    KNOW ALL MEN BY THESE PRESENTS:

    That this Deed of Extrajudicial Settlement of Estate with Waiver and Renunciation
    of Rights, entered into this 25th day of December in Pasig City made and executed
    by and among legal and compulsory heirs of the deceased ANTONIO T. ROYALES
    namely:

    DIANA L. ROYALES, of legal ages, Filipino, widow and residing at 14344


    Pinyahan St, Pasig City, Heirs of ANTONIO T. ROYALES.

    KRISTOF S. ROYALES, of legal ages, Filipino, married and residing at 14344


    Pinyahan St, Pasig City, Heirs of ANTONIO T. ROYALES;

    BEATRICE S. ROYALES, of legal ages, Filipino, single and residing at 14344


    Pinyahan St, Pasig City, Heirs of ANTONIO T. ROYALES;

    WITNESSETH, that:

    WHEREAS, ANTONIO T. ROYALES., died intestate on December 25, 2023 at


    Pasig City, Metro Manila (copy of his death certificate is hereto attached as
    Annex “A”) without Will or testament and without any debt in favor of any person or
    entity;

    WHEREAS, his only surviving legal and compulsory heirs are the herein parties,
    namely:

    DIANA L. ROYALES - wife


    KRISTOF S. ROYALES – son
    BEATRICE S. ROYALES – daughter

    WHEREAS, the deceased left one (1) parcel of real property particularly described as
    follows, to wit:

    Transfer Certificate of Title (TCT)

    WHEREAS, in view of the above facts and circumstances, the abovementioned legal
    heirs are therefore co-owners of the abovementioned parcel of land by virtue of the law
    on succession.

    WAIVER OF RIGHTS

    WHEREAS, We, DIANA L. ROYALES, KRISTOF S. ROYALES and BEATRICE S.


    ROYALES (whose personal circumstances are mentioned above) have agreed and
    covenanted to CEDE, TRANSFER and CONVEY our respective shares/inheritance of
    the abovementioned parcel of land with located at Daang Hari Highway, Brgy. Molino,
    Pasig City at unto our co-heir/mother DIANA L. ROYALES (whose personal
    circumstances are mentioned above);

    NOW, THEREFORE, for and in consideration of the foregoing premises, we waived and
    renounced, as by these presents, we hereby WAIVE and RENOUNCE our respective
    shares, rights and participation, as stated above, over the above-mentioned one (1)
    parcel of real property with at (which technical descriptions are mentioned above)
    in favor of our mother DIANA L. ROYALES.

    IN WITNESS WHEREOF, we have hereunto set our hands on the date and place first
    written above.
