RENTAL AGREEMENT

THIS DEED OF RENTAL AGREEMENT IS executed at Tamilnadu, on this 11th


day of December’2023

BETWEEN

Mrs. P. MANJULA , aged 40 years, w/o. Mr. R.Palani, residing at No: 3/6, 7 th Street,
Dharmaraja Nagar, Porur, Chennai – 6001168, ( hereinafter called the LANDLORD) which
terms wherever it occurs hereinafter shall mean and include his heirs, legal representatives,
executors, administrators and assign of ONE PART.

AND

M/s. SMP TRAVELS., a proprietorship company, represented by its Proprietor Mr.


R.PALANI, aged 44 years S/o. Mr. Ramamoorthy, (hereinafter called the TENANT) residing
at No-3/6, 7th Street, Dharmaraja Nagar, Porur, Chennai – 600116, which terms wherever it
occurs hereinafter shall mean and include his heirs, legal representatives, executors,
administrators and assign of OTHER PART.

Whereas the Tenant has requested to the Owner, conducting the to let out the premises
No: 8, North West Side, Sri Vaishnavi Avenue, Kovoor, Chennai - 600128, in consideration of
the rent hereinafter reserved and the conditions herein after stated.

NOW THIS DEED OF RENTAL AGREEMENT WITNESSETH AS FOLLOWS:

1. The tenant shall pay the rent of Rs.2,000/- (Rupees Two thousand only) on or before 5 th
day of every month.
2. The tenant has deposited with the owner Rs.10,000/- (Rupees Ten thousand only) as
advance and security deposit which the owner hereby acknowledges. The said sum shall carry
no interest but refundable to the tenant on the termination of the tenancy. If any damages made
deduction will be made accordingly.
3. The tenancy shall be in force for a period of eleven months (11) from the date of
(11.12.2023 to 12.11.2024), and the month of tenancy being the English calendar month.

4. The owner shall have the right to terminate the tenancy if the tenant fails to pay the
rent regularly for consecutive period of two months or more, commits breach of any of the
terms herein.

5. The tenant shall use the premises only COMMERCIAL PURPOSE ( M/s. SMP
TRAVELS ) and shall not use for any offensive or objective purpose, and shall not use the
premises for any purposes other than for it was let out, nor shall sublet or sub-lease the portion
let out to him to any third party.

6. Owner may enter the premises at reasonable times for the purpose of inspection and to
show the premises to buyers and prospective tenants. In all instances expect those of
emergency or abandonment, the owner shall give the tenant reasonable notice (One day) prior
to such entry.

7. The owner shall allow the tenant to a peaceful possession of enjoyment of the premises
during the continuance of tenancy provided the tenant acts up to the terms of this agreement.

8. Tenant agrees not to use the premises in such a manner so as to disturb the peace and
quiet of the neighbours.

9. The tenant shall not cause any damages to the fixed fixtures on the above said property,
and damage caused shall be repaired at the cost of the tenant.

10. The tenant shall pay the electricity separately. The owner has paid the deposit amount to
the electricity board, still then the electricity board may demand for additional deposit
according to the usage of electricity which should be borne by the tenant. Owner shall pay the
property Tax.

11. It is hereby agreed that 3 (three month) time notice on either side is required for
termination of tenancy.

12. The tenancy shall be renewed for further period mutually agreed between parties on the
terms and conditions (11 Months after).

In witness whereof the parties have set their respective hands on to this agreement of the day,
the month and year first above written.

SCHEDULE OF PROPERTY

The demised premises situated at No: 8, North West Side, Sri Vaishnavi Avenue, Kovoor,
Chennai - 600128. In witness whereof the parties have set their respective hands on to this
agreement of the day, the month and year first above written.
