    This contract to sell is between Socrates B. Deyto as the vendor and Russell S. Tapawan and Mark Gerald S. Tapawan as the vendees. The vendor agrees to sell a house and lot located in Cavite to the vendees for 1.1 million Philippine pesos, to be paid through a PAG-IBIG housing loan. Upon loan approval and release of guarantee, the vendor will transfer ownership documents to the vendees. Both parties agree to comply with their obligations in good faith, and the vendor will execute a deed of absolute sale to complete the transaction.

    CONTRACT TO SELL

    This Agreement is made and executed by and between:

    SOCRATES B. DEYTO, of legal age, Filipino, with residence address at Turquoise St.,
    Block 4 Lot 11 Dasmarinas Executive Village, Brgy. Zone III Dasamarinas Cavite, herein
    referred to as the VENDOR

    -AND-

    RUSSELL S. TAPAWAN, married to MARK GERALD S. TAPAWAN, both of legal


    age, Filipinos, and with residence address at 465 Brgy. Sabang Dasmarinas Cavite, hereinafter
    referred to as the VENDEES.

    WITNESSETH:

    VENDOR is the registered owner of the real property of house and lot situated at Blk 49
    Lot 50 Phase 2, Parklane Subdivision Brgy. Santiago, Geneal Trias Cavite, covered by TCT No.
    057-2023002498 containing an area of Forty Eight (48) square meters.

    NOW THEREFORE, for in and consideration of the total amount of One Million, One
    Hundred (Php1,100,000.00) Philippine Currency, the VENDOR hereby SELL, TRANSFER and
    CONVEY by way of Contract to Sell all the proprietary rights and interest over the said property
    in favor of the VENDEES subject to the following terms and conditions:

    1) That the Contract Price shall be amount of One Million, One Hundred
    (Php1,100,000.00) Philippine Currency, payable through PAG-IBIG Housing Loan;

    2) The VENDOR shall execute and turn over all the documents necessary to complete the
    sale transaction upon approval of the loan application and release of Letter of Guaranty to
    the VENDOR;

    3) The parties shall mutually comply with their respective obligation herein agreed in good
    faith;

    4) The VENDOR shall execute DEED OF ABSOLUTE SALE.

    2023002498 and the parties acknowledge that the foregoing documents was executed by them
    freely and voluntarily.

    This instrument consisting of two (2) pages, including this page on which this
    acknowledgment is written refers to a CONTRACT TO SELL, duly signed by the parties as well
    as those of their instrumental witnesses.
