SPECIFICATION

NAME: CARYLL LEIGH V. CHUA SECTION: BSARCH 3A

PROJECT: BUNGALOW RESIDENTIAL BUILDING

OWNER: ZUWI LAURYLEIGH V. CHUA

I. GENERAL CONDITION

ALL WORK INCLUDE UNDER LEADING SHALL BE SUBJECTED TO THE GENERAL CONDITION OF THE
ENTIRE OPERATION.

II. STAKE AND BATTER-BOARD

THE CONTRACTOR IS TO STAKE OUT THE BUILDING ACCURATELY AND ERECT PERMANENT BATTER-
BOARDS AT SUCH POINT THAT THEY WILL NOT BE DISTURBED DURING THE CONSTRUCTION OF THE
FOUNDATION.

III. CLEARING, GRADING AND FILLING:

THE CONTRACTOR SHALL CLEAR THE BUILDING SITE FOR THE DISTANCE OF THREE (3) METERS IN ALL
DIRECTIONS OUTSIDE OF THE BUILDINGS LINES, WITHOUT EXTRA COMPENSATION. PROVIDED
HOWEVER, THAT THE OWNER SHALL NOT REQUIRE TO CLEAR BEYOND AND EXISTING STREET,
SHOULD BE NEARER THAN 3.0 METER TO ANY POINT OF THE BUILDING LINES. THE BUILDING IS THE
HORIZONTAL PROJECTION OF THE OUTERMOST OF ALL PARTS OF THE BUILDING ON THE GROUND.
THE CONTRACTOR SHALL GRADE THE AREA INCLUDED WITHIN THE CLEARING LINE AS DEFINED IN
THE PRECEDING PARAGRAPH AND SUCH GRADE SHALL BE INCLUDED IN THE BUILDING CONTRACT.
ALL FILL SHALL PLACED IN LAYERS NOT EXCEEDING 0.15MTRS (6” IN THICKNESS, EACH LAYER BEING
THOROUGHLY COMPACTED BY WETTING AND TAMPERING.

IV. EXCAVATION AND BACKFILLING

THE CONTRACTOR SHALL MAKE ALL NECESSARY EXCAVATION FOR THE FOUNDATION, GRADES
INDICATED ON THE PLANS, WITHOUT EXTRA COMPENSATION. IF THE REQUIRED BEARING POWER IS
NOT OBTAINED AT THE EXCAVATION INDICATED ON THE PLANS, THE EXCAVATION SHALL BE
CONTINUED UNTIL THE SAFE BEARING POWER IS OBTAINED. FOOTING SHALL NOT BE PLACED ON
FILL. AFTER FORMS HAVE BEEN REMOVED FROM FOOTINGS AND WALL MATERIALS FORM THE
EXCAVATION SHALL BE USED FOR BACKFILLING AROUND THEM. THIS FILLING SHALL BE MADE IN
LAYER NOT EXCEEDING 0.15MTRS (6”) IN THICKNESS, EACH LAYER BEING THOROUGHLY TAMPED.
MATERIALS NOT USED SHALL BE REMOVED BY THE CONTRACTOR OUTSIDE THE PREMISES AS
DIRECTED BY THE ARCHITECT. PROVIDED THAT THE CONTRACT SHALL NOT BE REQUIRED TO
REMOVED SUCH MATERIALS MORE THAN TWO (2) METERS.

MASONRY WORKS

I. GENERAL CONDITION

THIS ITEM INCLUDES THE FURNISHING OF ALL LABOR AND MATERIALS WHENEVER INDICATED IN
THE PLANS AND DETAILED DRAWINGS COVERED BY THE SPECIFICATION. USE CONCRETE HOLLOW
BLOCKS 6X8X16 FOR EXTERIOR AND 4X8X16 FOR THE INTERIOR WALLS, WITH THE CORRESPONDING
FINISH INDICATED IN THE PLANS. WHEN NOT INDICATED IN THE PLAN CEMENT PLASTERS WITH
PURE CEMENT FINISHED RECOMMENDED.
II. CONCRETE HOLLOW BLOCKS

WET THE HOLLOW BLOCKS THOROUGHLY BEFORE USING. THE FIRST ROW OF THE BLOCKS MUST BE
THOROUGHLY ANCHORED TO THE CONCRETE. THE EXPOSED SURFACE OF THE CONCRETE HOLLOW
BLOCKS, WITHOUT SPECIFIC FINISH, SHALL BE FINISHED WITH A TOTAL OF 1/2INCH CEMENT
MORTAR CONSISTING OF ONE BAG PORTLAND CEMENT, AND FOUR (4) CUBIC FEET OF CLEAN RIVER
SAND PROPERLY SCREENED AND ALL THOROUGHLY MIXED TOGETHER BEFORE THE NECESSARY
AMOUNT OF WATER IS ADDED TO FORM A WORKABLE MIX. CEMENT MORTAR HOLLOW BLOCKS
SHALL BE COMPLETED OR COMPLETELY FILED WITH THE ABOVED-MENTIONED CEMENT MORTAR OR
PER GRAVEL AS THE CASE MAY BE.

III. HOMOGENOUS FLOOR TILES

HOMOGENOUS FLOOR TILES SHALL BE USED WHEREVER SO INDICATED ON THE PLANS. THEY SHALL
BE UNGLAZED, FIRST-CLASS QUALITY OF THE LOCAL MANUFACTURER, WHILE 4 ¼ X 4 ¼ FREE FROM
LAMINATIONS, SERRATED EDGES, SHIPPED-OFF CORNERS AND OTHER IMPERFECTIONS, AFFECTING
THEIR QUALITY, APPEARANCES AND STRENGTH. THEY SHALL BE SOAKED IN WATER AND EMBEDDED
TO AN, FIRM AND PROPERLY SLOPED SURFACED ON 1:2 CEMENT MORTAR BASE. JOINTS BETWEEN
TILES SHALL BE FILLED WITH NEAT WHITE CEMENT AND CAREFULLY MIXED.

IV. QUALITY AND PROPORTIONING CONCRETE:

THE QUALITY OF THE PROPORTIONING CONCRETE SHALL BE AS PER BUREAU OF PUBLIC WORKS
STANDARDS. CLASS A (1:2:4) CONCRETE MIXTURE FOR ALL FOOTING, FOUNDATIONS, WALL
FOOTING AND COLUMN. CLASS B (1:2:4) MIXTURE FOR CONCRETE SLABS ON FILL. (1:2) MORTAR
MIX FOR ALL PLASTERING (1:3:4) MIXTURE FOR THE CHB LAYING AND FILL. ITS IS BEING RECOGNIZED
THAT AN EXCESS OF GAUGING WATER SERIOUSLY REDUCES THE STRENGTH OF THE CONCRETE, THE
MIXTURE SHOULD BE MADE AS DRY AS POSSIBLE, TO PRODUCE A WORKABLE CONCRETE, ALL
BATCHES ON SLOPPY CONCRETE SHAL BE WET ENOUGH TO BE SPADED AND WORKED INTO PLACED.

V. PLASTERING

FINISHING COATS OF PLASTER FINISHED WALL SHALL BE PROPORTIONED AT 1:2 (ONE PART CEMENT
AND TWO-PART SAND) FINISHED PURE CEMENT TO INSURE SMOOTH SURFACE FOR THE INTERIOR
WALLS AND WOODEN TROWEL FINISH FOR EXTERIOR WALL OF THE BUILDING.

CARPENTRY AND JOINERY WORKS

I. GENERAL CONDITIONS

THE WORKS TO BE DONE UNDER THIS ITEM SHALL INCLUDE THE FURNISHING OF ALL LABORS AND
MATERIALS, EQUIPMENT AND SERVICES NECESSARY FOR THE COMPLETION FOR ALL CARPENTRY
WORKS THROUGHOUT THE ENTIRE BUILDING.

A. LUMBER SHALL BE APPROVED QUALITY AND OF THE RESPECTIVELY KINDS REQUIRED FOR
THE VARIOUS PART OF THE WORK, SHALL BE SEASONED, THOROUGHLY DRY, STRAIGHT AND
FREE FROM LARGE, LOOSE AND UNSOUND KNOT, SAPS, STATES OF THE OTHER
IMPERFECTIONS IMPAIRING ITS STRENGTH, DURABILITY AND APPEARANCES.

B. ALL EXPOSE WOODWORKS SHALL BE SMOOTHLY DRESSED.

II. FRAMES
ALL FRAMING SHALL BE CONE AS CAREFULLY FITTED MORTISE AND TENNON JOINTS. ALL DOORS,
WINDOWS, TRANSOMS OR OTHER OPENING WHERE SO INDICATED ON PLANS SHALL HAVE FRAME
AND SILLS OF THE DIMENSION OR AS HEREIN AFTER DETAILED, AND ALL FRAMES COMING IN
CONTACT WITH CONCRETE SHALL ANCHORED BY MEANS OF 5” LONG O.W. NAILS SPACED NOT LESS
THAN 10” APART ALL AROUND THE CONTACT SURFACE.

III. WORKMANSHIP

WOOD MOULDINGS, WINDOWSILLS AND HEADERS, CABINET, SASHES, DOORS, DOOR FRAMES AND
RELATED WOOD WORKINGS AND/OR CALLED FOR ON PLANS AND IN THE SPECIFICATIONS SHALL BE
FURNISHED TO THE CONTRACTOR UPON REQUEST. SCRIBING, METERING AND JOINING SHALL BE
DONE ACCURATELY AND MOSTLY TO CONFORM WITH THE DETAILED.

IV. DOORS

PANEL DOORS, WHERE SO SHOWN ON PLANS, SHALL BE RAISED ON BOTH FACES SET LOOSE AND
NEITHER NAILED NOR GLUED IN PLACED. RAILS SHALL EXTEND THROUGH THE FULL WIDTH OF THE
STILES, WITH MORTISE AND TENNON JOINTS, TWO PINS TO EACH TENNON WHERE POSSIBLE. ALL
FLUSH DOORS SHALL BE DONE ACCORDANCE WITH THE FULL-SIZE DETAILS AND OF THE LUMBER
SPECIFIED HEREIN. THE PLYWOOD EDGE PROTECTION SHALL CONSIST IN RIBBITING IT AROUND IN
THE OUTSIDE FRAME OF THE DOOR IN OR OUT PREVENT “PEELING-OFF” OF THE PLYWOOD NEARER
AT THE EDGES.

IV. PROTECTION OF WORK

THE CONTRACTOR SHALL DO SUCH AS IN NECESSARY FOR THE OWNERS AND PROTECT ALL NEW
WOOD STRUCTURES SUCH AS DOOR AND WINDOWS JAMBS, AND OTHER CARPENTRY WORKS OR
MATERIALS FROM DAMAGE OF ANY CHARACTER. ANY WOODWORK DAMAGED THOUGH NEGLECT
OF THE ABOVE CAUSES SHALL BE MADE BY THE CONTRACTOR WITHOUT ADDITIONAL COST TO THE
OWNER.

TINNERY WORKS

I. GENERAL CONDITIONS

THE CONTRACTOR SHALL BE PROVIDED ALL ITEMS, ARTICLES, MATERIALS, OPERATION LISTED,
MENTIONED OR SCHEDULED ON THE DRAWINGS AND /ON HEREIN, INCLUDING ALL LABOR.
MATERIALS EQUIPMENT AND INCIDENTAL NECESSARY AND REQUIRED FOR THEIR COMPLETION.

II. RIB TYPE SPAN ROOFING

ALL ROOF SHEETS SHALL BE PRE-PAINTED RIB-TYPE ROOFING.

III. RIDGE CAP AND ACCESSORIES

RIDGE FLASHING SHALL BE PRE-PAINTED SHEETS.

IV. LEADERS AND CONDUCTORS

LEADERS AND CONDUCTORS SHALL BE FORMED FROM THE #26 GAUGE G.I. SHEET THAT MUST BE
CONFORMED TO THE DRAWING AND WHERE SO LOCATED.

ELECTRICAL WORKS

I. SCOPE OF WORKS
THE WORK COVERED BY THE SECTION OF THE SPECIFICATION CONSISTING OF IN FURNISHING ALL
LABOR, EQUIPMENT, SUPPLIES AND MATERIALS AND IN PERFORMING ALL OPERATIONS NECESSARY
FOR THE INSTALLATION OF COMPLETE INTERIOR WIRING SYSTEM. THE INSTALLATION SHALL BE
COMPLYING WITH THE APPLICABLE RULES OF THE NATIONAL ELECTRIC CODE WHERE OTHERWISE
NOTED ON THE DRAWING.

II. WIRING

BRANCHES CIRCUIT CONDUCTORS SHALL BE SMALLER THAN NO. 14 AWG (AMERICAN WIRE GAUGE)
EXCEPT THAT THE CONDUCTORS SHALL BE CONTINUOUS FROM OUTLET OR JUNCTION BOXES.
OUTLET SHALL BE INSTALLED IN THE LOCATION AS SHOWN WITH THE DRAWINGS. THE
CONTRACTORS SHALL STUDY THE BUILDING PLANS IN RELATION TO THE SPACES SURROUNDING
EACH OUTLET IN ORDERS THAT HIS WORK MAY BE FITTED TO THE OTHER WORKS REQUIRED BY
THESE SPECIFICATIONS.

III. WALL SWITCHES AND RECEPTACLES

ALL FLUSH SWITCHES SHALL BE QUITE-MATIC STANDARD TO TOGGLE TYPE WITH BEVELED OR
STAMPED FACE PLATES OF POLISHED OF LACQUIRED BAKE LIT OF EQUAL.

IV. TESTS

AFTER THE INSTALLATION OF ALL ELECTRICAL SYSTEM AND REPORTED IN WIRING BY THE
CONTRACTOR TO BE STUDIED FOR ACCEPTANCE, TEST SHALL BE PERFORMED IN THE PRESENCE OF
THE ARCHITECT-INCHARGE FOR ASSERTION WHETHER IT IS IN ACCORDANCE WITH THE
REQUIREMENTS OF THIS SPECIFICATIONS. SHOULD IT FAILS TO DO SO, THE CONTRACTOR SHALL AT
ONCE REMEDY ALL DEFECTS AND ERRORS AND ANY ADDITIONAL TEST MAY BE REQUIRED SHALL BE
DONE AT THE EXPENSE OF THE CONTRACTOR.

V. LIGHTING FIXTURES

ALL LIGHTING FIXTURES SHALL BE DONE BORNE FOR OUT BY THE OWNER. REQUIREMENTS TO P.D.
1185, FIRE CODE OF THE PHILIPPINES.

1. ALL WOODEN COMPONENTS SPECIALLY THE ROOF FRAMING AND OTHER MATERIALS
MADE WOOD SHOULD BE TREATED WITH FIRE RETARDANT APPLICATOR.

2. INSTALLATION OF FIRE-RETARDANT APPLICATION

3. CONSTRUCTION OF FIRE EXIT

4. ELECTRICAL WIRING SHALL OF STANDARD SIZE IN ACCORDANCE WITH THE PHILIPPINES


ELECTRICAL CODE.

PLUMBING WORKS

I. SCOPE OF WORKS

THE WORK FOR PLUMBING INSTALLATION SHALL BE INCLUDE THAT THE FURNISHING OF ALL LABOR
AND MATERIALS, TOOLS, EQUIPMENTS, AND SERVICES NECESSARY FOR THE COMPLETION OF THE
PLUMBING SYSTEM, INCLUDING ALL FIXTURE AND CONNECTIONS OF DRAINAGE PIPE IS PREFERRED
TO INSURE DURABILITY. IT SHALL ALSO INCLUDE THE WATER SERVICE TO ALL FIXTURES WITHIN THE
BUILDING. THE WATER SUPPLY PIPES, READY TO SERVICE. THE WATER METER AND TAPPING TO THE
MAIN WATER SUPPLY SHALL BE AT THE COST OF THE OWNER.
II. FITTINGS, PIPES AND CONNECTORS

ALL MATERIALS SHALL BE NEW. FIXTURES SHALL BE EQUIVALENT. ALL FITTING, PIPES AND
CONNECTORS MUST BE PVC PIPE OR EQUIVALENT. ALL MATERIALS ON WASTE LINE SHALL BE
SPECIFIED ON THE SPECIFICATION OF THE WORKING DRAWING OR EQUIVALENT.

III. LOCATION AND SIZES

ALL LOCATION OF PIPES SHALL CONFIRM TO THE GIVEN DIMENSIONS IN THE PLAN. SIZE DIFFERS
ACCORDING TO THE SPECIFICATION OF PLAN.

PAINTING WORKS

I. GENERAL CONDITIONS

THE CONTRACTOR SHALL FURNISH ALL LABORS, TOOLS, AND MATERIALS NECESSARY FOR PAINTING
OF ALL EXPOSED WOOD WORKS, AND CONCRETE HOLLOW BLOCKS AND THE VARNISHING OF THE
WOODWORK TO BE SPECIFIED BY THE ARCHITECT. ALL PAINT MATERIALS SHALL BE SUBJECTED TO
INSPECTION AND APPROVAL OF THE ARCHITECT BEFORE ANY SUCH MATERIALS MAY BE USED.
BOYSEN PAINTS OR ITS EQUIVALENT SHALL USED IN THIS CONSTRUCTION WITH TWO COATS FOR
THE BOTH INTERIOR AND EXTERIOR.

II. WOODWORKS

WOOD SURFACES SHALL BE THOROUGHLY CLEANED, SMOOTHLY HAND DRESSED AND SAND
PAPERED BEFORE ANY PAINT OR FINISHES IS APPLIED. ALL SAP, KNOWNS AND DEFECTS SHALL BE
GIVEN A COAT OF SHER-LAC.

III. COLOR

ALL COLORS SHALL BE ACCORDANCE WITH THE SAMPLE TO BE APPROVED BY THE ARCHITECT OR
OWNER.
