Building Specification
SPECIFICATION
GENERAL CONDITIONS:
All phases of the construction shall be finished with first class workmanship to the fullest intent and in
accordance with the plans and these specifications of the Architect and the Owner.
The construction shall conform to all the requirements of the National Building, as well as the rules and
regulation of the Municipality of Candelaria.
1.SITE CLEARING.
The contractor shall clear the building site of rubbish and other unsuitable materials. All such unsuitable
materials shall be removed from the site and disposed of as maybe directed by the Architect or Engineer.
3. EXCAVATION WORK
All excavation shall be made to grade indicated on the drawing.Where the building site is covered with
anykind of fill the excavation of footings should be made deeper until the stratum of safe bearing
capacity of the soil is reached.
4BACKFILLING
After concreting of foundation is hard enough to withstand pressure resulting from fills,the materials
removed from excavation shall be used for back filing around them.
5.CONCRETE WORKS.
Concrete works shall include labor, materials, equipment and incidents required to complete ther work as
shown on the drawings and specified herein in accordance with the standard as adopted by the ACI Code,
All concrete shall be mixed thoroughly until a uniform distribution of cements and aggregates is achieved
and should be deposited as nearly as practicable in its final position, care being taken so as to prevent
rapid loss of moisture from the surface.
Water to be used shall be clean for mixing concrete and free from injurious amount of oil, alkalis, acidsm
slats and other organic matters.
Concrete slab on fill shall be 100mm thick and class C of mixture. The receiving bed shall properly
contracted of wetting and tampering of rolling. If tampering is applied, it shall be done in layers not
exceeding150mm thick. A top layer of gravel 50mm minimum thickness shall be compacted and shall be
form the immediate base on the concrete slab on fill.
The following proportion of concrete mixtures shall be used for various parts of the building, as follows:
The fine aggregates for concrete shall consist of natural sand, crushed stone quarry screening or inert
materials with similar characteristics, having clean, hard and durable grains, free from organic matter or
deleterious substances.
The coarse aggregates of concrete shall consist of crushed rock of durable and strong qualities of lean and
hard gravel free from foreign materials and dusts by adequate processing. Size of the coarse aggregates to
be used shall vary from 20mm to 40mm (3/4” to !-1/2”).,

6. FORMS FOR CONCRETE WORKS
All forms for concrete works shall be properly braces or ties together so as to maintain sufficiently tight
to prevent bulging and seepage of water.
Forms shall not be remove until concrete has attained sufficient strength to support its own weight any
loads that maybe place on it. Side forms of beams and girders may be remove earlier than the bottom
forms by additional post or shoring must be place under the beams or girders until they attained their
required strength.
The rebars shall conform to the latest edition of the ASTM A 305 (Specification for Structural and
Intermediate Grades), with a minimum strength of 40,000 psi. Spacing of rebars shall be done in
accordance with ACI Building Code.
8. MASONRY WORKS
The works shall include all masonry works, cement work and all olther related work to complete masonry
works. Concrete hollow blocks to be used on thid project shall be “JACKBUILT” brand or its approved
equivalent.
Exterior walls and walls where plumbing pipes and fitting are to be located shall be 150mm thick while
interior walls shall be 100mm. thick, unless otherwise indicated. Concrete hollow block cells shall be
filled with cement mortar consisting of 1 part Portland cement and 3 parts sand by volume the mixture of
cement mortar for concrete hollow block wall plastering shall be 1 part Portland cement, part lime and 3
parts sand by volume
12.STEEL WORKS.
All steel purlins, angles, plates bar shall conform to ASTM A36 steel and conforming to the AISC
Manual of Steel Construction. Electrodes for welding shall conform to the American Welding Society
Specification. All materials in this item shall be free from dirt, rust and protected from corrosion.
13.PLUMBING WORKS.
All rough-in as required for fix types and equipment whether installed or not and all works necessary
for the proper functioning of all installation, whether or not specifically called for in the specification or
indicated in the plan.
14.ELECTRICAL WORKS.
All electrical installation shall be done in accordance with the approve plans and under the direct
supervision of a licensed Electrical Engineer or Master Electrician.
All paint materials shall be delivered to the site in original containers with labels intact and seals
unbroken. All materials to be used shall be “BOYSEN” PAINT or approved equal.
All dust, dirt, grease and other foreign matter which would effect the finish work shall be removed before
painting and varnishing commenced. Each coat of paint shall be allowed to dry thoroughly
and inspected for approval before succeeding coat is applied.
