A. PLANT OPERATION:
1. Total 3 numbers of Chillers shall be in operation, out of which 2
nos. Chillers shall be in working mode and 1 no. shall be in
standby mode.

2. Total 3 numbers of Chilled water & Condensed water primary

pumps shall be in operation respectively, out of which 2 nos. shall
be in working mode and 1 no. shall be in standby mode.

3. Similarly, 3 numbers of Cooling Towers shall be in operation, out

of which 2 nos. shall be in working mode and 1 no. shall be in
standby mode.

SEQUENCE OF OPERATION:

• First all HVAC equipments ‘Auto / Manual’ status will be

monitored on BMS.

• For accepting ‘start / stop’ command from BMS all HVAC

equipments has to be in AUTO mode.

• After receipt of command request or through time scheduled from

BMS, first 2 nos Chilled water pumps will be started one by one
out of 3 nos, remaining one will be standby.

• There will be delay of 5 sec (Changeable) to start chilled water

pumps through DDC, and ‘Run’ status of CHW Pumps shall be
monitored.

• Similarly 2 nos condenser water pump operation will be started

with delay of 5 sec (Changeable) and ‘Run’ Status shall be
monitored. 3rd no condenser pump will be in standby mode.

• After confirmation of ‘Run’ status of 2 nos condensed water

pumps, 2 nos of cooling tower will start with delay of 5 sec
(Changeable) out of 3 nos, remaining Cooling Tower shall be in
standby mode.

• After healthy ‘Run’ status received from chilled water pumps,

condensed water pumps and cooling towers then 2 nos chillers
will accept start command, ‘Run’ status of chillers will be
monitored.

• There will be delay of 10 sec to start 2 nos chillers and remaining

one chiller will be standby.

• All STANDBY equipments will start in operation automatically in

case of failure of there respective LIVE equipment by monitoring
‘Trip’ Status.

• The annunciation signal shall be generated on receipt of ‘Trip’

conditions from any HVAC equipment.

B. AHU OPERATION:
1. SERVICE BUILDING: Total 10 nos. of AHUs shall be in working
mode.

2. TG-8 EXCITATION BUILDING: Total 2 nos. of AHUs shall be in

working mode.

3. UNIT 8&9 BUILDING: Total 9 nos. of AHUs shall be in operation,

out of which 6 nos. shall be in working mode and 3 no. shall be in
standby mode.

4. TG-9 EXCITATION BUILDING: Total 2 nos. of AHUs shall be in

working mode.

5. UNIT 10 BUILDING: Total 7 nos. of AHUs shall be in operation,

out of which 4 nos. shall be in working mode and 3 no. shall be in
standby mode.

6. TG-10 EXCITATION BUILDING: Total 2 nos. of AHUs shall be

in operation, out of which 1 nos. shall be in working mode and 1
no. shall be in standby mode.

SEQUENCE OF OPERATION (TYPICAL):

i) The Auto/Manual status of all AHUs shall be monitored in the

BMS system.

ii) The ‘start’ command for all working AHUs shall be given through
BMS (5 sec. time delay) and the ‘run’ status shall be monitored in
the BMS system.

iii) The ‘air flow status’ shall be monitored of each AHU with the help
of Differential Pressure switch. If the ‘Trip’ status of any AHU
receives, then ‘start’ command shall be given to the standby AHU
and its ‘air flow status’ shall be monitored. ‘Alarm’ shall be
annunciated for tripped AHU.

iv) Room Temperature & relative Humidity shall be monitored with

help of Temperature + Rh Sensor installed in return air duct path.

v) Using PID Controller, Room temp shall be controlled &

maintained at required ‘set’ temperature by modulating 3 way
mixing valve. The design ‘set’ temperature shall be 22 ±1 Deg.
Celsius (Note: SP liable to change).

vi) The relative humidity (%Rh) shall be controlled by giving ‘start’

command in three stages to the Heater, if room relative humidity
(%Rh) goes ‘up’ than the ‘set’ humidity i.e. 50 ±5 %Rh (Note: SP
liable to change).

vii) The relative humidity (%Rh) shall be maintained by giving ‘start’

command to Humidifier, if it goes ‘down’ than the ‘set’ humidity,
i.e. 50 ±5 %Rh (Note: SP liable to change).

viii) All AHUs shall turn off sequentially after receipt of healthy
status from Fire Alarm Control Panel and ‘Alarm’ shall be
annunciated.

ix) All Fire Dampers shall be closed and its ‘close’ status shall be
monitored in the BMS system.

C. PACKAGE UNIT Operation:

1. ESP 10 BUILDING: Total 3 nos. of PACs shall be in operation, out of

which 2 nos. shall be in working mode and 1 no. shall be in standby
mode.

2. ESP 9 BUILDING: Total 3 nos. of PACs shall be in operation, out of

which 2 nos. shall be in working mode and 1 no. shall be in standby
mode.

3. ESP 8 BUILDING: Total 3 nos. of PACs shall be in operation, out of

which 2 nos. shall be in working mode and 1 no. shall be in standby
mode.

SEQUENCE OF OPERATION (TYPICAL):

i) The Auto/Manual status of all PACs shall be monitored in the BMS

system.

ii) The ‘start’ command for all working PACs shall be given through
BMS (5 sec. time delay) and the ‘run’ status shall be monitored in the
BMS system.

iii) The ‘air flow status’ shall be monitored of each PAC with the help of
Differential Pressure switch. If the ‘Trip’ status of any PAC receives,
then ‘start’ command shall be given to the standby PAC and its ‘air
flow status’ shall be monitored. ‘Alarm’ shall be annunciated for
tripped PAC.

iv) Room Temperature & relative Humidity shall be monitored with help
of Temperature + Rh Sensor installed.

D. FRESH AIR FAN OPERATION:

1. SERVICE BUILDING: Total 5 nos. of FA Fans shall be in

working mode.

2. TG-8 EXCITATION BUILDING: Total 1 nos. of FA Fan shall be

in working mode.

3. UNIT 8&9 BUILDING: Total 3 nos. of FA Fans shall be in

working mode.

4. TG-9 EXCITATION BUILDING: Total 1 no. of FA Fan shall be in

working mode.

5. UNIT 10 BUILDING: Total 3 nos. of FA Fans shall be in working

mode.

6. TG-10 EXCITATION BUILDING: Total 1 no. of FA Fans shall be

in working mode.

SEQUENCE OF OPERATION (TYPICAL):

i) The Auto/Manual status of Fresh Air Fan shall be monitored in the

BMS system.

ii) The ‘start’ command for Fresh Air Fan shall be given through BMS
system (5 sec. time delay) and the ‘run’ status shall be monitored
in the BMS system.

iii) If the ‘Trip’ status of any fan receives, the ‘Alarm shall be
annunciated.

E. STRIP HEATER OPERATION (TYPICAL):

• The Strip Heaters shall ‘Start / Stop’ from BMS after receipt of
command request from BMS.

• If humidity increases above designed value i.e. 50 ±5 %Rh, then

heater will get the command to switch ON through BMS.

• If humidity decreases below designed value i.e. 50 ±5 %Rh, then

heater will get the command to switch OFF through BMS.

F. PAN HUMIDIFIER OPERATION (TYPICAL):

• The Pan humidifiers shall ‘Start / Stop’ from BMS after receipt of
command request from BMS.

• If humidity decreases below designed value i.e. 50 ±5 %Rh, then

humidifier will get the command to switch ON through BMS to
maintain the designed value.

• If humidity increases above designed value i.e. 50 ±5 %Rh, then

humidifier will get the command to switch OFF through BMS.

G. FIRE DAMPER OPERATION (TYPICAL):

• The Fire dampers shall ‘Start / Stop’ from BMS after receipt of
command request from BMS.

• Fire Dampers open / close status shall be monitored on BMS.

• In case of normal operation when AHU blower starts, Fire damper

shall open and it allows supply of air through supply duct.

• In case of Fire condition, Fire damper shall receive OFF command

to close, so that AHU blower stops and flow of air through duct
stops and it prevents FIRE to spread.

BMS Scheme:-

1. The provided BMS system shall be DDC operation type centrally monitor
and control system, with the help of ‘Operator Unit – Hand Held Display
Terminal’.

2. In additional, the data of complete BMS system shall be provided on

BACnet protocol over TCP/IP network for further integration with DCS
system.

3. The provided Input-Output Summary shall be the basis for control

functioning of HVAC System.

4. Following HVAC equipments shall be in operational through BMS system-
