3. RENEWAL

The parties to the lease may renew the lease for a further term as they may
deem it fit.

4. RENT

The Sub-Lessee shall pay the Sub-Lessor rental in the amount of

of the lease.

5. USE

The land is leased for the sole purpose of agricultural (ploughing).

6. DEVELOPMENT

The land is leased as is, any additional improvements thereon as may be


required by the Sub-Lessee, shall be at the expense of the Sub-Lessee subject
to obtaining a written consent of the Sub-Lessor.

7. SERVICES

The Sub-Lessee shall be responsible for the provision of all services it requires
on leased land at own cost and expense.

8. MAINTENANCE

The Sub-Lessee shall keep the land and improvements erected thereon in a
good condition and shall further maintain such improvements in good repair
at all times during the currency of the lease.

9. HYPOTHECATION, CESSION, SUBLEASING, ETC

The Sub-Lessee shall not be entitled to mortgage, cede, assign, sublet or,
alienate in whatever manner its interest in the whole or any portion of the
leased premises without the written consent of the Sub-Lessor.

14. BREACH

Should the Sub-Lessee breach any of the conditions of the agreement, and
fail to remedy such breach within thirty (30) days after written notice from
the Sub-Lessor to remedy the breach, the Sub-Lessor may terminate the
lease agreement without prejudice to any claim it may have against the Sub-
Lessee.

15. TERMINATION

a) Each party to the agreement will be entitled to terminate the


agreement upon having given the other party three (3) months prior
notice in writing of its intention to do so.

b) The Sub-Lessee shall be entitled to remove the improvements erected


on the leased land at its own cost on expiry or termination of the lease,
and shall be required to reinstate the land to as near as possible to its
original condition following removal of the improvements.

c) The Sub-Lessee shall not be entitled to any compensation upon


termination of the lease due to effluxion of time or as a result of
breach of the lease conditions, save where the Sub-Lessor specifically
requires the leased land for its purposes during the subsistence of the
lease.

16. ORAL VARIATION INEFFECTIVE

This lease constitutes the whole agreement between the parties. No variation
of any provision of this lease shall be of any force or effect unless the same
shall be confirmed in writing and signed by both parties.
