Floor – existing timber framed floor to be removed and replaced with new concrete floor as per engineers design
details and specifications.
Shop front – to be completely rebuilt as per design details on sheets 5 and 6 – to be timber framed with H3.2 pine
that has been pre-primed and panted with gloss enamel paint – all glass to be 6 mm toughened safety glass,
cladding to be 6 mm Hardiflex over building wrap – framing to be 100 x 50 H1.1 laserframe pine at 600 centres.
Tray for fruit and veg to be stainless steel as shown. Insulate wall below trays with R2.2W
Shop front roof and sofit - remove and replace old tar and sarking with new 17 mm H3 exterior plywood, dwang
where required between existing roof joists with 75 x 50 H3.2 pine at 400 centres – Glue and screw ply then fit
butynol – Butynol to be placed by Butynol manufacturer approved applicator and as per manufacturers
specifications. – Sofit to be removed and replaced with new 6 mm Hardiflex.
New internal walls - 100 x 50 H1.1 laserframe pine at 600 centres – bottom plates over concrete to have 100 mm
wide DPC under. Dinabolt plates to concrete with 12 mm x 100 mm dinabolts at 800 centres. Dwang as shown on
plans. Line with Fireline Gib or standard Gib as shown on plans.
New floor to existing bathroom area on first floor - 250 x 50 H1.1 laserframe pine at 600 centres to span 2000
Use 20 mm flooring grade particle board flooring.
Lining of double brick walls on either side of shop - 75 x 50 H1.1 laserframe pine fixed as per engineers
design details and specifications. Line over steel with 16 mm fireline gib
Spread of fire - Line underside of ceiling with 16 mm Fireline Gib – line ground floor exterior of stairwell with 16
mm Fireline Gib use smoke stop doors as shown on plan – Fireline and smoke-stop doors to provide 30 minute fire
rating as per “Winstone Fire Rated Systems 2006” alternative escape from first floor to roof at front of building
through window is practical and roof is flat and traversable for many meters in either direction to get well away from
smoke or flame to await rescue.
New Stairs – Remove old stairs completely and fit new set of stairs into new stair well as shown on plan. Stairs will
lead up to existing living and sleeping area. Stairs to be made of standard constructed MDF – going to be 270 plus
20 mm nose, rise to be 185, angle achieved will be 34.5 deg. Stairs angle will comply with D1/AS1 NZBC building
code supporting document. Width of stair well, 1000 when finished. 40 mm diameter hand rail, to be bracketed to
one side of stair well at 900 above tread. There will be a landing Midway as required. Minimum head height will be
2100 as required.
Roof to new warehouse storage area - as per cross section on sheet 7 use 250 x 50 H1.1 Pine at 1200 centres
Purlins to be 100 x 50 h1.1 pine on edge at 600 centres. Insulated building blanket then roofing paper supported by
stretched galvanized roofing mesh over the purlins. Roof to have 12 deg pitch use long run corrugated roofing iron
Internal gutter to new Roof – as per cross section on sheet 7 to be constructed of 17 mm H3 ply roof area 50
square meters to feed 12.5 meter long internal gutter with a slope of 1 in 90 to custom made stainless steel rain
head feeding 80 mm down pipe – the roof area to diameter of down pipe does comply with table 5 of E1/AS1. NZBC
supporting document.
Insulation – brick wall fit 40 mm EPS between timber battens, R3.2C in ceiling of first floor, 75 mm insulation
blanket in roof of warehouse area – new block wall of warehouse area will not be insulated. Roof of warehouse
storage area will have 75 mm insulated building blanket.

Window flashings new – see attached print out from window association for head sill and jamb detail for fixing ito
concrete block.
Accessibility – entry will have clear opening of over 900 mm – ramp to = 70 mm rise over 1 meter going from foot
path through door – door to remain open during trading hours. Toilets will not be made available for use by the
public and there will never be more than 4 staff working in the building. Accessible service counter see sheet 2
Plumbing and drainage – all plumbing and drainage to be replaced with new as per plans provided – all plumbing
and drainage work to comply with NZBC, G12 and G13 building code supporting documents. All plumbing and
drainage work to be by qualified and approved tradesman.
Signage - fire exit inside above front door. - door at back of shop “ no entry staff only”
