 3 days, so it is necessary to check the
addition of salt every 3 days. This time can be adjusted according to the actual flow used. Attention:
only use 99.5% pure granulated salt, do not use iodized salt, refined salt.

To ensure the quality of RO water for continuous use, safety for the health of the user, as well as the
life of the filter system, it is necessary to periodically check, maintain, and replace the water filter
elements. The replacement time of the filter elements also depends on the actual water flow used,
here are the reference figures:
Sand filter column, activated carbon filter column, water softener column: periodically change
5μm fine filter column: periodically change at least once every 3 months, the time to change
Brine: Add salt water according to the regeneration cycle installed in the system.
Note: To ensure that the system filter is in good working order after replacing the system filter,
contact the supplier to replace and maintain the system, bring a water sample for testing after each
filter replacement.
In MAN manual mode and AUTO automatic running mode, if there is any unexpected problem, the
operator presses “Shut down” on the control screen or press the “Emergency switch” button on the
switchboard to stop. system emergency.

The building uses electric water heaters to provide hot water for daily life, concentrated in 3
locations: basement kitchen B1, bathrooms on the 2nd floor and kitchen on the 8th floor.
The water heater is installed horizontally, hidden on the false ceiling, with a DN15 stop valve
before connecting to the cold water line (with a safety valve) and the hot water outlet for the
equipment used.

Before powering on the appliance, fill the tank with water by opening the hot water tap until there is
no air left in the tank.
Adjust temperature:
The water temperature can be changed by turning the knob. Turn the knob clockwise to decrease the

Replacement parts:
When working with the thermostat, disconnect the power, remove it from the device.
When working with the burner, the anode, first drain all the water from the tank by closing the water
supply valve, opening the drain valve after opening the hot water valve.
In the case of appliances with self-locking lids, unscrew the retaining nuts, secure the body of the
appliance, push the cover towards the reservoir and then remove it by turning it half a turn.
The anode and the burner are installed on a support cover, when reinstalling, it is recommended to
replace the cap gasket with a new one.
Note: All repairs, maintenance and equipment maintenance must be carried out by qualified
personnel. Before calling the Service Center, please check to make sure that the fault is not caused by
lack of water or power failure.
Routine maintenance:
To ensure the best performance of the equipment, it is recommended to scrape off the deposits on the
burners every 2 years. If descaling acid is not used, it can be lightly tapped to break the limescale
without damaging the burner.
Replace the megie anode pole every 2 years. To do this, remove the heating element, remove the
anode from the cap, and replace it with a new anode.
