GST Agreement
This Factory Shed Rental Agreement has been made and executed on 23rd Jan 2023 at
Bangalore by and between: SRI THIMMADASAIAH. S/o SRI. NARAYANAPPA aged
about 49 years, residing at # 42, 8th Cross, Mahadeshwara Nagara Main Road, Maruthi
Nagara, Herohalli, Vishwaneedam Post, Bangalore-560091. Hereinafter called the owners
which term shall mean and includes his legal heirs etc on the one part. And

The term OWNERS AND TENANT shall mean and include respective legal heirs,
representative, administrators, successors and assigns witness as follows.
WHEREAS SRI. THIMMADASAIAH they are sole and absolute owners of the rental
premises at # 85/1C, 2nd Cross, Near Nadakerappa Industrial Area, Veerabhadreshwara
Nagara, Herohalli, Viswaneedam Post, Bangalore-560091 And the TENANT approached
the Owners to let the said premises on rental basis same under the following terms and
conditions:-
1. The Owners has fixed rent of Rs.16,500/- (Rupees Eighteen Thousand Only) Per
month towards schedule premises. Which will be payable by the tenant on or before
10th day of every succeeding month.
2. On December 29th 2019, the TENANT has paid a sum of Rs.1,50,000/- (Rupees One
Lakh Fifty Thgousands Only) by way of Cash as advance amount of the owners,
which will not carry any interest and shall be refundable at the time of vacating the
premises. The owners here by acknowledges the receipt of the said advance amount
from the tenant.
3. The term of this factory Shed rental agreement is for a period of 11months
commencing from 29th December 2022, Which will be renewed for further period by
mutual understanding.
5. The TENANT has agreed to bear the electricity charges as per the consumption and
obtain bill paid receipts from time to time. The Premises shall be used for firm name
“M/s SRINIDHI PRECISION INDUSTRIES” Purpose only.
6. The TENANT should keep the rental premises in tidy and good condition and shall
not cause any damages, if any damages the cost of repair charges shall be deducted
from the advance amount along with the arrears if any.
7. The TENANT have no right to sublet or sublease the premises to others without
written permission from the owners.

8. The owners shall pay all the rates/taxes/levies from time to time to the
CMC/Corporation authorities pertaining to the schedule premises.
9. The owners have the right to inspect the rental premises at any reasonable hours with
prior intimation to the tenant.
10. The TENANT shall pay the monthly rent regularly and punctually to the owners
without any defaults.
11. If the tenant wants to vacate before eleven months the owners will deduct eleven
months rental amount.
12. The owners or tenant either parties should give each other two months prior notices
for vacating the premises.
13. The TENANT has agreed to get it done the painting works at his own cost or to bear
the expenditure of the same at the time of vacating the premises by prescribed
company as owners used.
SCHEDULE
All that part and parcel of the rental premises bearing at # 85/1C, 2nd Cross, Near
Nadakerappa Industrial Area, Veerabhadreshwara Nagara, Herohalli,
Viswaneedam Post, Bangalore-560091. Consisting of: Measuring 50*18 Sqft, North
Facing Rolling Shutter, RCC Roofing in Ground Floor along with 20HP Electricity
Facilities.
In Witness where of the owners and the tenant has agreed to the above terms and
conditions and affixed their respective signature to this deed at Bangalore on the day
month year above mentioned first.
