CLIENT SPECIFICATIONS
Sub Structure
Individual footing with R.C.C columns, Plinth beam on random rubble masonry work (minimum
average height of 1’ 6” height from GEL). Contractor to adhere as per the structural drawings &
specifications submitted
Super Structure
RCC Columns, Beams and slabs. 9’’ thick brick walls in outer perimeter and 100/150mm cement
blocks on internal walls. As per the drawings
Termite Treatment
Should be done from a reputed company with 10 years warranty.
Roof
Cement fibre sheet roof on (2”x 4”) Tulang exposed rafter with (3/4” x 9”) valance board/Barge
boards with necessary flashing, ridge capping etc. (RCC beam to be accommodated wherever
necessary) 2mm thk. single layer heat proof foil should be laid between ceiling & sheets. External
Surface of roof sheet to be painted with high quality, low sheen elastoplastic acrylic roofing paint
against fungal and algae growth. Timber work should be painted. All details as per the submitted
drawings.
Ceiling
Super flex exposed rafter slopy ceiling on 2” x 4” Tulang timber framework & painting with two
coats of Putty one coat of filler & two coats of emulsion paint. As per Engineers instructions and
the details drawings submitted. White powder coated Aluminium “T” bars should be placed for
joint of ceiling sheets.
Finishes
Living, Dining, Bedrooms and all other internal areas to be laid with 2’ x 2’ porcelain tiles
Veranda and balcony tiles to be 12” x 12” porcelain tiles
Bathroom Floors to be 24” x 12” Porcelain tile to be laid on water proofed surface
Bathroom Walls to be 24” x 12” Porcelain tiles up to a height of 7 ft.
Pantry wall – 12” x 36” Porcelain tile for a 2 ft height as the backsplash of pantry
Staircase – Concrete staircase and finishing detail, as per the submitted drawings
Internal Walls – Smooth Plastered and two coats of wall putty, one coat of wall filler & painted
with two coats of Emulsion paint (Colour as directed by the Architect)
External Walls – Rough/Semi Rough Plastered and one coat of wall exterior quality wall primer
& two coats of whether shield paint approved by the Engineer. Paint application to be as the
manufacturer’s instruction. Plinth; cement rendered finish
Pantry
Pantry Unit shall be supplied by Employer including the worktop. Backsplash tile (2’ x 2’) to be
supplied and fixed by Contractor including sink and tap and plumbing and electrical work as per
the Submitted drawings
Electrical Work
230V/ 30Amp Single Phase power supply with separate electricity meter, 13A socket outlets
(Brand – Orange) with Main panel board and Distribution Board (Orange or Kevilton) as
directed by the Engineer
Supply and fixing or KDK ceiling fans (with two-way switch) at locations shown in drawings, one
bell-push (water proof), two numbers of shaver sockets, one TV socket outlet, one telephone
socket outlet and three number of indicator switches shall be provided for the entire unit (Brand
– Orange)
Light Fittings
No fitting shall be provided by Contractor; only point wiring shall be done. Work shall be
completed with the holder at all light point locations and the switches (Brand- Orange).
External area light fittings (if any) to be fixed by the Contractor.
All French and other Aluminium windows, external bedroom and servant room doors are out of
Powder Coated Aluminium with necessary accessories as directed by Architect. (Brand -
SwissteK)
French Window powder coated Aluminium excrusions (100mm D series)
Other Windows & Fan lights powder coated Aluminium excrusions (700mm casement)
Sliding Windows powder coated Aluminium excrusions (Comdoor System)
Fitted with all ironmongeries and accessories. Details of all doors and windows to be referred
with submitted drawing
External Works
Boundary wall and entrance gate, landscaping work, car porch with interlocking paving shall be
provided as designed by the Architect
